A gated 55+ community tucked inside the Estrella master plan in Goodyear, with a 29,000 square foot Village Center, lakeside walking paths, and the Sierra Estrella Mountains as your backdrop.
A gated 55+ village inside the Estrella master plan in Goodyear, with a 29,000 square foot Village Center, lakefront homesites, and access to two amenity systems.
CantaMia sits at the base of the Sierra Estrella Mountains in Goodyear, Arizona. The community is gated, age-restricted to 55 and better, and planned for more than 1,700 homes when fully built out. It's part of Estrella, a roughly 20,000-acre multi-generational master-planned community just south of Interstate 10 and the 303 Loop.
CantaMia has gone through a few builders over the years. Engle Homes first planned it as Province at Estrella in 2008, but that opening was cancelled. Joseph Carl Homes announced CantaMia in January 2010, AV Homes built later phases, and Taylor Morrison took over when it closed its AV Homes acquisition in October 2018, opening new models in May 2019. You'll notice the music-themed floor plan names throughout the community.
One of the things that makes CantaMia stand out is the dual-amenity structure. Behind the gates you have your own 29,000 square foot Village Center with indoor and outdoor pools, fitness, courts, and clubs reserved for CantaMia residents. Outside the gates, you also have access to Estrella master plan amenities, including the Yacht Club and Estrella's lakes, parks, and trails. Use of the Starpointe and Presidio Residents' Clubs, including their pools, requires a separate pass. Many buyers find the Village Center covers what they need, but it's nice to have the option.
If you're trying to figure out how CantaMia fits in the broader West Valley 55+ landscape, our guide for relocating buyers comparing 55+ communities in Phoenix is a useful read alongside this page. CantaMia tends to look small on paper next to PebbleCreek or Sun City Grand, and the relocation guide covers how to weigh community size against location, builder, and lakeside lifestyle when they all matter to you for different reasons.
Taylor Morrison is still building here. Current builder pricing lists 11 single-story plans from about 1,361 to 2,326 square feet, from $284,990 up to $426,990 as of mid-October 2026. Resale inventory adds older plans from earlier builders, about 1,189 to 2,852 square feet, and lake lots carry a premium. CantaMia was ranked No. 5 among Arizona active adult communities in the 2024 edition of Ranking Arizona, and it's a community I take buyers to often when they want newer construction in a quieter, smaller-feeling 55+ village.
Resale homes in CantaMia span 25 single-story floor plans across four series from earlier builders, all with musical names, from about 1,189 to 2,852 square feet. Taylor Morrison's current lineup is 11 plans from about 1,361 to 2,326 square feet.
Mid-size single-family homes from 1,419 to 1,766 sq ft. A good fit for buyers who want manageable square footage with room for a den or guest space.
Attached and smaller detached homes from 1,189 to 1,700 sq ft. A good option for buyers who want lower maintenance.
Mid to large single-family homes from 1,629 to 2,280 sq ft. A wide range of sizes in the middle of the CantaMia lineup.
The largest plans in CantaMia, from 2,261 to 2,852 sq ft. These offer the most room for hobbies, visiting family, or entertaining.
What you'll find inside the CantaMia gates and in the larger Estrella master plan.
The hub of CantaMia life, with onsite HOA staff, classes and clubs, and Tempo Café, which has lake and mountain views.
An indoor lap pool with ADA entry and a beach-entry outdoor resort pool, both heated year-round, plus a spa.
Programming includes yoga, jazzercise, art classes, and a cooking club. Ask for the current activity calendar when you tour.
Six pickleball courts, two of them lighted, plus four tennis courts and six bocce courts. The CantaMia Pickleball Club costs $20 a year.
Walking paths around CantaMia's lake, access to Estrella's lakes and trails, and a fenced dog park inside the gates.
There is no golf inside CantaMia. The Golf Club of Estrella, about four driving miles away, is a public, pay-to-play Nicklaus Design course managed by Troon, with resident rates for Estrella homeowners.

CantaMia is in south Goodyear, about 31 driving miles from downtown Phoenix and about 9 miles from Estrella Mountain Regional Park.
The south end of Goodyear where CantaMia sits still feels open and quiet. Estrella Mountain Regional Park, a 19,840-acre Maricopa County park, is about 9 driving miles away.
Goodyear Ballpark is the spring training home of the Cleveland Guardians and Cincinnati Reds, about 11 driving miles from CantaMia. For everyday needs, Safeway is about 5 miles away and the Banner Health Center in Estrella is about 5 miles. Abrazo West Campus, the nearest full hospital, is about 15 miles away.
One thing to be aware of: CantaMia is at the south end of Estrella, and Sky Harbor Airport is about 36 driving miles away, roughly 55 minutes with no traffic and longer at rush hour. That's worth knowing if you fly often or have family flying in regularly.

What buyers and sellers ask me about CantaMia, organized by topic.
CantaMia had 5 closings last month, averaging $427,000. With only five sales in the window, one lakefront or larger home can swing that figure, so I pull comparable sales for the specific plan and lot you like.
CantaMia homes that closed last month sold for $242 per square foot on average. Active listings are asking $252, and lot position, lake frontage and upgrades account for most of the spread.
CantaMia sales last month averaged 136 days on market, though a couple of long-listed homes pulled that number up. Homes for sale today have been listed 68 days on average.
CantaMia sellers averaged 98.9% of list price last month, and 80% of those five sales closed at or above asking. Well-priced resales still draw strong offers even with plenty of inventory around them.
