A buyer's guide to Arizona's first Trilogy Boutique Community, the new 414-home Shea Homes 55+ community inside Northpointe at Vistancia. What the brochures show, and the timing details every buyer should plan around.
Ridgecrest is a brand-new 55+ community by Shea Homes, set inside the Northpointe at Vistancia master plan in north Peoria. It is Arizona's first Trilogy Boutique Community, a smaller-scale version of the Trilogy resort lifestyle Shea has built across the country for 25 years. Pre-sales started in September 2024, model homes opened in spring 2025, and the community grand opening was May 2025.
Ridgecrest is a 414-home single-family community, all single-story homes from 1,649 to 3,040 square feet, surrounded by 1,000 acres of high desert and mountain preserves at the most elevated, scenic point of Vistancia. Pricing currently runs from $470,900 in the smallest Freedom 35 collection up to over $1.1 million on the largest Ridge collection quick move-in homes. The community sits about a mile north of Trilogy at Vistancia, the older 3,300-home Trilogy that sold out in 2023.
This is one of the most active new-construction 55+ buying markets in the West Valley right now. After 20+ years working this market, my job is to help you understand what is genuinely happening at Ridgecrest, what is being delivered today versus what is planned for later, and how Ridgecrest compares to the established 55+ communities I work with all the time, including PebbleCreek, Sun City Grand, Sun City West, Corte Bella, and CantaMia.
The single most important thing to know about Ridgecrest right now: The Open Wellness + Social Club, the resort-style amenity that anchors the Trilogy lifestyle marketing, is not built yet. Per Shea, the club is planned to break ground later in 2026 and open in 2027. Buyers closing today will live at Ridgecrest for one to two years before the marquee amenity is open. The HOA includes a temporary EoS Fitness gym membership in the meantime, but it is off-site. Builder contracts also work very differently than resale, and that is where having someone on your side really helps.
Ridgecrest offers 10 single-story floor plans organized into three collections by size and price. All homes are single-family detached, all are single-level, and all include open-concept layouts with large outdoor living spaces. Pricing reflects current Shea Homes published starting prices.
The smallest and most attainable Ridgecrest collection. Three single-story plans ranging from 1,649 to 1,988 square feet, with 2 to 3 bedrooms, 2 to 3 bathrooms, and 2-car garages. Plans include the Dream II (1,649 sq ft), Flourish II (1,818 sq ft, model home open daily), and Aspire (1,988 sq ft, model home open daily).
This collection is the best fit for buyers downsizing from a larger home or buying their first 55+ home. Pricing currently starts in the low $500,000s for most plans.
The middle Ridgecrest collection and the broadest set of options. Four single-story plans from 2,112 to 2,573 square feet, 3 bedrooms, 2 to 3 bathrooms, and 2-car garages. Plans include Venture II (2,112 sq ft), Vantage II (2,129 sq ft), Discover II (2,207 sq ft), and Traverse II (2,573 sq ft).
This is the right-sized collection for most Ridgecrest buyers, large enough for guest space and a dedicated den or office, small enough to stay manageable as you age in place.
The largest Ridgecrest collection. Three single-story plans from 2,721 to 3,040 square feet, 3 bedrooms, 3 bathrooms, and 2 to 3-car garages (Savona and Costa both include 3-car garages). Plans include Latigo (2,721 sq ft), Savona (2,965 sq ft, model home open daily), and Costa (3,040 sq ft).
The premium tier. Buyers who want a casita or attached guest suite, larger gathering spaces, and the larger garage capacity for two cars plus a golf cart or workshop tend to choose Ridge plans. Quick move-in inventory at the high end has recently topped $1.1 million with incentives.
Most Ridgecrest buyers also want to compare against established Peoria 55+ communities and resale options nearby. Start with the search that fits how you want to live.
Ridgecrest has real strengths and real trade-offs, and buyers deserve to hear both before signing a builder contract. Here is what I tell every buyer to think through.
Brand-new construction with builder warranty. Every home at Ridgecrest is brand new, with current single-story floor plans, modern open-concept layouts, indoor-outdoor living spaces, and full Shea Homes builder warranty. For buyers coming out of a 1990s or early-2000s 55+ home, the build quality jump is meaningful.
Builder reputation. Trilogy by Shea Homes has been named America's Most Trusted Active Adult Resort Builder by Lifestory Research for 14 consecutive years, including in 2026. That is meaningful third-party recognition for a buying decision this size.
Boutique scale (414 homes vs. 3,300). Ridgecrest is intentionally smaller than the typical Trilogy community. Trilogy at Vistancia, the older Trilogy a mile to the south, has 3,300 homes. Sun City Grand has roughly 9,800. Ridgecrest's 414-home scale means you genuinely get to know your neighbors, which is part of the design intent of the Boutique Community concept.
Setting and views. Ridgecrest sits at Vistancia's most elevated, scenic landscape in the Sonoran foothills, surrounded by 1,000 acres of high desert and mountain preserves. The 3.5-mile Discovery Trail runs through the broader community and connects to nearby preserve hiking. For buyers who want desert views and outdoor access from the front door, Ridgecrest delivers in a way most West Valley 55+ communities cannot.
