A practical buyer's guide to San Tan Valley, Arizona's newest town. Bigger lots, newer construction, and a real growth runway in the East Valley's value pocket.
San Tan Valley is Arizona's newest town. After decades as one of the largest unincorporated communities in the state, residents voted yes on Proposition 495 in August 2025, and the new town was formally appointed by Pinal County a month later. As of right now, San Tan Valley is finding its footing as a real municipality.
What that means for buyers: this is the East Valley's value pocket. Roughly 110,000 people live here, prices are noticeably below Gilbert and Chandler, and lot sizes are usually larger. The town is bordered by Queen Creek to the north and west, Florence to the south, San Tan Mountain Regional Park along the western edge, and the Gila River Indian Community to the southwest. Most addresses use ZIP code 85140 or 85143. Schools are mostly part of the Florence Unified School District, voted Best Public School District in the East Valley for 2024.
The reason San Tan Valley exists at all is a story worth knowing. Before 2009, the area didn't have an official name. Residents used Queen Creek mailing addresses, even though Queen Creek is in a different county. A community vote in 2009 picked the San Tan Valley name (after the San Tan Mountains). Three different incorporation efforts failed before the 2025 vote finally passed. Mayor Daren Schnepf and the seven-member town council are now working through a roughly nine-month transition before the town becomes operationally independent on July 1, 2026.

Quick orientation note. San Tan Valley sits about 45 minutes east of downtown Phoenix in Pinal County (not Maricopa). The community is named for the San Tan Mountains, which form the northwest backdrop. The town's first town manager, Brent Billingsley, started December 15, 2025, and is leading the transition to fully independent operations. Until July 2026, Pinal County continues to provide most municipal services.
Five communities that come up most often in buyer conversations. Each one has its own character, price point, and the type of buyer it tends to attract.
Johnson Ranch is the original San Tan Valley master plan and still the largest, with about 6,071 homes spread across more than three square miles. The community was started in the mid-1990s and has been built out by multiple production builders including Centex, DR Horton, Pulte, Richmond American, and others. Homes range from roughly 950 to 4,400 square feet, so there is a wide spread of price points and floor plans.
Buyers come to Johnson Ranch for the amenity stack: a public 18-hole golf course (The Golf Club at Johnson Ranch), three community pools, a nine-hole pitch-and-putt course, a catch-and-release fishing lake, more than 300 acres of recreation and green space, plus tennis, pickleball, basketball, and disc golf. Walker Butte K-8 is inside the community. There is also a 55+ enclave called Solera at Johnson Ranch by Del Webb tucked into the master plan. If you want amenity-rich master-plan living at a value price compared to Gilbert or Queen Creek, Johnson Ranch is usually where I start.
Encanterra is the East Valley's flagship resort-lifestyle community, built by Shea Homes Trilogy with both all-ages and 55+ Trilogy neighborhoods inside the same gates. About 2,400 homes total. The community is anchored by La Casa, a 60,000-square-foot Mediterranean-style clubhouse, plus the smaller Algarve clubhouse, three pools, a Tom Lehman-designed 18-hole golf course, four restaurants, eight pickleball courts, a full spa, and an events amphitheater.
Buyers come to Encanterra for the combination of country club amenities, single-story floor plans across multiple home collections (Francia, Italia, Espana, plus the all-ages collections), and the gated security. Banner Ironwood Medical Center sits directly across the road, which matters for many active adult buyers. One important note: the Encanterra address is technically Queen Creek, AZ 85140, but the community sits right at the San Tan Valley border and is commonly cross-listed under both names.
Bella Vista Farms is a newer San Tan Valley master plan with single-family homes from multiple production builders. The community features parks, walking paths, and the kind of newer-construction features you would expect at this price point (energy-efficient design, granite kitchens, multi-car garages on most plans). Most homes were built in the mid-2010s to current.
Buyers come to Bella Vista Farms for newer construction at a more accessible price than Encanterra or larger-lot communities, and for the relatively quick freeway access (Hunt Highway connects to the broader East Valley). Pecan Creek South is one of the named master-planned communities that the town of San Tan Valley specifically called out in its incorporation documents as part of the area's identity. The community was built primarily in the 2000s by multiple production builders, with single-family homes ranging from mid-sized starter floor plans to larger two-story family homes.
