The Cambria is a Catalina Series plan at Corte Bella in Sun City West: 2 bedrooms plus a den and 2,337 square feet of livable area. The builder sheet lists formal living and dining rooms, an Arizona Room, a breakfast nook, an expanded 2 car garage, and a covered patio. The drawing shows a primary bath and a second bath.

The Cambria has both formal and casual space. The dining room is at the front by the foyer, and the living room is in the middle of the home and opens to the patio. The Arizona Room, which the drawing labels as the family room, is at the back with the breakfast nook and kitchen. The primary suite is on one side of the home with its bath and walk-in closet. The second bedroom and the den are on the other side with the second bath between them, and the den is marked as an optional third bedroom.

The question to ask yourself is whether you will use two sitting areas. Buyers who entertain tend to like having the living room separate from the family room. Others end up with a room they walk past. The sheet also shows an optional one car garage addition, a bay window, and a guest casita with a courtyard wall. Corte Bella is built out, so the Cambria is a resale. Since the sheet does not print a bath count, confirm the baths on the listing.

If you want one great room instead, look at the Encanto at 2,070 square feet. The Mirada at 2,560 square feet adds a half bath and a cart garage.
