CantaMia sits on roughly 587 acres at the base of the Sierra Estrella Mountains in Goodyear, Arizona. The community is gated, age-restricted to 55 and better, and planned for about 1,700 single-family homes when fully built out. It's part of Estrella, a 20,000-acre multi-generational master-planned community just south of Interstate 10 and the 303 Loop.
The community started in 2010 and has gone through a few builders over the years. It opened as Province at Estrella under Engle Homes, was renamed CantaMia by Joseph Carl Homes in 2010, ran for several years under AV Homes, and is now built out by Taylor Morrison, who took over in 2020. The name is Italian for "my song," which ties into the music-themed floor plan names you'll see throughout the community.
One of the things that makes CantaMia stand out is the dual-amenity structure. Behind the gates you have your own 29,000 square foot Village Center with indoor and outdoor pools, fitness, courts, and clubs reserved for CantaMia residents. Outside the gates, you also have access to the Estrella master plan amenities: the Yacht Club at the 72 acres of lakes, 65+ miles of paths and trails, and 50+ neighborhood parks. Use of the Starpointe and Presidio Residents' Clubs, including their pools, requires a separate annual pass through the Estrella HOA. Most CantaMia residents I work with don't end up needing it, but it's nice to have the option.

CantaMia is in south Goodyear, about 17 miles west of downtown Phoenix and minutes from one of the most under-appreciated regional parks in Maricopa County.
Goodyear is one of the fastest-growing cities in Arizona, and the south end where CantaMia is located still feels open and quiet compared to neighborhoods closer to the freeway. You're close to Estrella Mountain Regional Park, a 19,840-acre Maricopa County park with 33 miles of trails for hiking, mountain biking, and horseback riding. It was the first regional park in the Maricopa County system and is one of the largest open-space assets in the West Valley.
The Goodyear Ballpark is the spring training home of the Cleveland Guardians and Cincinnati Reds, about 12 minutes from CantaMia. For day-to-day shopping you've got Safeway, Sprouts, and a Banner medical building right inside Estrella, plus a wider selection at Estrella Falls Mall and the Litchfield/I-10 area about 15 to 20 minutes away. Hospitals nearby include Abrazo West Campus and several Banner Health facilities.
One thing to be aware of: CantaMia is at the south end of Estrella, and the drive to Sky Harbor Airport runs about 35 to 40 minutes depending on traffic. That's true of most West Valley active adult communities, but it's worth knowing if you fly often or have family flying in regularly.
What's the minimum age to live in CantaMia?
CantaMia is a 55+ community. Under federal law, at least one resident in 80% of occupied homes must be 55 or older, with the remaining 20% governed by the community's own rules. CantaMia's governing documents set the specifics, so I always recommend reviewing those during escrow. The HUD Housing for Older Persons Act framework is what gives age-restricted communities the legal ability to operate this way.
Who builds homes at CantaMia today?
Taylor Morrison is the current and exclusive builder at CantaMia and has been since 2020. Earlier homes in the community were built by AV Homes and Joseph Carl Homes, so on the resale side you'll see floor plans from all three builders.
What are the HOA fees in CantaMia?
CantaMia residents pay two HOA assessments: a CantaMia community fee that covers the Village Center, gates, and CantaMia amenities, plus the Estrella master plan fee. The CantaMia community assessment is currently $265 a month and the Estrella master fee is $83, for a real combined cost of $348 a month. Can CantaMia residents use the Starpointe and Presidio clubs?
Yes, but it requires a separate annual pass through the Estrella HOA. Per Estrella's published rates, a 2024 annual pass for two adults in a household ran around $400. CantaMia residents already have full access to their own 29,000 square foot Village Center, the Yacht Club at the lakes, and Estrella's parks and trails without an additional fee. The pass is just for Starpointe and Presidio amenities like those clubs' pools and fitness centers.
How is CantaMia different from PebbleCreek or Sun City Grand?
CantaMia is smaller and newer. It's planned for about 1,700 homes versus PebbleCreek's 6,200 and Sun City Grand's 9,800. It also has just one builder (Taylor Morrison) and one Village Center, where the larger communities have multiple recreation centers, golf courses, and a bigger pool of clubs and activities. CantaMia trades scale for a more intimate community feel, lakefront homesites, and proximity to Estrella's lakes and trails. After doing this for more than 20 years, I can tell you the question isn't which community is better, but which one fits the way you want to live. Touring all three is usually the right move.
Is there golf at CantaMia?
Not inside the gates. The Golf Club of Estrella is about three miles from CantaMia, inside the larger Estrella master plan. It's an 18-hole, par 72 Nicklaus Design course managed by Troon, with discounted resident rates for Estrella homeowners. Most CantaMia residents who golf use that course as their home club.
What does a typical CantaMia home cost?
New construction from Taylor Morrison currently starts in the low $300,000s and runs higher for larger Ensemble and Symphony Series plans.