Buyers come to Pecan Creek South for value-priced resale inventory, established mature landscaping (rare in newer San Tan Valley communities), and a more settled neighborhood feel than the active-construction communities. If you are looking for a lived-in community with shade trees and a track record rather than brand-new build, Pecan Creek South is a strong option.
San Tan Heights is one of San Tan Valley's older master plans, sitting in the foothills of the San Tan Mountains on the western edge of the town. The community includes parks, a community center, walking trails, and San Tan Heights Elementary School inside the master plan. Most homes are single-family production builds from the mid-2000s, with floor plans ranging widely.
Buyers come to San Tan Heights for the mountain backdrop, the on-site elementary school, and the combination of established neighborhood and easier access to San Tan Mountain Regional Park trailheads. Resale inventory is generally more affordable than the newer master plans on the eastern side of San Tan Valley. If you want San Tan Mountain proximity at value pricing, this is the community to look at first.

San Tan Valley has real strengths, but it is not the right answer for every buyer. I would rather have you walk in with eyes open.
Genuine value compared to Gilbert and Queen Creek. Comparable square footage and lot size in San Tan Valley typically costs noticeably less than in Gilbert, Chandler, or even Queen Creek. For buyers willing to trade some commute time for real space, the math works.
Larger lots and newer construction. Most San Tan Valley housing was built since 2000, with active new construction continuing across multiple communities. Inventory of newer floor plans, energy-efficient builds, and modern features is deep here.
Resort-quality 55+ option. Encanterra by Trilogy is one of the East Valley's premier active adult resort communities, with country club amenities and a Tom Lehman golf course. For active adult buyers, San Tan Valley delivers a country club lifestyle without country club pricing.
Real growth runway. San Tan Valley is the largest community in Pinal County and is now positioned to develop its own Urban Core (a 45,000-acre special area plan), which over the next 20 to 40 years will bring more retail, restaurants, and employment closer to home. Long-term, that tends to support property values.
The town is brand new. San Tan Valley does not become fully operationally independent until July 1, 2026. Until then, Pinal County still provides most services. Long-term this is a positive (residents now have a town council that answers to them), but the short-term transition will involve building out town services, possibly adopting new sales taxes, and the kind of growing pains any new municipality faces.
Long commutes to central Phoenix. Downtown Phoenix is typically 45 to 60 minutes off-peak, and Sky Harbor International is roughly 50 to 65 minutes off-peak. The closest freeway is about 20 minutes from the heart of San Tan Valley. If you work downtown five mornings a week, this matters. If you work in Mesa, Gilbert, Chandler, or you are retired, the distance is much less of a factor.
Pinal County, not Maricopa. San Tan Valley is in Pinal County, which has different property tax structures, a different sheriff (Pinal County Sheriff's Office), and different county services than Maricopa County. None of this is worse, just different. Worth knowing if you are coming from Maricopa County and assuming everything works the same way.
Limited public transit. No scheduled bus service. Phoenix-Mesa Gateway Airport is much closer than Sky Harbor and serves Allegiant, Frontier, and other budget carriers, which helps. But if you need transit access, San Tan Valley will not work for you.
One thing I tell every San Tan Valley buyer: drive your specific commute at the time you would actually drive it before you commit. The community's pricing is wonderful and the lot sizes are real, but the East Valley distance matters. If you can work from home, work in the East Valley, or you are retired, that distance becomes a nonissue. If you have to be in central Phoenix five mornings a week, you will feel it. Honest test drives prevent the most common San Tan Valley buyer regret.
What life looks like for most San Tan Valley residents, beyond the home itself.
San Tan Mountain Regional Park forms the western backdrop of the town with about 10,200 acres of hiking, biking, and equestrian trails. Goldmine and Stagecoach Pass are popular hikes. The community of San Tan Heights sits closest to the trailheads. The park is managed by Maricopa County (yes, even though San Tan Valley is in Pinal) and entry is a small per-vehicle fee.
Most of San Tan Valley falls under Florence Unified School District (PreK-12), which was voted Best Public School District in the East Valley in 2024. Major schools include Poston Butte High School, San Tan Foothills High School, San Tan Mountain Middle School, and elementary schools at Walker Butte, Circle Cross Ranch, Copper Basin, Magma Ranch, San Tan Heights, and Skyline Ranch. American Leadership Academy is a popular charter option. Always verify exact school assignments by address.
