What This Data Tells You About Victory at Verrado
Victory is the age qualified district at the north end of Verrado, sitting in the White Tank foothills at roughly 1,900 feet. It has been building in phases since 2007, and unlike almost every other active adult community in the West Valley it was never a single builder's project. DMB brought in several builders, each with their own neighborhoods and plans, and newer phases have added more since. That is the fact that shapes every table above.
The builder matters more than the square footage here
In a Del Webb or Robson community, two homes of the same size were built by the same company to the same standard, so cost per square foot compares them cleanly. Victory does not work that way. The original builders each brought their own plan libraries, ceiling heights, standard finishes, and lot layouts.
The most compact original plans, generally in the mid 1,500s to high 1,800s in square footage.
Larger original plans, generally in the 2,200 to 2,600 range, often with a den or guest space.
Mid size plans with first floor primary suites, roughly 1,900 to 2,300 square feet.
The original TW Lewis homes trade as resale, while newer Encore phases are still being built.
Two rows in the tables above at the same square footage and a meaningfully different price usually differ by builder before they differ by anything else. The MLS does not give you a builder column, so identify the plan first. The active table blends two different markets
New construction is still going in newer phases, and it is priced as a different product from the older resale stock. When both appear in the same table, the spread looks alarming until you separate them. A newer home from a current phase and a resale from an original builder are not competing for the same buyer, and averaging them together produces a number that describes neither.
Before you draw any conclusion from an average line, check the year built on the rows feeding it. If you are weighing new against resale, price them as two separate decisions and compare each against its own set of comparables.
Homes a few streets away in Verrado are not comparable
This is the mistake I see most often with Victory. Victory sits inside Verrado, so a home three minutes away shares the city, the zip code, and often the same general look, but it is not age restricted, it may be two stories, it carries a different HOA structure, and it sells into a completely different buyer pool. Any tool that pulls recent sales by radius or by zip will hand you Verrado comps and call them Victory comps.
The tables above are filtered to Victory. That is exactly why they are worth more than a general Buckeye search, and it is why a valuation you got from an automated tool may be some distance off in either direction.
Two HOAs, and a closing fee that scales with the sale price
Victory owners pay into the Verrado master association and into the Victory district on top of it, which is why the monthly number runs higher here than at most West Valley active adult communities. Some builder service areas add a further assessment. There is also a one time community enhancement fee at closing calculated from the sale price, which means it is not a flat number you can look up once, and a district tax to verify on any specific address.
None of that appears in the tables above. Two homes showing the same sold price can represent different money once the fee stack is settled. One thing that cuts the other way: golf here is daily fee and public rather than bundled into dues, so if you do not play much you are not paying for a course you do not use.
Selling in Victory at Verrado
- Price against your own builder and plan. One recent sale of the same plan is worth more than five sales of similar square footage from a different builder.
- Know what the current phases are offering. If a buyer is choosing between your home and a new build, the builder's incentives are your real competition, and they change month to month.
- Do not let an automated valuation set your expectations. Most of them pull Verrado sales into a Victory estimate, which can push the number in either direction.
- Lead with the view if you have one. Elevation and long Valley views are the thing buyers come to this end of Verrado for, and they do not show up in any column of these tables.
Buying in Victory at Verrado
- Use the sold table, not the active table. Asking prices tell you what sellers hope for. Sold prices tell you what buyers agreed to.
- Work out which builder built the home before you compare it to anything else in the tables above. It explains more of the price gap than size does.
- Decide between Victory and Verrado proper first. Some buyers over 55 genuinely prefer the all ages side for the wider selection and larger lots. Both are reasonable, and the choice changes your entire comparable set.
