A practical buyer's guide to Goodyear, the West Valley city with two spring training teams, the largest master plan in the Southwest, and the highest household incomes in the West Valley.
Goodyear is where two Major League Baseball teams spend February, where the largest master-planned community in metro Phoenix sits at the foot of the Sierra Estrella Mountains, and where median household income runs higher than any other major city in the West Valley.
That last point catches a lot of buyers off guard. Goodyear's median household income hovers around $103,000 to $105,000, well above Surprise, Buckeye, Glendale, and Avondale. The city has grown from about 65,000 residents in 2010 to 121,000+ today, a roughly 85 percent increase over fifteen years, and it is consistently ranked among the fastest-growing cities in the country. But unlike some of the West Valley boomtowns where everything feels brand new, Goodyear has been a city since 1917 and has real density of restaurants, shopping, and amenities. There are over 200 restaurants alone.
Geographically, Goodyear is huge. The city covers about 191 square miles, which makes it the 5th largest city in Arizona by land mass even though it ranks 11th by population. From the historic core near Goodyear Ballpark, city limits stretch about 5 miles north toward Glendale and roughly 30 miles south into Rainbow Valley. That means a Goodyear address can be a 15-minute drive to downtown Phoenix or a half-hour drive to nowhere in particular, depending on which slice of the city you are in. After more than 20 years working this market, I tell every Goodyear buyer the same thing: the neighborhood matters even more here than the house.

Quick orientation note. Goodyear was founded around 1917 by the Goodyear Tire and Rubber Company to grow long-staple cotton for tire production. The city sits about 17 miles west of downtown Phoenix and is bordered by Avondale, Litchfield Park, Tolleson, and Buckeye. Three school districts split jurisdiction inside city limits: Litchfield Elementary, Avondale Elementary, and Liberty Elementary for K-8, with Agua Fria Union High School District for high school. Always verify exact school assignments by address.
Five communities that come up most often in buyer conversations. Each one has its own character, price point, and the type of buyer it tends to attract.
Estrella is one of the largest master-planned communities in metro Phoenix at 20,000 acres, sitting south of the Gila River at the foot of the Sierra Estrella Mountains. As of recent reporting the community has roughly 8,300 families, with a land use plan calling for as many as 50,000 homes at full buildout. Originally developed by Newland Communities, Estrella was acquired in 2021 by a Harvard Investments, Toll Brothers, and Värde Partners joint venture that continues to add new villages.
Buyers come to Estrella for the resort-level amenities you typically only see in 55+ communities here applied to all ages: 72 acres of lakes for kayaking and catch-and-release fishing, the Yacht Club of Estrella, the Nicklaus-design Golf Club of Estrella, two Residents Clubs (Starpointe and Presidio), 65+ miles of trails, a waterpark, and the Estrella Lakeside Amphitheater. PebbleCreek is Goodyear's premier 55+ community, developed by Robson Resort Communities on the north side of the city. The community has roughly 6,000 homes spread across two neighborhoods (the original PebbleCreek and the newer Eagle's Nest), built around two championship golf courses. Most homes here were built between the late 1990s and the 2010s, with a steady inventory of resales.
Buyers come to PebbleCreek for the full-service active adult lifestyle: two 18-hole golf courses, a fitness center, pickleball, tennis, multiple pools, an arts and crafts center, theater, dog park, and over 75 chartered clubs. PebbleCreek is gate-guarded and runs as a true Robson resort, so the lifestyle is built in from day one. If you want a turnkey 55+ home in Goodyear with golf as a centerpiece, PebbleCreek is the answer.
CantaMia is the gated 55+ village inside the larger Estrella master plan, developed by AV Homes (now part of Taylor Morrison). The community sits in south Goodyear with the same mountain backdrop as the rest of Estrella but with its own dedicated amenity center, the Village Center, and resident-only access to age-restricted living. Most homes here were built between roughly 2010 and the present, with a lighter resale inventory than PebbleCreek.
Buyers come to CantaMia for active adult living without giving up access to the broader Estrella amenities. CantaMia residents can use both the CantaMia Village Center and the Starpointe and Presidio clubs in greater Estrella, which is unusual for a 55+ enclave inside a master plan. The tradeoff is that CantaMia is smaller than PebbleCreek and does not have its own golf course (Estrella's golf is open to CantaMia residents). If you want 55+ with mountain views and a community feel rather than a resort campus, CantaMia is worth a serious look.
