Arizona Traditions sits on a 718-acre parcel at the western end of Bell Road, an area locals sometimes call "Retirement Row" because Sun City, Sun City West, Sun City Grand, Sun Village, and Arizona Traditions are all lined up along the same corridor. Out of all of them, Arizona Traditions is one of the smallest and one of the only communities along this stretch with full guard-gated access at the front entrance.
The community was launched in 1996 by Continental Homes, which was Continental's only foray into the active adult market. DR Horton acquired Continental in the early 2000s, kept the floor plans largely the same, and continued building. By 2013, the community was complete with around 1,770 homes. There's also a separate gated enclave called The Retreat at Arizona Traditions on a small parcel west of the Arizona Canal, with its own pool, spa, and fitness center plus a footbridge that connects to the main clubhouse.
What I tell buyers about Arizona Traditions is that this community made a deliberate choice to stay smaller. You don't get the four-clubhouse, 9,000-home Sun City Grand experience, but you also don't pay for it. HOA dues here typically run in the $200 to $300 range, which is one of the better price-to-amenity ratios in any West Valley 55+ community. The trade-off is a single (very nice) clubhouse, one golf course, and three pools instead of the larger Del Webb infrastructure two miles east.
Out-of-state buyers often start their search at the bigger names, then end up at Arizona Traditions once they've toured everything else. Pricing on resales currently ranges from the high $200,000s for the smaller plans into the low $600,000s for upgraded golf course homes or the newer Retreat homes with three-car garages. Arizona Traditions is resale-only at this point, since DR Horton finished construction in 2013.
Continental Homes and DR Horton built 21 floor plans across the community, all single-story detached single-family homes from roughly 1,050 to 2,400 sq ft. Here is the full lineup, organized by series.
The original Continental Homes lineup, ranging from 1,052 to 1,704 sq ft. The most affordable footprint at Arizona Traditions, with two-bedroom and two-bedroom-plus-den layouts. A solid choice for snowbirds, downsizers, and lock-and-leave buyers.
The larger DR Horton lineup, from 1,373 to 2,391 sq ft. Often two-bedroom-plus-den or three-bedroom layouts with two to three-car garages. Many sit on golf course or premium lots and represent the upper end of Arizona Traditions resale pricing.
A 20,400 square foot community center, an 18-hole golf course, and a long list of clubs run by a full-time activities director. Smaller in scale than the Sun Cities, but well-rounded.
An 18-hole, par-70 course designed in the traditional parkland style with mature pines, gentle rolling terrain, and White Tank Mountain views. Cross-passes are available with Great Eagle Golf Club at Happy Trails next door, which doubles your playing options.
Includes a 700-person ballroom (used for concerts, dances, and large events), library, computer room, fitness center, and a dedicated arts and crafts wing. Two smaller neighborhood centers add additional kitchen and meeting space.
A full sports bar inside the community center with billiards and shuffleboard. As of December 2024, it's a member-only space, so residents register guests with the HOA office. A genuinely social spot rather than just a sit-down room.
Three swimming pools spread across the community, plus tennis, pickleball, bocce, shuffleboard, and a softball field. There's also a walking trail with stretching and exercise stations along the route.
Woodworking shop, stained glass studio, ceramics and pottery studio with onsite kilns, sewing and quilting center, and library. The hobby spaces here are well-equipped and one of the things residents praise most often.
A separate gated section on a small parcel west of the main community, with its own pool, spa, fitness center, and gathering space. A footbridge across the Arizona Canal connects to the main clubhouse, so Retreat residents can use both.
Arizona Traditions sits at the far west end of Bell Road, just past Sun City Grand and just before the climb up to the White Tank Mountains. Quiet, with quick access to everything you actually need.
Location is one of the practical wins for Arizona Traditions. You're roughly two miles west of Sun City Grand and Sun City West, which means you have all the established West Valley shopping, dining, and medical infrastructure within a few minutes' drive without being in the middle of it. Loop 303 access is just minutes north, which puts downtown Phoenix and Sky Harbor about 35 to 40 minutes away depending on traffic.
For property tax planning, this is one I always walk through with 55+ buyers in Maricopa County. The Maricopa County Assessor Senior Valuation Protection Program can freeze the taxable Limited Property Value of your primary residence for three-year renewable periods if you meet age, residency, and income requirements. It doesn't freeze your tax bill outright, but in a community where property values are still moving, it can meaningfully control the rate of increase over time. For healthcare, the closest major hospital is Banner Del E. Webb Medical Center in Sun City West, about a 10-minute drive. It's a 404-bed Level III trauma center with a strong reputation for stroke care and orthopedics, and was named a U.S. News Best Regional Hospital for 2025-2026 with high-performing ratings in joint replacement, hip fracture, and several cardiac procedures. That kind of proximity to specialty care matters more as time goes on, and is worth weighing if you're choosing between West Valley communities.

What's the minimum age to live in Arizona Traditions?
Arizona Traditions is a 55+ community. Under federal law, at least one resident in 80% of occupied homes must be 55 or older, with the remaining 20% governed by the community's own rules. Always confirm eligibility with the HOA before writing an offer if anyone in your household is under 55, since the specifics can vary.
Is Arizona Traditions guard-gated?
Yes. The main entrance is staffed by a guard, which is something that genuinely sets Arizona Traditions apart from most other West Valley 55+ communities. The Retreat at Arizona Traditions has its own separate gated entrance as well. For some buyers this is a significant comfort factor; for others it's not a major deciding point. Dues cover the guard gate, clubhouse, fitness centers, pools and spas, tennis, pickleball, and bocce. Golf is a separate fee structure handled through the Golf Club. Do I have to play golf to live here?
No. Golf membership and dues are entirely separate from your HOA, so non-golfers don't pay for the course. That said, the course winds through the entire community, so you'll see and live around it whether you play or not. Many golf course lots simply have the course as their backyard view, which is a nice perk regardless.
How is Arizona Traditions different from Sun City Grand?
Sun City Grand has nearly 9,800 homes, four golf courses, four amenity centers, and dozens of clubs. Arizona Traditions has around 1,770 homes, one golf course, one main clubhouse, and a tighter group of clubs. The Grand offers more options and bigger infrastructure; Arizona Traditions offers a smaller, more neighborhood-feeling community with substantially lower HOA dues. After doing this for more than 20 years, I can tell you the question isn't which one is better, but which one fits the way you want to live.
Is new construction available?
No. DR Horton finished the community in 2013, so all sales here are resales. That means the homes are 12 to 30 years old depending on which phase, which I always factor into my walk-throughs. Roof age, HVAC age, water heater, windows, and electrical panel are the things I pay attention to during showings, since cosmetic updates can mask older systems.
