Victory at Verrado is the 55+ section of Verrado, a master-planned community in Buckeye, Arizona. Verrado is one of the largest new urbanist developments in the Phoenix metro and was designed around walkable streets, front porches, a real Main Street with shops and restaurants, and over 26 miles of trails connecting it all together.
Victory sits in the northern part of Verrado, tucked into the White Tank foothills at roughly 1,900 feet of elevation. That extra elevation matters. It gives Victory long views over the Valley toward downtown Phoenix, slightly cooler evenings than the desert floor below, and a sense of separation from the rest of Verrado without losing access to it.
Construction started in 2007 and the community has grown in phases ever since. Unlike most active adult communities, Victory was not built by a single developer. DMB Associates brought in multiple builders, each with their own neighborhoods and floor plans. The four original builders inside Victory were Standard Pacific, Maracay Homes, Lennar (Inspiration Series), and TW Lewis (now part of David Weekley Homes). Today, those plans largely trade as resale, while newer phases bring fresh new construction options to the community.
Plans call for around 3,000 to 3,500 homes at full build-out. New construction is still active in newer phases including The Ridge at Victory and The Heights at Victory by Encore by David Weekley, plus K. Hovnanian's Four Seasons at Victory at Verrado. Resale prices vary widely depending on builder, size, view, and finish level. This is one of the first things I walk buyers through. Victory and Verrado share the same address but they are not the same product. Understanding the difference helps you know what you are actually buying.
Victory is the age-restricted neighborhood at the north end of Verrado. At least one resident in each home must be 55 or older. Homes are single-level, built across multiple gated and non-gated phases, and residents have private access to the Victory Club.
Buyers who want the active adult lifestyle, a dedicated 55+ clubhouse, and neighbors at a similar life stage choose Victory. The trade-off is a smaller footprint and fewer homes than Verrado overall.
Verrado itself is a multigenerational, all-ages master plan with around 14,000 dwelling units planned at full build-out. It includes the Main Street District with shops and restaurants, parks, schools, and dozens of neighborhoods at different price points.
Verrado homes are not age-restricted. Some 55+ buyers actually prefer Verrado proper because it has a wider home selection, bigger lots in some sections, and a more mixed-age feel. Both are valid choices.
Worth knowing. Victory residents have access to amenities inside Verrado as well, including the Main Street District and the trails system. Verrado residents do not have access to the Victory Club. So Victory residents get the bigger amenity package, but at a higher HOA cost.
Victory was built by multiple builders, so the floor plan options here are wider than most single-builder 55+ communities. The four original builders inside Victory are listed below with their plans. What is the minimum age to live in Victory at Verrado?
Victory at Verrado is a 55+ active adult community. At least one resident in each home must be 55 or older. The community follows standard HUD 55+ housing rules, which limit younger occupants. The larger Verrado community surrounding Victory is all-ages, so it is important to confirm you are buying within the Victory district itself if age restriction matters to you.
How is Victory different from Sun City Festival or PebbleCreek?
Three different products. Victory is smaller, has multiple builders, and sits at higher elevation with mountain and valley views. Sun City Festival is a Del Webb single-builder community further north in Buckeye. PebbleCreek is a Robson community in Goodyear with 54 holes of golf and a deeper amenity package. Each has a different feel, and the right one depends on what you want from daily life. That is the conversation I have with every buyer before we start touring.
What are the HOA fees at Victory at Verrado?
HOA dues at Victory include both a master Verrado HOA component and a Victory-specific component, which is why the total runs higher than many other 55+ communities in the area. For a standard single-family home, that is about $146 a month for the Verrado master association plus $112 for the Victory district, roughly $258 a month combined. Some builder service areas add a further assessment. There are also one-time fees at closing, the largest being a community enhancement fee based on the sale price. Is the golf course included with HOA dues?
No. Verrado Golf Club operates as a daily-fee public course, and memberships are separate from HOA dues. You can pay per round, buy a play card, or take out a full membership depending on how often you play. There are 36 holes total across the Founders and Victory courses, both designed by Tom Lehman. This setup actually works in your favor if you do not golf much, since you are not paying for golf you would not use.
Can I still buy new construction in Victory?
Yes. Encore by David Weekley Homes is actively selling new homes in The Ridge at Victory and The Heights at Victory, and K. Hovnanian's Four Seasons is also selling new cottage and villa-style homes. New construction can be a good option, but builder contracts work differently than resale contracts. The timeline, the upgrade process, and the negotiation points are different. Are there move-in ready homes in Victory at Verrado?
Yes. Alongside resale homes, the active builders in Victory carry a rotating selection of move-in ready and quick move-in homes, meaning new construction that is already finished or nearly so. These tend to sell quickly and the list changes week to week, so the best approach is to have me send you the current move-in ready inventory rather than work from a static list. Move-in ready is a good fit if you want a new home without the six to twelve month build timeline.
Will Luke Air Force Base flyovers be loud at Victory?
Victory is north of Luke Air Force Base, and depending on flight patterns you may hear F-35s and other military aircraft during the day. Most residents call it the sound of freedom and many enjoy watching the flyovers. Sound sensitivity varies, though, so I always tell buyers to spend time at a property at different times of day before committing. If you are particular about quiet, this is something to factor in honestly. Most residents stop noticing it within a few weeks.
How far is Victory at Verrado from downtown Phoenix and the airport?
Victory is roughly 30 to 35 miles west of downtown Phoenix, with most trips taking 35 to 50 minutes depending on time of day. Phoenix Sky Harbor International Airport runs about 32 miles away. The Verrado Way exit off Interstate 10 is the main access point, and the new Verrado Marketplace at that exit is bringing significant retail closer to home. Buckeye is the second-largest city in Arizona by area and is one of the fastest-growing cities in the country, so traffic patterns and commute times are evolving.
What does a typical Victory home cost?
Pricing covers a wide range. Smaller resale villa-style homes can sit at the lower end of the Victory market, while new construction Encore homes from David Weekley currently start in the $900,000s and can run well over $1.3 million depending on series, lot, and upgrades.
