Guest House & ADU Homes · Phoenix, AZ
On a listing, "guest house," "casita," and "ADU" get used loosely, but they do not all mean the same thing, and the difference changes how you can use the space.
An accessory dwelling unit, or ADU, is a fully self-contained second home on the same lot: its own kitchen, bath, living area, and sleeping space, either attached to the main house or detached in the back. Arizona and the City of Phoenix use ADU as the formal term, while buyers and agents tend to say guest house, casita, granny flat, or in-law suite for the same thing.
Where it gets fuzzy is that some listings call a room a casita when it is really a bedroom with its own entrance and no kitchen. That is fine for guests or an office, but it is not a true ADU, and you cannot count on using it as a rental or a separate living unit. When that distinction matters to you, it is one of the first things I confirm on a property.
There are really two paths, and they shape your search. The first is buying a home that already has a finished guest house or ADU in place, which is what the listings on this page show. The second is buying a home where you have the room and the right to build one later. Both are real options in Phoenix, and which one you want changes the kind of home and lot we look for.

The honest case on both sides before you start touring.
A separate unit does a lot of jobs. It houses aging parents or adult kids with privacy on both sides, gives you a real office or studio away from the main house, and on many Phoenix lots it can be rented for income. That flexibility is also why these homes tend to hold buyer interest at resale.
If your situation might change down the road, having the second space already built is one less project to take on.
A few things complicate it. Whether you can rent the unit, build a new one, or use it short-term depends on city rules and, just as often, on the HOA or CC&Rs for that specific community. Financing and appraisal can also treat a true ADU differently than a bonus room.
And as above, confirm the space is actually a self-contained unit if that is what you are paying for, not a bedroom the listing is calling a casita.
The first thing I check on these homes: what the second space legally is, and what you are allowed to do with it. A detached unit you can rent is a very different purchase than a guest room with its own door, even when both show up under "guest house." Once we pin that down, the search and the price both make a lot more sense.
A few things I look at with buyers comparing guest house and ADU homes in Phoenix.
Existing unit, or the right to build one. If the home already has a guest house, confirm it was permitted and is a true self-contained unit. If you are buying with plans to build, confirm the lot and zoning actually allow it before you count on it.
The Phoenix ADU rules changed recently. To comply with a 2024 state law, Phoenix updated its ordinance in late 2024 and now allows accessory dwelling units on many single-family lots where they were restricted before, often one attached and one detached, and the city offers a free library of pre-approved ADU plans. What you can build depends on your specific lot, so confirm current requirements with the City of Phoenix Planning and Development Department.
HOA and CC&Rs can still say no. State law does not override private community rules. In an HOA or deed-restricted neighborhood, detached structures and rentals can be limited or banned, so we read the CC&Rs before you fall for the backyard.
Renting it out, including short-term. Long-term renting is generally allowed. Short-term rental is permitted under state law but needs a City of Phoenix short-term rental license and follows the city's rules, so plan for that if rental income is part of your math.
Financing, appraisal, and the full inspection. A true ADU can change how a home is financed and appraised, and the unit needs its own look at the kitchen, bath, and systems. Our Phoenix home inspection guide covers what we check.
What is the difference between a guest house, a casita, and an ADU?
They overlap. ADU, or accessory dwelling unit, is the formal term for a self-contained second home on the lot, with its own kitchen, bath, and living and sleeping space, attached or detached. Guest house, casita, granny flat, and in-law suite are the everyday names for the same thing. The one to watch is a listing that calls a casita what is really a bedroom with a separate entrance and no kitchen, which is fine for guests but is not a true second unit.

In much of the city, yes. To comply with a 2024 state law, Phoenix updated its ordinance in late 2024 and now allows ADUs on many single-family lots, often one attached and one detached, and it offers free pre-approved plans to speed things up. What you can build depends on your specific lot and zoning, and an HOA can still restrict it, so confirm the details with the City of Phoenix before you count on it.
Can I rent out the guest house?

The bigger catch is often the HOA or CC&Rs, which can limit or prohibit renting in that community, so we check those for the specific property.
Do homes with a guest house cost more?
Often, yes, because you are buying extra finished, self-contained square footage and the flexibility that comes with it. How much more depends on whether the unit is a true permitted ADU or a simpler guest room, the lot, and the area. It is one more reason confirming what the space actually is matters before you compare prices.
