A practical buyer's guide to Vistancia, the 7,100-acre master-planned community in north Peoria voted #1 Master Planned Community in Arizona for 12 years running.
Vistancia is one of the most successful master-planned communities in Arizona, ranked #1 in the state by Ranking Arizona magazine for 12 years in a row. The 7,100-acre community sits in the rolling hills of north Peoria, AZ, framed by the White Peak, Twin Buttes, and Bradshaw Mountain ranges.
What makes Vistancia different from other West Valley master plans is the depth and variety inside the gates. It is not one community. It is five distinct lifestyle villages, each with its own personality, gating, age policy, and price point. You can buy a starter home in The Village at Vistancia, a 55+ home in Trilogy at Vistancia, a luxury custom in guard-gated Blackstone at Vistancia, an elevated mountain-view home in Northpointe at Vistancia, or eventually a high-density urban-style home in FIVE NORTH at Vistancia. The amenities are largely shared, but the home product and lifestyle in each village is genuinely different.
Vistancia opened in 2004 under Sunbelt Holdings and Shea Homes and is currently owned by a joint venture of California-based IHP Capital Partners and Minneapolis-based Värde Partners. Over 8,000 homes have been sold to date, and the community has been one of the top-selling master plans in the entire country in multiple years. Buildout is currently planned for around 10,500 homes, with a recent amendment under review that could bring that closer to 12,000 once FIVE NORTH residential is fully built.

After more than 20 years working this market, I can tell you Vistancia rewards buyers who take the time to understand the village differences before locking onto one home.
Quick orientation note. Vistancia has three entrances off Loop 303: Vistancia Boulevard (Exit 125), Jomax Road (Exit 126), and Lone Mountain Parkway (Exit 127). The community is roughly 25 to 35 minutes northwest of downtown Phoenix in light traffic. Two K-8 public schools (Lake Pleasant Elementary and Vistancia Elementary) sit inside the community, with five total school sites planned at full build-out.
Vistancia is built around five distinct villages. Same master plan, very different lifestyles. Here is what makes each one different.
The Village is the original all-ages section of Vistancia and the first phase to open back in 2004. It sits in the central portion of the master plan and is planned for around 3,056 homes at full build-out. Most resale inventory in Vistancia outside of Trilogy comes through The Village, with homes ranging from mid-2000s production builds to newer infill construction.
Buyers come to The Village for the established feel: mature trees and landscaping, the Mountain Vista Club community center with resort-style pool and fitness amenities, the on-site K-8 schools, and direct access to the 3.5-mile Discovery Trail. It is the most accessible price point inside Vistancia and the natural starting place for families.
Trilogy at Vistancia is the gated 55+ village inside Vistancia, developed by Shea Homes. It is now fully built out at roughly 3,800 properties across two sub-sections: the original Kiva side (built 2004 to 2015) and the Trilogy West / Mita side (built 2015 to 2022). Both sections share full access to a 35,000 square-foot Kiva Club, a 17,000 square-foot Mita Club, three pools, Alvea Spa, V's Taproom, and the Gary Panks-designed Trilogy Golf Club at Vistancia, a 7,300-yard public 18-hole course recognized with Golf Digest's 5-star rating.
Buyers come to Trilogy for the resort-quality amenity package included in HOA dues (no big initiation fee like newer Trilogy communities), the single-level home plans ranging from 1,218 to 3,096 square feet, and the social calendar that goes well beyond what most 55+ communities offer. Blackstone is the premier private guard-gated section of Vistancia, set on 590 acres and planned for approximately 500 luxury and custom homes at completion. The neighborhood centers on Blackstone Country Club, a private club managed by Troon Privé, with a Jim Engh-designed 7,089-yard par-72 championship golf course (a four-time Golf Digest national award winner and ranked #1 Private Golf Course in Arizona by Ranking Arizona) and a 30,000 square-foot Hacienda-style clubhouse designed by architect Bing Hu.
Blackstone is currently sold out for new construction, so resale is the only path in. Homes range from David Weekley golf villa-style plans in Eagle Crest to large custom estates on the higher-elevation lots. Country Club membership is separate from home purchase, and a minimum social membership is generally required for residents. Membership types include equity golf, non-equity golf, social, junior, and corporate.
Northpointe sits on Vistancia's highest elevation, with more than 1,000 acres of mountain preserve and panoramic views of the surrounding Sonoran Desert ranges. The village centers on The Sovita Club (a private resident recreation center) and a 10-acre amenity park with a resort-style pool, fitness studio, multi-use turf and basketball courts, event lawns, and outdoor play areas. Active builders include Beazer Homes, David Weekley Homes, Pulte Homes, and Shea Homes.