Trilogy lifestyle programs. All Trilogy homeowners get access to brand-wide programs including Explore 360 (international group travel), Explore 52 (52 curated US road trips), Trilogy Wine (tastings and wine lockers), Trilogy fitness, and Dr. Amy naturopathic services. These come with the membership and travel with you across all Trilogy communities.
Single-story design for aging in place. Every Ridgecrest home is single-level, with primary suites typically positioned for accessibility. This is a real factor for buyers thinking 10 to 15 years out.
The Wellness Club is not built yet. The Open Wellness + Social Club, the central marketing image of Ridgecrest with the resort pool, four pickleball courts, fitness center, restaurant, bar, and library, is planned to break ground later in 2026 and is scheduled to open in 2027. Until then, the HOA includes a temporary off-site EoS Fitness membership. If you are buying for the resort lifestyle now, that lifestyle is one to two years out. This is the single biggest planning factor.
HOA dues and CFD assessments are real. Ridgecrest is governed by the TNPAQ1 Community Association, managed by AAM (Associated Asset Management). The HOA includes club access (when open), the temporary EoS gym membership, common area landscaping, and gated non-manned access. Vistancia also has a Community Facilities District (CFD) that adds to your annual property tax bill. Always confirm current monthly HOA dues and CFD assessment with the sales office on every home you consider.
No on-site golf at Ridgecrest. The Trilogy at Vistancia Golf Club is roughly a mile south at the older Trilogy community, and it is a daily-fee public course, not a membership course included with Ridgecrest ownership. If golf is central to your lifestyle and you want it included, PebbleCreek or Sun City Grand handle that differently.
Far north Peoria location. Ridgecrest sits in a beautiful but remote part of the Phoenix metro. Sky Harbor International Airport is roughly 35 to 45 minutes via Loop 303 and the I-17 corridor in good traffic. Major shopping and medical are 15 to 25 minutes south at the Vistancia commercial corridor and into central Peoria. Buyers used to East Valley or central Phoenix proximity should drive the route at different times of day before writing.
Builder contracts work differently. New construction contracts have different inspection windows, different earnest money structures, different deposit timing, and different walk-through processes than resale contracts. The standard buyer-agency representation pieces work differently too. New construction can be a great fit, but having someone on your side really helps.
Limited resale comps so far. Because Ridgecrest is so new, the resale market is thin. Buyers thinking about how the home will appreciate, or when they might sell down the line, have less price history to work with than at a 30-year-old community. That can cut both ways.
How I help buyers think about Ridgecrest: Ridgecrest is a strong fit for buyers who genuinely want brand-new construction, single-story design, and an intimate community scale, and who are comfortable waiting one to two years for the resort club to open. It is not the right fit for buyers who want a fully built-out community with active golf, pool, restaurant, and pickleball today. For that, established Peoria 55+ options like Sun City Grand, Sun City West, or Corte Bella may be a better starting point. The first conversation I have with every Trilogy at Ridgecrest buyer is to understand which of those two profiles fits, and to walk through a few resale 55+ homes for honest comparison before making a decision.
What homeowner Members can expect at full build-out, plus what is accessible right now in the surrounding area.
The single-building club concept is the centerpiece of every Trilogy Boutique Community. Designed to include Open Bar (restaurant and bar), Open Space (indoor social and games), Open Air (resort pool with lap lanes, four pickleball courts, bocce, outdoor gathering), Open Gym (fitness and movement studio), Open Mind (library), plus Event and Fitness Lawns. Per Shea, the club is planned to break ground later in 2026 and open in 2027. A dedicated hospitality team via BlueStar partnership will run the programming when it opens.
Until the on-site Wellness Club opens, the Ridgecrest HOA includes a temporary gym membership to EoS Fitness, an off-site regional fitness chain. This bridges the gap for buyers who close in 2025 or 2026, but it is genuinely off-site, which means a drive to the gym rather than a five-minute walk.
The Discovery Trail is a 3.5-mile community trail running through Ridgecrest and connecting to broader Vistancia walking paths. It is one of the genuinely usable amenities available from day one, with mountain views and connections to surrounding desert preserve hiking.
Roughly one mile south at the older Trilogy at Vistancia community, this is a daily-fee public course (not a Ridgecrest member benefit). Rated highly for desert golf and accessible to Ridgecrest residents on a pay-per-round basis. If included golf membership matters, this is a key gap to understand before buying.
Lake Pleasant is roughly 25 minutes north and is the largest reservoir-based recreation area in the West Valley with about 10,000 surface acres of water at full pool. Boating, kayaking, fishing, swimming, hiking, camping, and the Scorpion Bay marina are all there. For buyers who want water recreation built into retirement, this proximity matters.
