Teravalis is one of the largest master-planned communities ever undertaken in the country, and it is just getting started. That makes it an unusual opportunity and an unusual decision, so it helps to understand exactly what you are buying into before you fall for a model home.

Teravalis spans roughly 37,000 acres in Buckeye, AZ, in the far West Valley, with a Buckeye 85396 ZIP. It is being developed by Howard Hughes Communities, the same company behind long-running master plans like Summerlin in Las Vegas and The Woodlands and Bridgeland in Texas. The name translates to "land of the valley," and the community sits between the White Tank and Belmont mountain ranges along Sun Valley Parkway. Over the coming decades the full plan calls for up to 100,000 homes and a large amount of commercial, retail, and employment space, so what exists today is the very first chapter of a project measured in generations.

The part you can actually buy into right now is Floreo, the first village. Floreo covers about 3,000 acres, roughly a tenth of the overall master plan, and is planned for thousands of single-family homes over the next decade. Seven builders are selling here today: Century Communities, Courtland Communities, DRB Homes, KB Home, Lennar, Meritage Homes, and New Home Co. Single-family floor plans generally run from three to five bedrooms, with both move-in-ready homes and to-be-built options. Because each builder runs its own sales office, lineup, and pricing, the same square footage can carry very different finishes, fees, and timelines depending on who you talk to first.

Quick orientation note. Floreo is the gateway village at Sun Valley Parkway and Teravalis Parkway. It is designed so that every home sits within about a ten-minute walk of a park, with more than 600 acres of open space inside Floreo alone and over 7,000 acres of permanent open space planned across the full community. The social heart of Floreo will be the Echo Community Center, a 22,000 square foot recreation and wellness hub that is scheduled to open in early 2027.

One thing I tell every Teravalis buyer: tour at least three builders, even if you think you already know which one you want. Floor plans, lot premiums, included finishes, incentives, and warranty terms vary so much across these seven builders that the same monthly payment can buy a noticeably different home. Teravalis falls within the Saddle Mountain Unified School District, which serves the Sun Valley corridor west of the White Tanks. A new school within Teravalis is part of the district's growth plans. Always verify the assigned schools by exact address before you write an offer.

Teravalis is built as an Energy Star community with WaterSense fixtures in homes. Floreo has secured a 100-year Certificate of Assured Water Supply from the Arizona Department of Water Resources, which is the state requirement for a new community to move forward.

Location & Commute

Teravalis sits along Sun Valley Parkway with access down to Interstate 10. It is one of the westernmost points of the metro, so plan on a real drive to central Phoenix and Sky Harbor. Ground-floor opportunity. Being among the first residents in a community planned for decades of growth is appealing to a lot of buyers. You are choosing your lot and builder before the community fills in, which is a real draw for people who want to grow with a place.

A serious developer behind it. Howard Hughes does not build and leave. The company stays on as long-term steward of its communities, the way it has with Summerlin and The Woodlands. For a project this size, who is steering it for the next 30 years matters.

Builder choice in one place. Seven builders selling at once means you can compare a Lennar plan against a KB Home built-to-order against a New Home Co. design in a single afternoon, inside the same community.

New construction and accessible entry pricing. Everything here is new, with current floor plans, builder warranties, and energy-efficient construction. Buckeye also remains one of the more affordable entry points in the Valley, which is a big part of the appeal.

What to Plan For

Tradeoffs Worth Knowing

It is genuinely early. The signature amenity, the Echo Community Center, is not scheduled to open until early 2027, and on-site retail and grocery are still being recruited. Expect active construction around you for years, which is normal for a new master plan but worth picturing honestly before you commit.

Builder contracts favor the builder. Every home here is new construction, so every contract is a builder contract. Deposits, contingency timing, change-order rules, and warranty terms are set by the builder. New construction can be great, but builder contracts are a little different, and that is where having someone on your side really helps.

A community facilities district applies. Floreo at Teravalis has a Community Facilities District, which means a special assessment is billed through your Maricopa County property taxes to help fund public infrastructure. It is common in new West Valley master plans, but always confirm the assessment on the specific lot so there are no surprises in your monthly payment.

Far-west location and water. This is one of the westernmost points of the metro, so the commute to central Phoenix is real, and water is an ongoing topic across the far West Valley. Floreo has secured its 100-year assured water supply, which is the key threshold, and it is a fair question to keep asking as later villages move forward.