Banner Ironwood Medical Center sits across the road from Encanterra and serves as the primary hospital for southern San Tan Valley and the surrounding area. The campus offers 24-hour emergency care, surgery, imaging, and a full range of outpatient services. Closer in-town clinics include Banner Health Center San Tan Valley and several Pinal Medical Group locations.
Phoenix-Mesa Gateway Airport sits about 20 minutes north of San Tan Valley and is often a more practical choice than Sky Harbor for residents flying. Gateway hosts Allegiant Air as its main carrier with seasonal flights to dozens of US cities, plus other budget operators. For Canadian winter visitors and budget-conscious travelers, Gateway is one of the real lifestyle perks of living in this corner of the valley.
San Tan Valley is governed by a seven-member town council with Mayor Daren Schnepf as mayor and Brent Billingsley as town manager. San Tan Valley is roughly 20 minutes from the nearest freeway. Hunt Highway is the main artery through town. Most commutes from San Tan Valley to Mesa or Gilbert run 30 to 40 minutes off-peak via Loop 202 or US-60. Downtown Phoenix is typically 45 to 60 minutes off-peak. Phoenix-Mesa Gateway Airport is about 20 minutes north. Sky Harbor International runs 50 to 65 minutes off-peak. Drive your specific route at your real commute time before you commit.

Wait, San Tan Valley is a town now?
Yes. After three failed incorporation attempts over more than 15 years, residents finally voted yes on Proposition 495 in August 2025, and Pinal County formally appointed San Tan Valley as a town on September 17, 2025. Mayor Daren Schnepf was elected, a seven-member town council was appointed, and the new town's first town manager (Brent Billingsley) started on December 15, 2025. The town becomes operationally independent on July 1, 2026, at which point it stops relying on Pinal County for services like police, road maintenance, and zoning enforcement.
Why is San Tan Valley in a different county than Phoenix?
San Tan Valley sits at the southeast corner of metro Phoenix, in northern Pinal County. The county boundary between Maricopa County (where Phoenix sits) and Pinal County runs roughly along Hunt Highway in this area. Queen Creek, just to the north, is mostly in Maricopa County. San Tan Valley is mostly in Pinal. Practical implications: a different county sheriff, different property tax structure, different assessor, and different county services. None of this is worse, but it is different from what Maricopa County buyers are used to.
How does San Tan Valley compare to Queen Creek or Gilbert?
San Tan Valley generally costs less per square foot than Queen Creek or Gilbert, with similar or larger lot sizes. The tradeoff is location: Gilbert is the most central with the shortest commutes and most retail. Queen Creek has more polished newer master plans and the agricultural-tourism identity (Olive Mill, Schnepf Farms). San Tan Valley is the value play, with bigger lots, newer construction at lower prices, and the longest commute of the three. Most of my clients who started in Gilbert and Queen Creek end up in San Tan Valley once they see what the price difference actually means in square footage and lot size.
Are there 55+ communities in San Tan Valley?

Phoenix-Mesa Gateway Airport (Allegiant, Frontier, and other budget carriers) is much closer at about 20 minutes north and is often the better choice for San Tan Valley residents flying. Peak rush hour adds 15 to 30 minutes in either direction. Closer destinations: Mesa or Gilbert run 30 to 40 minutes, Chandler is roughly 35 minutes. Always drive your specific route at your real commute time before you commit.
What's the property tax situation in San Tan Valley?
Arizona has relatively low property taxes compared to most states. Effective property tax rates in San Tan Valley typically run roughly 0.6% to 0.9% of assessed value annually, depending on overlapping taxing jurisdictions (Pinal County, school district, special districts, fire district, and now the new town). Owner-occupied primary residences also qualify for a state-level exemption that reduces taxable value. Because San Tan Valley is a brand-new town, there may be additional taxes phased in over the next several years as the town stands up its own services. I am not a tax advisor, so for specific numbers always pull the property tax history from the listing or directly from the Pinal County Assessor before you write.
Is the Encanterra community in San Tan Valley or Queen Creek?
Both, depending on who you ask. The Encanterra address (36460 N. Encanterra Drive) is technically Queen Creek, AZ 85140. Shea Homes markets the community under both names. The community sits right at the San Tan Valley / Queen Creek border, and parts of the larger development extend into San Tan Valley. For practical purposes, residents experience it as a destination unto itself rather than belonging to either town. If exact municipal jurisdiction matters for your decision (it can affect taxes, schools, and emergency services), confirm the specific address before writing.