Brand-wide programs that travel with Trilogy homeowners across every Trilogy community include Explore 360 (international group travel), Explore 52 (52 curated road trips with local insights), Trilogy Wine (tastings, exclusive events, wine lockers), the Trilogy fitness program, and Dr. Amy naturopathic services. Available to Ridgecrest homeowners from move-in.
Resale values at Ridgecrest are still establishing, so accurate pricing matters more here than at older communities. If you bought early and are thinking about selling, an updated valuation from someone who knows current Trilogy and Vistancia comps will be far more useful than a generic algorithm estimate.

When does the Wellness + Social Club actually open?
Per Shea Homes' current published timeline, the Open Wellness + Social Club is planned to break ground later in 2026 and is scheduled to open in 2027. Construction timelines on community amenities can shift, and the sales office is the most current source for dates. Buyers closing today should plan to live at Ridgecrest for one to two years before the club opens, with the temporary off-site EoS Fitness membership in the interim.
How is Ridgecrest different from Trilogy at Vistancia (the older one)?
Trilogy at Vistancia is the older 3,300-home Trilogy a mile south, sold out in 2023. Ridgecrest is a brand-new 414-home Trilogy Boutique Community, intentionally smaller and more intimate. Vistancia has its established club, golf course, and full lifestyle programming today. Ridgecrest has its model homes today and the major club amenity in 2027. If you want established and active now, Trilogy at Vistancia resale is one option. If you want brand-new construction and you are willing to wait for the club, Ridgecrest fits.
How does Ridgecrest compare to PebbleCreek, Sun City Grand, or Corte Bella?
All three of those are established 55+ communities with full active amenities, golf, pickleball, and existing homeowner communities right now. PebbleCreek in Goodyear is large and golf-focused. Sun City Grand in Surprise is one of the most established 55+ communities in the West Valley with full lifestyle programming. Corte Bella in Sun City West is gated and golf-focused. Ridgecrest's pitch is brand-new construction in an intimate boutique scale, which none of those offer. The trade-off is patience for the resort amenities to be built. We walk through 55+ comps side-by-side with most buyers before they make this decision.
What is the HOA situation, and is there a CFD?
The community association is TNPAQ1 Community Association, managed by AAM (Associated Asset Management) at 602.957.9191. The HOA includes access to the Wellness Club when it opens, the temporary EoS Fitness gym membership in the interim, common area landscape maintenance, and gated non-manned community access. Vistancia also includes a Community Facilities District (CFD) tax assessment that funds master-plan infrastructure, and that adds to your annual property tax bill. Both monthly HOA dues and the CFD amount should be confirmed in writing with the sales office before any contract.
Is there golf at Ridgecrest?
Not on-site at Ridgecrest itself. The Trilogy at Vistancia Golf Club is roughly a mile south at the older Trilogy community and is a daily-fee public course rather than a membership course included with Ridgecrest ownership. Ridgecrest residents play there on a pay-per-round basis, the same as any other public golfer. If golf membership being included in your HOA matters, that is a structural difference between Ridgecrest and several established 55+ Phoenix communities, and worth weighing carefully.
Can I bring my spouse or partner who is under 55?
Trilogy at Ridgecrest is age-restricted under federal Housing for Older Persons Act (HOPA) guidelines. The standard rule for HOPA-qualified 55+ communities is that at least one occupant of each home must be age 55 or older, and the community must maintain at least 80% of homes occupied by at least one person 55 or older. Younger spouses, partners, and adult children can typically live in the home as the second occupant. Visiting grandchildren and family are fine. The specific age and occupancy rules at Ridgecrest are governed by the community CC&Rs, and we always recommend reviewing those directly with the sales office before any contract.
How does the new construction buying process work compared to resale?
Three big differences. First, the contract itself is the builder's contract, not the standard Arizona AAR resale contract, and the contingency, inspection, and earnest money structures are different. Second, your lender, your timing, and your incentive eligibility are all closely tied to the builder's preferred lender and rate buy-down structure. Third, the construction timeline, walk-through, and warranty processes have specific windows. New construction can be a great fit, but builder contracts are a little different, and that is where having someone on your side really helps. I represent buyers at Ridgecrest the same way I do anywhere else, and the buyer typically pays nothing extra for that representation because Shea pays buyer-side commission as part of the contract.
Where is Ridgecrest exactly, and what is the commute math?
Sky Harbor International Airport is approximately 35 to 45 minutes south in good traffic via Loop 303 and I-17. Major shopping, restaurants, and medical at the Vistancia commercial corridor are 10 to 15 minutes south on Vistancia Boulevard. Lake Pleasant is about 25 minutes north. State Farm Stadium and Westgate are roughly 25 minutes south. If you have lived in central Phoenix or the East Valley before, Ridgecrest will feel further out than you might expect. If you have driven the route at peak commute times, you will know what to plan for.
Buying new construction at a brand-new community is a different experience than buying resale. Before you sit in the sales office, it helps to walk through a few resale 55+ homes for honest comparison and understand exactly what you are getting today versus what is planned for 2027. No pressure, just a conversation.
