Corte Bella is a guard-gated Del Webb community of 1,650 single-family homes set on roughly 720 acres in Sun City West, Arizona. It was Del Webb's first foray into the country club format, designed to give buyers the amenity package of a Del Webb community in a smaller, more intimate setting. With around 1,650 homes, it is a fraction of the size of Sun City Grand or the original Sun City, and that scale is part of the appeal for buyers who want resort amenities without the size of a 10,000-home neighborhood.
The architecture is Santa Barbara and Mediterranean inspired. Streets are lined with cypress trees and old-fashioned street lamps, and the clubhouse and recreation buildings feature stucco walls, tile roofs, courtyards, fountains, and archways. The community sits just off Loop 303 in Peoria's northwest corridor, which makes Surprise, Sun City West retail, and the West Valley sports venues easy to reach.
Corte Bella is also one of the few active adult communities in the area with a 45+ age restriction rather than 55+. At least one resident in the home must be 45 or older, and that opens the community up to pre-retirement buyers and couples where one spouse is younger than 55. An 18-hole, 7,011-yard private course designed by Greg Nash that winds through the community. Lush Bermuda fairways rather than desert target style. Residents get discounted greens fees, and full golf memberships are available with priority tee times.
A 12,000 square foot fitness center with cardio and strength equipment, an aerobics and dance studio, and a day spa with treatment rooms, therapy tubs, saunas, and a sun patio. Group classes and personal training are part of the regular calendar.
An outdoor heated pool with a separate lap pool and spa, plus a sun patio. Pool deck looks out over the community and surrounding mountain views. The Bella Vista restaurant is right next to the pool complex.
Tennis courts, pickleball courts, and bocce lanes are all on-site. The smaller community size means courts are usually easy to book, and league play has a friendly, less competitive feel than larger 55+ neighborhoods.
The main clubhouse with a ballroom, card rooms, arts and crafts studio, and meeting rooms. Hosts the regular calendar of events, club meetings, and community gatherings. Mountain views in nearly every direction.
Bella Vista Restaurant inside the clubhouse serves residents and guests, with a casual dining feel and a regular menu plus event nights. The golf clubhouse also has its own grill and pro shop for golfers.
One important note for buyers from Sun City West. Corte Bella residents do not have access to the Sun City West Recreation Centers, and Sun City West residents do not have access to Corte Bella. Even though Corte Bella is geographically inside Sun City West, it is its own community with its own HOA, gates, and amenity package.

What is the minimum age to live in Corte Bella?
Corte Bella is a 45+ active adult community, which is unusual for the West Valley. At least one resident in the home must be 45 or older, and no permanent residents under 19 are allowed. This makes Corte Bella accessible to pre-retirement buyers and couples where one spouse is younger than 55, which sets it apart from the surrounding 55+ communities like Sun City West.
Is the golf course included in the HOA?
No. All residents have automatic social membership at the country club, but full golf membership is a separate fee. The golf club is semi-private and open to non-residents as well, and Corte Bella offers several membership tiers including Full Golf, Seasonal Full Golf, Associate, and Twilight. What are the HOA fees at Corte Bella?
HOA dues at Corte Bella are $710 a quarter, about $237 a month equivalent, with no separate master association fee. They cover the guard gate, recreation center, social hall, fitness and spa, pool, tennis, pickleball, bocce, and common areas. There is also a one-time capital fee at closing (about $4,260) plus a $400 resale disclosure fee. Golf is a separate, privately owned club with its own membership structure. Do Corte Bella residents have access to Sun City West amenities?
No. Even though Corte Bella sits inside the Sun City West area, it is its own community with its own HOA, gates, and amenity package. Corte Bella residents do not have access to the Sun City West Recreation Centers, and Sun City West residents do not have access to Corte Bella amenities. This is one of the most common questions I get from buyers comparing the two, so I always make sure clients understand the distinction.
Is there new construction at Corte Bella?
No. Del Webb built Corte Bella between 2003 and 2007, and the community is fully built out. Everything trades as resale. Most homes have been updated at least once, and condition varies a lot from one property to the next, so budgeting for updates is something I always discuss with buyers depending on the home.
How is the location?
Corte Bella sits just off Loop 303 in the northwest corner of the Phoenix metro, which makes most of the West Valley easy to reach. Banner Del E. Webb Medical Center is a few minutes away, the Lake Pleasant Regional Park is a short drive north, and the new Surprise Stadium spring training complex is roughly 10 minutes away. Sky Harbor International Airport is about 35 to 45 minutes depending on traffic.
What does a typical Corte Bella home cost?
Pricing covers a wide range. Smaller Villa Collection homes typically sit at the lower end of the market, while larger Miramar Collection homes and golf course frontage homes reach the top. Premium lots, casitas, and three-car garages all add to the price. The best way to understand current values is to look at active and recently sold listings together.
