A practical guide to buying in Asante, the master-planned community in north Surprise with both all-ages and 55+ neighborhoods, new homes from four major builders, and an on-site retail district and hospital under construction.
Most master plans give you one builder, one price point, and one demographic. Asante gives you four builders, a price range from the high $300,000s to the high $700,000s, and a 55+ neighborhood right inside the same gates as the family side.
That breadth is the whole story here. If you're a first-time buyer, Pulte's Atrium Series starts smaller and lower priced. If you want a multigenerational floor plan with a private suite for an aging parent, Lennar's NextGen "Home Within a Home" plans were designed for exactly that. If you want a larger ranch with an attached RV garage, Richmond American's Preserve has those. And if a parent is shopping age-restricted at the same time you are, Heritage at Asante is the 55+ neighborhood inside the same master plan, a few minutes from your front door.
Asante sits in north Surprise in the 85387 ZIP, near the intersection of Highway 60 (Grand Avenue) and Loop 303. The community is built around a 50-acre central park, seven acres of lakes, and an extensive trail system that connects the all-ages neighborhoods, the 55+ Heritage section, and the new Artisan expansion. Four national builders run sales offices inside Asante, each with their own collections, price points, and floor plan styles. Here is the lay of the land so you know who builds what.
Lennar's flagship Asante presence is the original Discovery neighborhood plus their Artisan collection. Best known for the Next Gen "Home Within a Home" floor plans with a private suite (kitchenette, living area, bedroom, bath, separate entrance) ideal for multigenerational living.
Taylor Morrison's Artisan presence offers ranch and two-story plans with a focus on flexible living spaces, including starter and second-home suites. Generous home sites and family-friendly layouts. Pinecrest is one of the popular plans.
Pulte's Atrium Series offers smaller-footprint homes from roughly 1,500 to 2,250 square feet, with HOA dues currently around $175 per month. The Sentinel and Majesty series at Artisan offer mid-size and larger plans with HERS-rated energy efficiency.
Richmond's Estates and Preserve are ranch-style collections in the 2,260 to 2,840 square foot range with hundreds of personalization options. Some plans include attached RV garages, popular with buyers in this market. HOAs run lower (around $94 per month).
The 55+ section is built exclusively by Lennar and has its own private 14,000 square foot Heritage Clubhouse, fitness center, resort-style pool, and 9-hole putting course. Covered on our separate Heritage at Asante page.
The Artisan expansion adds 2,700 home sites with a brand-new amenity complex including a community pool, shaded lap pool, 8 pickleball courts, half basketball court, fitness studio, and movement studio. Pulte, Lennar, and Taylor Morrison are all building here.
One thing I tell every Asante buyer: tour at least three builders before deciding. The same monthly payment can buy noticeably different homes once you factor in lot premiums, included finishes, HOA dues by collection, and warranty terms. We can map them side by side before you write.
Beyond the homes, Asante's master plan amenities and the surrounding north Surprise infrastructure are the main reasons buyers choose it.
A 90-acre mixed-use development called Asante Trails is anchoring the community with a planned new HonorHealth hospital across 20 acres, plus 35 acres of retail and dining. First retail tenants confirmed include Circle K, Heartland Dental, Clean Freak Car Wash, Jimmy John's, and Baskin-Robbins.
Asante Park is a 50-acre central public park with lighted baseball and soccer fields, basketball court, playground, and ramadas. The trail system connects the park to the surrounding neighborhoods, making it walkable from much of the community.
A new K-8 school inside Asante is part of Dysart Unified School District, designed to serve families inside the community. Older students attend Willow Canyon High School. Asante Preparatory Academy is a charter option also serving the area.
Seven acres of lakes throughout the community plus an extensive trail system with ramadas and gathering areas. Two dog parks, a lighted bocce court area, pickleball courts, and a 9-hole putting course (Heritage Links) are part of the master plan amenity package.
Loop 303 is minutes away and connects to I-10 and Loop 101. The Taiwan Semiconductor Manufacturing Company (TSMC) campus in north Phoenix has been a major demand driver for north Surprise, putting Asante within a reasonable commute for those tech jobs.
A community library is part of the master plan. The Surprise Tennis & Racquet Complex (which has hosted Fed Cup and pro pickleball events) is roughly 15 minutes south. Spring training at Surprise Stadium is also nearby.

Asante has real strengths that few peer communities match. There are also a few things buyers should walk in understanding.
Multigenerational depth. Lennar's Next Gen "Home Within a Home" floor plans give buyers a private suite with its own entrance, kitchenette, bedroom, and bath. Combined with the 55+ Heritage at Asante neighbor right inside the master plan, Asante is one of the few West Valley communities that genuinely accommodates extended family living. On-site retail and healthcare. The Asante Trails project will bring grocery, pharmacy, casual dining, and a HonorHealth hospital inside the community footprint. Most West Valley master plans send you 5+ miles for daily needs. Asante is building it in.
Builder choice. Four active builders means real comparison shopping. A Pulte Atrium Series home and a Richmond Preserve home at similar square footage can carry meaningfully different fees, finishes, and lot sizes. That kind of choice is unusual in one master plan.
