Heritage at Asante is one of the newer 55+ communities in the West Valley. Lennar broke ground in 2020, opened the first models in 2023, and continues actively building today, with 1,500 single-family and attached homes planned at full buildout. The community is gated and sits in the northwest corner of Surprise, Arizona, about 40 miles northwest of downtown Phoenix, with quick access to Loop 303.
What makes Heritage stand out from the older Surprise 55+ communities is the construction year. Most homes here were built between 2020 and the present, which means open floor plans, energy-efficient builds, smart home pre-wiring, tankless water heaters, and modern finishes are standard rather than the result of a remodel. Heritage sits at the northern edge of Surprise, with quick access to Loop 303, White Tank Mountain views to the west, and Sun City Grand and Sun City West just a short drive south.
One of the practical things to know about Heritage at Asante is that you're in north Surprise, not central Surprise. That means quieter surroundings, newer infrastructure, and easy Loop 303 access for getting south to the rest of the Valley. It also means most daily shopping is a 10 to 15 minute drive south to Bell Road and Prasada, where you have full grocery, dining, and big-box options.
Spring training is a real perk if you're a baseball fan. Surprise Stadium is the spring training home of the Texas Rangers and Kansas City Royals and has been voted the top Cactus League stadium in Arizona. It's about 15 minutes from Heritage.
For outdoor recreation, you're close to White Tank Mountain Regional Park, a Maricopa County park with about 30 miles of multi-use trails ranging from easy 0.2-mile walks to strenuous 7-mile climbs. The Asante Library, a 10,000 sq ft facility opened by the City of Surprise and Maricopa County Library District, is also right inside the master plan with views of Asante Community Park and the White Tank Mountains.
For healthcare, you've got several quality options within a reasonable drive. HonorHealth Medical Group - Surprise is right at Prasada off Loop 303, just a few minutes from Heritage, with primary and specialty care. Banner Boswell Medical Center in Sun City is the major hospital in the area and was named a 2025-2026 U.S. News Best Regional Hospital, with national recognition for its Heart Center and a focus on the diseases of older adults. Banner Health Center in Estrella also serves the area. Proximity to specialists matters more as time goes on, and that's something I always check with older buyers.

What's the minimum age to live in Heritage at Asante?
Heritage at Asante is a 55+ community. Under federal law, at least one resident in 80% of occupied homes must be 55 or older, with the remaining 20% governed by the community's own rules. The community's CC&Rs set the specifics, so I always recommend reviewing those during escrow. Under-55 buyers should always confirm eligibility before writing an offer, since rules can vary slightly community to community.
Who builds homes at Heritage at Asante?
Lennar is the exclusive builder. The community is divided into four active collections: Inspiration (single-family), Tradition II (attached duplex homes), Encore II (RV garages with the largest plans), and Freedom II (RV garages, mid-size). Resale homes can come from any earlier phase of the same collections.
What are the HOA fees at Heritage at Asante?
HOA fees vary by collection and home type. The community fee is around $205 per month for most homes (Lennar's published rate, with resale listings ranging roughly $178 to $254 depending on single-family versus attached). Because Heritage sits inside the Asante master-planned community, a master association fee of about $49 a month is added on top, so the real combined cost is roughly $254. On a resale there are also about $1,974 in one-time fees at closing (working capital, reserve contributions, startup, and disclosure), plus a prepaid assessment, and some homes carry a small special tax on the property tax bill. What is Lennar's NextGen home and is it available here?
Yes, NextGen is available on select plans. It's Lennar's "home within a home" design, where the main residence has an attached private suite with its own entrance, bedroom, bathroom, kitchenette, and living area. It's useful for hosting long-term guests, accommodating a future caregiver, or for a fully separate space for an adult child or in-law. Worth knowing: the NextGen suite still has to be occupied within the 55+ rules, so it can't house a family with young children long-term.
How is Heritage different from Sun City Grand or PebbleCreek?
Heritage is much newer and much smaller. Sun City Grand was built between 1996 and 2005 and has 9,800 homes; PebbleCreek started in 1993 and has around 6,200 homes; Heritage opened in 2020 and is planned for 1,500. That means Heritage has newer construction, smaller community feel, and only one builder, but fewer golf courses (just the putting course rather than full 18-hole), one clubhouse instead of multiple, and fewer chartered clubs. After doing this for more than 20 years, I can tell you the question isn't which one is better, but which one fits the way you want to live.
Is the Heritage Links putting course really replicas of famous holes?
Yes, that's not marketing fluff. The nine-hole lighted putting course was designed with replica greens from Pebble Beach (holes 7 and 18), TPC Sawgrass (holes 16, 17, 18), and Augusta National. It's a putting course rather than a full 18-hole course, so it's more about practice and casual play than a real round of golf, but it's a genuinely fun amenity that I haven't seen replicated in other West Valley 55+ communities.
What does a typical Heritage at Asante home cost?
New Lennar construction currently starts in the mid $300,000s for the Tradition II attached homes, with single-family Inspiration plans starting in the high $300,000s, Freedom II homes in the low $400,000s, and Encore II homes with full RV garages running into the low $500,000s. Resale homes typically range from the high $300,000s to the mid $600,000s depending on collection, lot, and upgrades. Are there any property tax breaks for 55+ buyers in Arizona?
Yes, and it's worth knowing about before you close. Arizona has a Senior Property Valuation Protection Option, often called the "Senior Freeze", which freezes the assessed value of your primary residence for renewable three-year periods. To qualify, at least one owner must be 65 or older, you have to have lived in the home for at least two years, and there are income limits (recently $47,712 for single owners or $59,640 for two or more owners, three-year average). The application goes through the Maricopa County Assessor with a Sept 1 deadline. This doesn't freeze your tax bill, but it freezes the valuation, which over time can save real money in a community like Heritage where new homes are still being added and values are still settling.