Palm Valley is Goodyear's established central community, anchoring a large area on both sides of Litchfield Road north of I-10. The community is built around the Palm Valley Golf Club and the Palm Valley shopping district, which is one of the larger retail and restaurant clusters in the West Valley outside of Westgate. Most homes here were built between the early 1990s and the early 2000s.
Buyers come to Palm Valley for the combination of mature neighborhoods, walkable retail, central commute access (I-10 and Loop 303 are both close), and meaningfully lower prices than newer master plans further south or north. Schools here fall under the Litchfield Elementary School District with high school through Agua Fria. If you want established Goodyear without the master-plan HOA structure, Palm Valley is typically the answer.
Citrus Park is one of north Goodyear's newer family-oriented communities, sitting near Indian School Road and Litchfield Road on land that used to be working citrus groves. The community is mostly single-story and two-story production homes from major builders, with parks, walking paths, and a community pool inside the development. Most homes here were built between the mid-2000s and the 2010s.
Buyers come to Citrus Park for the price-per-square-foot relative to Estrella or Palm Valley, the proximity to I-10 for commuting east, and the family-friendly layout with sidewalks and parks throughout. Schools fall under Litchfield Elementary and Agua Fria. If you want newer construction in Goodyear without the master-plan HOA fees of Estrella or PebbleCreek, Citrus Park is one of the better-value options.

Goodyear has real strengths, but every city has tradeoffs. I would rather have you walk in with eyes open.
Income, demographics, and amenity density. Goodyear has the highest median household income (around $103,000 to $105,000) of any major West Valley city. That translates into more restaurants, more retail, better-funded schools, and faster road improvements than peer cities of similar age.
Spring training in your backyard. Goodyear Ballpark is the spring training home of the Cleveland Guardians and Cincinnati Reds, with around 30 home games each February and March. The ballpark drew over 152,000 fans in 2025. For baseball fans, this is a real lifestyle benefit.
Estrella, PebbleCreek, and CantaMia all in one city. Few West Valley cities have a flagship 55+ resort community, a flagship all-ages master plan, and a 55+ enclave inside the master plan. Goodyear has all three.
Mountain access and trail systems. The Sierra Estrella Mountains and Estrella Mountain Regional Park (almost 20,000 acres of preserved desert with 30+ miles of trails) sit right at the city's southern edge.
The city is geographically enormous. Goodyear stretches about 30 miles south from the historic core into Rainbow Valley. A south Goodyear address (Estrella, CantaMia) is a 35 to 45 minute drive to most things. A north Goodyear address (Palm Valley, Citrus Park) is 15 to 25 minutes. Drive your specific commute before you buy.
HOA fees on the master plans are real. Estrella, PebbleCreek, and CantaMia all carry meaningful monthly HOA dues that fund the amenities. They are good values for what you get, but the dues are not optional and they go up over time. Always factor monthly HOA into your budget, not just the mortgage.
Growth means construction. Goodyear is one of the fastest-growing cities in the country, which means active road widening, new schools opening (Goodyear High School opened for the 2025-2026 school year), and ongoing master-plan construction in Estrella. Most buyers love the energy. Some find it loud.
Healthcare is solid but more limited than central Phoenix. Abrazo West Campus in Goodyear is a Level 1 Trauma Center, but specialized care often still routes to central Phoenix. Worth a conversation with your doctor before relocating if you have ongoing specialist needs.
Know your stucco. Almost every Goodyear home wears stucco, and the word covers two very different systems with different risks. Understand whether a stucco house is a risk in Arizona and how to tell which kind you are looking at.
One thing I tell every Goodyear buyer: the city's geographic spread is the single biggest decision factor. South Goodyear (Estrella) is a different city from north Goodyear (Palm Valley, Citrus Park, PebbleCreek), and both are different from central Goodyear near the ballpark. Drive each area, drive your commute at the time you would actually be on the road, and decide which slice fits your real life. That single step prevents most buyer regret in Goodyear.
What life looks like for most Goodyear residents, beyond the home itself.
Goodyear Ballpark is the spring training home of the Cleveland Guardians and Cincinnati Reds, with about 30 home games each February and March. The 10,000-seat ballpark also hosts regional and national baseball tournaments, food truck festivals, concerts, and movie nights throughout the year.
The new Goodyear Recreation Campus is an 86-acre rec facility with a 25-yard lap pool, indoor track, multipurpose gym, and community park. Estrella Mountain Regional Park borders south Goodyear with almost 20,000 acres and 30+ miles of trails. The city itself maintains 56 miles of trails and 100+ miles of paved bike routes.