What sets Northpointe apart is that it includes both Skymark at Northpointe (all-ages by Shea) and Ridgecrest, a Trilogy Boutique Community by Shea (gated 55+). That makes it the only village in Vistancia where buyers can choose between all-ages and 55+ within the same village amenity footprint. Multigenerational families often find this an attractive setup. Buyers who want a 55+ home but prefer newer construction over Trilogy resale frequently start their tour here.
FIVE NORTH is the newest and final village within Vistancia, announced in 2023. The 320-acre mixed-use commercial core is envisioned as the energetic heart of the community: a walkable urban center with retail, restaurants, hospitality, office, healthcare, education, and up to 1,900 mid-to-high-density residential units in the initial phase. The American Leadership Academy K-12 charter school opened on-site in fall 2025 with capacity for around 2,400 students.
The first residential land transaction closed in October 2025, when David Weekley Homes purchased 44 acres for 117 single-family homes and 164 townhomes with their own community pool and amenities. The City of Peoria owns 56 acres at FIVE NORTH and has announced plans for a medical district, including a Phoenix Children's Hospital Arrowhead campus nearby. FIVE NORTH is the place to watch if you want to be early on the next phase of Vistancia growth and value.

Vistancia has earned its #1 ranking for a reason, but every community has tradeoffs. I would rather have you walk in with eyes open.
Five villages, one master plan. Few communities in Arizona give you this much variety inside one set of gates. You can change life stages without leaving Vistancia, which is a real factor for buyers planning long term.
Two distinct golf experiences. Trilogy at Vistancia (public, Gary Panks designed, 5-star rated) and Blackstone Country Club (private, Jim Engh designed, ranked #1 Private Course in Arizona). Few master plans in the West Valley have one quality course, let alone two.
The Discovery Trail. 3.5 miles of community trail weaving through parks, gardens, and wildlife areas. Combined with two regional parks, five neighborhood parks, and the surrounding mountain preserve, Vistancia is one of the more walkable master plans in the West Valley.
Schools on site. Two K-8 public schools inside the community served by Peoria Unified, one of the largest unified districts in Arizona. FIVE NORTH adds the new American Leadership Academy K-12 charter school. Five total school sites are planned at build-out.
Commute distance. Vistancia is roughly 25 to 35 minutes northwest of downtown Phoenix and 30 to 40 minutes from Sky Harbor in light traffic. Loop 303 is the main artery and was designed for this growth, but morning and evening peak can add 10 to 20 minutes. Drive your specific commute at the time you would actually drive it before committing.
Daily errands take a drive. The community has Vistancia Marketplace at El Mirage Road and Vistancia Boulevard for groceries and basics, plus the "Four Corners" shopping at Happy Valley Road and Lake Pleasant Parkway nearby. But major retail, healthcare, and dining still sit closer to Loop 101 and the P83 entertainment district, which is 15 to 20 minutes away. FIVE NORTH will eventually solve this, but it is a multi-year buildout.
Trilogy is resale only. If you specifically want Trilogy at Vistancia, you are buying resale. Both the original Kiva side and the newer Trilogy West / Mita side are fully built out. If you want new-build 55+ in Vistancia, look at Ridgecrest in Northpointe, the Trilogy Boutique Community by Shea.
Multiple HOAs. Each village has its own sub-association on top of the Vistancia master HOA. Trilogy and Blackstone in particular have higher dues that include their respective amenity packages. Always pull the full HOA disclosure for the specific village and lot before writing.
One thing I tell every Vistancia buyer: tour at least three of the five villages on the same day, even if you are sure which one you want. The drive between The Village at Vistancia, Northpointe at Vistancia, and Trilogy at Vistancia takes maybe ten minutes total, and walking the amenity centers in each will tell you more than any spec sheet. Buyers are surprised regularly by which village actually fits their life.
What life looks like for most Vistancia residents, beyond the home itself.

Few West Valley communities have one quality course inside the gates, let alone two of this caliber.
The 3.5-mile Discovery Trail meanders through Vistancia connecting parks, gardens, and wildlife areas. The community has two City of Peoria public parks (Sunset Park and Westland Park) inside the boundaries plus multiple HOA-maintained neighborhood parks. Two regional parks and five neighborhood parks are planned at full build-out.
Lake Pleasant Regional Park is roughly 10 to 15 minutes from Vistancia, putting boating, paddleboarding, fishing, hiking, and camping within an easy weekend trip. Vistancia is served by Peoria Unified School District, one of the largest unified districts in Arizona with a strong overall graduation rate. Two K-8 public schools (Lake Pleasant Elementary and Vistancia Elementary) sit inside the community. The American Leadership Academy K-12 charter school opened in FIVE NORTH in fall 2025.
