The Cholla is a Neighborhood Series plan at Arizona Traditions in Surprise: 2 bedrooms, 2 baths, and 1,198 square feet with a 2 car garage. It is plan 9020 on the original builder sheets, and it was drawn with four different front elevations, so two Chollas on the same street can look quite different from the curb.

This is a true split plan. The primary suite sits at the back corner with its own bath and a walk-in closet. The second bedroom is at the front of the home on the opposite side, with the hall bath right beside it, which gives guests their own end of the house. The great room is in the middle and opens to a covered patio off the back. The builder sheet shows vaulted ceilings in the main living areas and the primary suite, plus a bay window at the dining area.

Arizona Traditions is built out, so the Cholla comes to market as a resale. Among the smaller Neighborhood Series plans, this is the one that came standard with two bedrooms. The Orangewood, Encanto, and Arcadia were all drawn as one bedroom and a den. The builder also offered a den or library and a garage extension on the Cholla, so not every one you tour will match this drawing. These homes are no longer new, which means the age of the roof, the air conditioning, and the water heater matters as much as the layout. A floor plan tells you how a home is laid out. It does not tell you what it will cost to own. That is the part I walk clients through before they get attached to a specific listing.