Abrazo West Campus is a 188-bed acute care hospital in Goodyear and one of the few Level 1 Trauma Centers in the West Valley. The hospital handles about 55,000 emergency visits annually, with stroke, cardiac, orthopedic, and women's health services on site. Banner Estrella Medical Center is also a short drive east in Phoenix.
K-8 students attend Litchfield Elementary, Avondale Elementary, or Liberty Elementary depending on address. High schools fall under the Agua Fria Union High School District, which opened the new Goodyear High School for the 2025-2026 school year. Higher ed includes Estrella Mountain Community College and Franklin Pierce University's Goodyear campus (Doctor of Physical Therapy program since 2008).
Goodyear has 200+ restaurants spread across the Palm Valley retail corridor (Litchfield Road), the Estrella Falls Mall area near I-10, and the Estrella commercial nodes in south Goodyear. The mix runs from chains to local independents. Costco, Sam's Club, Target, and most major grocers are all represented. For larger entertainment, Glendale's Westgate is about 20 minutes north.
I-10 runs east-west through central Goodyear and is the primary route to downtown Phoenix (typically 20 to 30 minutes from north Goodyear, 35 to 45 from south Goodyear). Loop 303 runs north-south on the western edge and connects to Surprise and the Loop 101. Phoenix Goodyear Airport handles general aviation. Sky Harbor International is typically 25 to 35 minutes off-peak.
Goodyear home values vary significantly by community, school district, and whether you are inside a master plan or not. Get an updated estimate based on real recent sales near you, not a generic algorithm.

How does Goodyear compare to Buckeye or Surprise?
Goodyear is more established and has higher household incomes than Buckeye or Surprise, but it also tends to cost more per square foot for similar new construction. Buckeye is the West Valley's biggest growth story right now (Douglas Ranch alone is planning 100,000 future homes), so prices there are still catching up. Surprise is the West Valley's deepest 55+ market, with Sun City Grand, Sun City West, and Marley Park all clustered together. If you want the most amenities-per-dollar in a city that is already built out, Goodyear typically wins. If you want the maximum land for the dollar and you do not mind being further west, Buckeye does. If 55+ is the priority, Surprise has more options on the resale market.
Which schools are best in Goodyear?
It depends entirely on which part of Goodyear. North and central Goodyear (Palm Valley, Citrus Park) fall under Litchfield Elementary School District, which is one of the higher-rated K-8 districts in the West Valley. South Goodyear (Estrella, CantaMia) falls under Liberty Elementary. High schools across most of Goodyear fall under Agua Fria Union High School District, which opened the new Goodyear High School for the 2025-2026 school year. Should I buy in Estrella or PebbleCreek if I am 55+?
It comes down to lifestyle preference. PebbleCreek is a turnkey 55+ resort with two championship golf courses, gate-guarded entry, and 75+ chartered clubs, all built around a single resort campus model. CantaMia (inside the larger Estrella master plan) is gated and 55+ but smaller, with mountain views and access to all the broader Estrella amenities including the lakes, golf, and Residents Clubs. PebbleCreek tends to feel more polished and resort-like. CantaMia tends to feel more community-oriented and less standalone. I usually take 55+ buyers to both before they decide.
How long is the commute from Goodyear to downtown Phoenix or Sky Harbor?
From north or central Goodyear (Palm Valley, Citrus Park, PebbleCreek), downtown Phoenix is typically 20 to 30 minutes off-peak via I-10. Sky Harbor is 25 to 35 minutes off-peak. From south Goodyear (Estrella, CantaMia), add 15 to 20 minutes in each direction because you are coming up Estrella Parkway before you hit I-10. Peak rush hour adds 10 to 25 minutes in either direction. Always drive your specific route at the time you would actually drive it before you commit.
What's the property tax situation in Goodyear?
Arizona has relatively low property taxes compared to most states. Effective property tax rates in Goodyear typically run roughly 0.6% to 0.8% of assessed value annually, though the exact rate depends on overlapping taxing jurisdictions (city, county, school district, special districts like the Estrella Mountain Ranch Community Facilities District). Owner-occupied primary residences also qualify for a state-level exemption that reduces taxable value. Can I find horse property or 1+ acre lots inside Goodyear city limits?
Yes, primarily in the southern parts of the city extending into Rainbow Valley, and in some pockets of central Goodyear with older zoning. The further south you go in Goodyear, the more likely you are to find acreage and equestrian-friendly lots.
