Aloravita is the largest active master-planned community in north Peoria and one of the most popular new-construction destinations in the entire West Valley. The challenge for most buyers is figuring out which builder and which collection actually fits.
Aloravita sits in north Peoria, AZ off Happy Valley Road just east of 83rd Avenue, in the 85383 ZIP. The community covers more than 1,200 acres and is zoned for nearly 4,000 single-family homes when fully built out. What makes the location stand out is the geography: Aloravita is bounded on two sides by mountain preserves, with the West Wing Mountain Preserve and Sunrise Mountain Preserve framing the views and giving residents direct access to desert hiking and biking right outside their front door.
Aloravita is a multi-builder community, and that is the single most important thing for buyers to understand. Six or more national builders are active inside the community, each with their own collections, price points, lot sizes, and architectural styles. Taylor Morrison, Shea Homes, Lennar, Pulte, Ashton Woods, and D.R. Horton all have communities going at the same time. Quick orientation note. A regional walking and biking trail runs through Aloravita along the New River wash, and the community is also planned to include a large central City of Peoria public park. Builder collections within the community include Aloravita South Discovery and South Summit (Taylor Morrison), Emblem and Ascent (Shea Homes), Signature and Destiny (Lennar), Skyline and Estate (Pulte), The Retreat and Studio at Retreat (Ashton Woods), and a D.R. Two distinct collections. Discovery leans toward larger two-story plans with up to 5 bedrooms and 4.5 baths. Summit features larger single-story plans on bigger lots, including the popular Catalina and Palisade plans. Both sit on the south side of the community.
Emblem offers single and two-story homes in the 2,300 to 3,500 square foot range against the Golden Mountain Preserves backdrop. Ascent is a separate Shea neighborhood with its own floor plans. Shea's "SheaConnect" smart home tech is included.

Two distinct experiences. The Retreat features pre-curated AW Collections with nine designer palettes. The Studio at Retreat is fully personalized at the Ashton Woods Design Studio. Plans range from roughly 1,580 to 4,000+ square feet across single and two-story designs.
D.R. Horton's Aloravita enclave offers single and two-story plans with 3 to 5 bedrooms, 2 to 3.5 baths, and 2 to 4-car garages. Standard features include 9-foot flat ceilings, gourmet gas kitchens, smart home tech, and professionally landscaped front yards.
One thing I tell every Aloravita buyer: tour at least three builders, even if you think you know which one you want. Floor plans, lot premiums, included finishes, and builder warranty terms vary so much across these collections that the same monthly payment can buy noticeably different homes. That is where having someone on your side really helps.