The Peoria Sports Complex is roughly 15 minutes south and is the spring training home of the Seattle Mariners and San Diego Padres. The surrounding P83 entertainment district has restaurants, the Arizona Broadway Theatre, and Arrowhead Towne Center about 25 minutes south for major shopping.
Three Loop 303 exits feed Vistancia: Vistancia Boulevard (125), Jomax (126), and Lone Mountain Parkway (127). Loop 101, I-17, and the broader north-Phoenix tech corridor (including the TSMC semiconductor campus) are all within 25 to 35 minutes. Loop 303 widening south to MC85 was planned to begin in 2025.

Is Vistancia age-restricted?
Vistancia overall is a multi-generational, all-ages community. Trilogy at Vistancia is the gated 55+ village inside Vistancia, and Northpointe at Vistancia includes Ridgecrest, a Trilogy Boutique Community by Shea, which is also 55+. The other villages (The Village, Blackstone, FIVE NORTH, and Skymark within Northpointe) are all-ages. So you can absolutely buy 55+ inside Vistancia, but you need to choose the right village.
What's the HOA structure inside Vistancia?
Each village has its own sub-association on top of the Vistancia master HOA. The master HOA covers community-wide amenities like the Discovery Trail, parks, and shared common areas. Sub-association dues vary widely by village. Trilogy and Blackstone carry higher dues that include their respective amenity packages, while The Village and Northpointe sub-association dues are more typical of master plans. Always pull the full HOA disclosure for the specific village and lot before writing an offer.
How does Vistancia compare to Aloravita or Sterling Grove?
Aloravita is the closest peer in Peoria but is younger, smaller (1,200+ acres vs 7,100), all-ages only, and built around a multi-builder new-construction model rather than five distinct villages. Sterling Grove in Surprise is single-builder Toll Brothers, guard-gated, golf-anchored, and offers both all-ages and 55+ sides. If raw scale is the draw, Teravalis in Buckeye is far larger at 37,000 acres, though it is brand new and largely still on the drawing board, where Vistancia is established with five built-out villages and two golf courses. Vistancia differentiates on the depth of village variety, two golf courses, and the long ranking history. Most buyers comparing these end up choosing based on specific village fit and commute. Can I buy at Blackstone without joining the country club?
Most Blackstone homes carry a minimum social membership requirement to Blackstone Country Club, with golf membership optional. Social membership initiation is generally several thousand dollars (with a portion typically refundable on resale) plus monthly dues. Equity golf, non-equity golf, junior golf, and corporate memberships are all available, and home ownership in Vistancia is not required for club membership. Always confirm the specific membership requirements for the home you're considering, as terms can change.
Are there any builder incentives in Vistancia right now?
Builder incentives shift constantly and vary by builder, neighborhood, and quick move-in availability. Common incentives in Vistancia have included rate buydowns through preferred lenders, design center credits, and price reductions on standing inventory. Active builders include Beazer, David Weekley, Pulte, and Shea in Northpointe and David Weekley in FIVE NORTH. Trilogy and Blackstone are resale only. How long is the commute from Vistancia to central Phoenix or Sky Harbor?
Vistancia is about 30 miles northwest of downtown Phoenix. Most off-peak drives to downtown Phoenix run 30 to 40 minutes via Loop 303 and Loop 101 or I-17. Sky Harbor is typically 35 to 45 minutes off-peak. Peak traffic adds 15 to 25 minutes. The TSMC campus along I-17 is generally 25 to 35 minutes from Vistancia. Always drive your specific commute at a typical Monday morning before you buy.
What's planned for Vistancia in the next few years?
FIVE NORTH at Vistancia is the major near-term story. The 320-acre commercial core will eventually include retail, restaurants, hospitality, office, healthcare, education, and up to 1,900 luxury mid-to-high-density residential units. The American Leadership Academy K-12 charter school opened in fall 2025. David Weekley closed on the first 44 acres of residential in October 2025 for 117 single-family homes and 164 townhomes. Is new construction or resale a better choice in Vistancia?
Both have a place. New construction in Northpointe and FIVE NORTH gives you current floor plans, builder warranties, and the ability to choose options. Resale in The Village, Trilogy, and Blackstone typically gives you mature landscaping, established lot premiums, and existing pools and finishes that would cost a premium to build new. Trilogy at Vistancia is resale only since the village fully built out in 2022. Blackstone is also resale only for new construction. The Village and Northpointe offer both.