50-acre park and trail system. The central park, lakes, and connected trails are genuinely amenity-rich for a community at this price point. Many buyers compare Asante to Sterling Grove and find the amenity quality competitive at a lower entry price.
HOA dues vary by collection. Asante has a master HOA, and individual builder collections sometimes have additional sub-association dues. Pulte's Atrium Series is around $175 per month while Richmond's Estates runs closer to $94 per month. Always pull the full HOA disclosure for your specific collection before writing.
Builder contracts favor the builder. Every collection in Asante is new construction, and every contract is a builder contract. Deposits, contingency timing, change-order rules, and warranty terms are all set by the builder. New construction can be great, but builder contracts are a little different. That is where having someone on your side really helps.
Asante Trails is still under construction. The retail and hospital are real, but they are being built in phases. First retail phase opens during 2026, with the hospital and additional retail to follow. If you need those amenities open today, factor in the timeline.
Commute is real. Asante is in north Surprise off Loop 303. Plan on 35 to 50 minutes to downtown Phoenix or Sky Harbor depending on time of day. Drive the route at the time you'd actually drive it before committing, especially if anyone in the household commutes for work.
One thing I tell every Asante buyer: if you have parents looking nearby, tour Heritage at Asante on the same day. Living a few minutes apart inside the same master plan, with the same gates, parks, and amenities, has real practical value. Plenty of Asante families have ended up with kids in one section and grandparents across the master plan.
Asante resale values vary by builder, collection, and lot premium. Get an updated estimate based on real recent Asante sales, not a generic algorithm.

What is the average home price in Asante?
Pricing varies a lot by builder and collection. Pulte's Atrium Series starts around $360,000 for smaller plans. Richmond American's Estates runs from roughly $555,000 to $730,000 for larger ranch homes. Lennar Next Gen homes (the multigen "Home Within a Home" plans) typically run mid-$500,000s to $700,000s depending on lot and finishes. Resale homes vary based on upgrades and lot premium. I'd rather pull current comps for the specific collection you're considering than quote a number that's stale by the time you read it.
How are HOA fees set up in Asante?
Asante has a master HOA, and most builder collections also have their own sub-association dues. Total monthly HOA varies by collection. Some Pulte collections run around $175 per month. What is the difference between Asante and Heritage at Asante?
Heritage at Asante is the 55+ active adult neighborhood inside the larger Asante master plan, built exclusively by Lennar. Heritage has its own gated entry, its own 14,000-square-foot Heritage Clubhouse with fitness center and resort-style pool, and follows HUD's age-restricted community rules. The all-ages portion of Asante (covered on this page) shares the master plan's parks, trails, lakes, retail, and on-site school but does not have access to the Heritage Clubhouse. Which builder should I tour first?
Honest answer: it depends on what you need. If you want multigenerational living, start with Lennar's Next Gen plans. If you want a smaller starter or downsizer home, Pulte's Atrium Series is a good entry point. If you want larger ranch-style with personalization options or an attached RV garage, Richmond American's Estates or Preserve. If you want flexible living space with a second-home suite, Taylor Morrison's Artisan. Most Asante buyers tour three or four builders before committing, and that is the right call.
When will the Asante hospital and retail open?
Asante Trails is a 90-acre mixed-use project anchored by a planned HonorHealth hospital. The first phase of retail (about 50,000 square feet) is being developed in phases, with first tenants like Circle K, Jimmy John's, and Baskin-Robbins announced. Construction is in motion, but most retail and the hospital itself are still on a multi-year build-out timeline. If you're buying because of the hospital, it's worth knowing the timing is not immediate.
How does Asante compare to Sterling Grove and Marley Park?
Sterling Grove is a single-builder Toll Brothers community, staff-gated, built around a Nicklaus Design golf course with a higher amenity density and meaningfully higher fees (mandatory Sterling Grove Club social membership plus optional golf). Marley Park is in central Surprise, essentially built out, walkable with mature trees and a community-oriented design. Asante is multi-builder, has the 55+ Heritage neighbor, and is the only one of the three with planned on-site retail and a hospital. Most Surprise buyers tour at least two before deciding.
Can I buy in Asante before selling my current home?
Yes, several ways. Some buyers use a HELOC or bridge loan against current equity. Others write contingent offers, which work better in slower markets. Several Asante builders also have buy-before-you-sell financing programs that can be useful for the right situation. The right approach depends on your equity, timeline, and the price point you're shopping in. Worth a phone call to walk through what fits.
What should I look for during an Asante home inspection?
For brand-new construction, focus on builder warranty walkthroughs, original-construction punch list items, irrigation timing, and HVAC sizing for the actual square footage. For homes that are two to four years old, settlement cracks, original landscaping condition, and any settling around exterior doors and windows become important. Termite history is rarely an issue in a new-build but worth confirming. I work with inspectors I trust who know each builder's product specifically.
How long is the commute from Asante to central Phoenix?
Plan on roughly 40 to 55 minutes to downtown Phoenix and 45 to 60 minutes to Sky Harbor depending on time of day. Loop 303 is the closest freeway and connects to I-10 and Loop 101. The TSMC campus along I-17 is generally 35 to 45 minutes from Asante. Drive the route at the time you'd actually drive it before you commit, especially if anyone in the household commutes for work.
