The Montecito is a Presidio Series plan at Corte Bella in Sun City West: 2 bedrooms, 2 baths, and 1,352 square feet of livable area with a 2 car garage and a covered patio. It is the smallest of the Corte Bella plans I have a builder sheet for.

The great room and dining area run across the back of the home and open to the patio, with the kitchen set in the middle so it faces both. The primary suite is at the back corner with its own bath and walk-in closet. The second bedroom is at the front of the home with the second bath beside it, so guests are at the opposite end from you. There is no den on this plan.

Because there is no den, the builder options matter more here than on the larger plans. The sheet shows an optional guest casita with a courtyard wall, a bay window at the primary suite, extra patio areas, and a 4 foot garage extension. A Montecito with the casita gives you the office or guest room the base plan lacks. One without it is a true two bedroom home, and you should price it that way. Corte Bella is built out, so every Montecito is a resale. I look at which options were built before I compare one to another.

If you want a den, the next plan up is the Arcada at 1,610 square feet. The San Ysidro at 1,811 square feet adds a den and a breakfast nook.
