Del Webb's third Phoenix-area active adult community, built from 1996 through 2005, with the final homes closing in 2006 and a lower 45+ age policy that sets it apart from most West Valley 55+ neighborhoods.
Sun City Grand, now branded simply as The Grand, sits on 4,000 acres in Surprise just north of Bell Road. The community was Del Webb's most ambitious West Valley build, designed from day one as a resort-first community with four championship courses (Cimarron, Desert Springs, and the 36-hole Granite Falls complex), two large recreation centers (Adobe and Cimarron), and on-property dining at Maple & Rye and Angela's Kitchen.
The 45+ age policy is one of the things that makes The Grand stand out. Most active adult communities in the area require at least one resident to be 55. Here the recorded CC&Rs require that at least 85 percent of occupied homes have a resident 55 or older, which leaves room for buyers as young as 45. That opens the door for pre-retirement professionals, snowbirds, and couples with one spouse still working, though the under-55 slots are limited and the association manages them.
Life here moves at whatever pace you choose. Sun City Grand covers roughly 4,000 acres in the northern part of Surprise, north of Bell Road. The western and northern edge of the community runs along State Route 303, the Estrella Freeway, and the northeastern boundary follows Grand Avenue. Those two roads are the practical answer to most questions buyers ask me about getting around from here.
State Route 303 is the newer of the two and the one most residents use for anything that involves crossing the Valley. It runs south toward Interstate 10 and the Goodyear and Litchfield Park corridor, and north toward the connection with Interstate 17. Grand Avenue is the older diagonal route, heading southeast through Peoria and Glendale toward central Phoenix. Having both at the edge of the community is a quieter advantage of this location than the amenity list suggests, because you are not funneled onto one road when traffic backs up.
Surprise has grown considerably since The Grand was built between 1996 and 2005. Retail and services along Bell Road have filled in, and Banner Del E. Webb Medical Center is close enough that most residents treat it as their default hospital. For buyers in this age group that tends to matter more than anything else on a list of features, and it is worth seeing in person rather than taking my word for it.
The thing to understand about the West Valley generally is that it is spread out. If you are relocating from a denser metro, plan on driving more than you are used to, and test the drive to whatever you actually do often, whether that is a specific doctor, the airport, or family on the other side of town. I usually suggest clients make at least one weekday afternoon drive before they commit, because Phoenix traffic patterns are not obvious from a map.

What's the minimum age to live in Sun City Grand?
Sun City Grand allows buyers as young as 45, which is unusual for the West Valley. The community's recorded CC&Rs require that at least 85 percent of occupied homes have a resident 55 or older, so the under-55 slots are limited and the association manages them. Once someone 45 or older qualifies, a spouse or partner 19 or older can live there as well. Separately, no one under 19 may stay overnight more than 90 days in any 365-day period, which matters if you are planning extended visits from grandchildren. How many golf courses does Sun City Grand have?

HOA fees in Sun City Grand are modest by 55+ community standards. The community uses a single annual assessment of $1,976 (about $165 a month equivalent), with no separate master association fee. There is also a one-time CARE fee of $5,000 at closing, plus smaller transfer and disclosure fees. Sun City (1960) and Sun City West (1978) are the original Del Webb communities, while Sun City Grand was built between 1996 and 2005, so the homes here are dramatically newer and the floor plans reflect it. The Grand also uses a lower minimum age than the other two, which are 55+. On golf, The Grand has four courses compared with eight association courses in Sun City and seven in Sun City West. Prices run higher here to match the newer construction, and the fee structure is simpler: a single annual assessment with no master association layered on top, though buyers should plan for the one-time CARE fee at closing. How many floor plans does Sun City Grand have?
Del Webb built more than 50 floor plans across five series (Classic, Cottage, Estate, Garden Villas, Premier), plus the La Solana condos. Some popular Phase 1 floor plans were updated and renamed in Phase 2, so the same model name can occasionally refer to two different layouts. Are pets allowed in Sun City Grand?
Yes, Sun City Grand is a pet-friendly community. Standard household pets are welcome, and many residents are dog owners who use the community's walking trails daily. Specific rules around pet count and breed are governed by the HOA. I always recommend verifying with the master association before buying if you have specific pet needs.
Can I rent out the casita at a Sun City Grand home?
No. The community's CC&Rs define a detached guest suite as an Ancillary Unit rather than a separate dwelling, so it cannot be sold or leased on its own. Homes may be leased only in their entirety, leases must run at least 30 days, and the association requires proof that a lessee is 45 or older. If you are considering a casita home as an income strategy, this is not the community for it. If you want the space for family, guests, or a live-in caregiver, it works exactly as you would hope.