CantaMia has 6.1 months of inventory at the 6-month sales pace, which leans toward buyers. Between resales and new construction there is real choice, and that gives buyers room to negotiate on price, repairs or closing costs.
CantaMia has 45 active listings today, a count that includes resales and some Taylor Morrison homes. The search results on this page update throughout the day.
CantaMia logged 5 closed sales last month on the Arizona Regional MLS. That is a small sample, so I watch several months together before reading a trend into it.
CantaMia listings average $447,332 in asking price right now. Compare that with the sold average in the snapshot above to see where buyers and sellers are meeting.
CantaMia listings run 1,776 square feet on average, usually with 2.2 bedrooms and 2.2 baths. Last month's sales averaged 1,758 square feet.
CantaMia closings peaked in May over the past 12 months, with 15 sales. Spring tends to bring the most activity, which is worth knowing whether you are listing or shopping.
CantaMia averages move around because so few homes close in a given month. On the 12-month chart, the latest month showed about $422,000 at list and $396,000 sold. I read the direction from several months of data rather than one.
CantaMia has 5 homes under contract right now, listed at $471,556 on average.
CantaMia is a 55+ community, and its recorded CC&Rs follow the federal Housing for Older Persons Act, with at least 80% of homes occupied by someone 55 or older. A co-resident 19 or older can live with a qualified occupant, and nobody under 19 can live there permanently. This is general information, not legal advice, so I have buyers review the CC&Rs during escrow.
CantaMia allows visitors under 19 to stay overnight for up to 90 days a year, according to the recorded CC&Rs. Anyone 19 or older can live there full time alongside a qualifying 55+ resident.
CantaMia owners pay two assessments: $265 a month to the CantaMia association, which covers the Village Center, gates and CantaMia amenities, and $83 a month to the Estrella master association, for about $348 a month in 2026. The CantaMia HOA fees guide lays out every line, and I double-check dues on the specific home before any offer goes in.
CantaMia resale buyers should plan for about $5,126 in one-time HOA charges, based on May 2026 HOA figures, plus a $696 prepaid assessment. That package covers a $500 community enhancement fee, $2,088 working capital, a $2,088 reserve contribution, a $50 startup fee and a $400 disclosure fee. New construction handles these differently, and I reconfirm every line in the resale packet.
CantaMia sellers may see a resale disclosure charge, and Arizona statute A.R.S. 33-1806 caps what an association can charge a selling owner for disclosure and related transfer services at $400. How that fee is split in a given sale comes down to the contract, so I spell it out before you list.
CantaMia cannot prohibit solar, because Arizona law (A.R.S. 33-1816) bars any association from banning a solar energy device. The Design Review Committee still approves exterior changes and can set reasonable placement rules, and the Design Guidelines were updated October 1, 2026.
CantaMia has onsite HOA staff at the Village Center, 17700 W Star Point Drive, Building B, with an onsite line of 623-327-1888. Office hours are not posted publicly, so call ahead before you stop by.
CantaMia owners can start with our free home value tool. New Taylor Morrison homes compete with resales here, so for an actual list price I want to see your home and weigh it against both.
CantaMia's minimum lease is 31 days. Recorded rules also limit leasing to the whole home, so confirm the current terms in the resale packet before you plan on renting it out.
Yes, furnished homes do come up in CantaMia. If you want one, I will ask each listing agent for a written inventory so you know exactly which pieces stay.
CantaMia homes are newer than most 55+ resales in the West Valley, but a newer home still deserves a full inspection. I want the inspector looking at every system and the whole structure, because a younger house can still hide a missed defect or a warranty item worth claiming.
Yes, CantaMia has homes with casitas, which give guests a private space of their own. I can set your search to show those first.
CantaMia homes do not have RV garages. Recorded rules bar street parking, allow RVs, boats and trailers 24 hours to load or unload, and permit a small camper only if it fits fully inside the garage, though golf cart and tandem garages are common.
Yes, CantaMia has lots that look out on the Estrella Mountains and lots that face the lake. View lots tend to be priced above interior lots, so I compare them side by side with you.
CantaMia homes with a private pool are not common, but they are available. Any new pool needs Design Review Committee approval, and every owner has the Village Center's indoor and outdoor pools.
Yes, Taylor Morrison is still selling new homes in CantaMia. Current builder pricing lists 11 single-story plans from about 1,361 to 2,326 square feet, starting from $284,990 up to $426,990, as of mid-October 2026. Those numbers move, so I recheck them the week you plan to tour a model.
Yes, CantaMia lakefront lots carry a premium over interior lots. The size of that premium varies by home and view, so I look at recent lake and non-lake sales together before you decide what the water is worth to you.
CantaMia buyers can go either way, and it really comes down to what you value. A resale usually comes with the backyard already finished, while a new Taylor Morrison home typically does not, so budget for landscaping if you go new.
CantaMia is planned for more than 1,700 homes, according to the official Estrella FAQ. It is gated and age restricted, set inside the roughly 20,000-acre Estrella master plan.
CantaMia began as Province at Estrella, an Engle Homes plan from 2008 whose opening was cancelled. Joseph Carl Homes announced CantaMia in January 2010, AV Homes built later phases, and Taylor Morrison took over when it closed its AV Homes acquisition in October 2018, opening new models in May 2019. On the resale side you will see plans from each of those builders.
Yes, CantaMia is a gated 55+ village within Estrella. Entry details can change, so I check the current access setup with the HOA when you visit.
Yes, both CantaMia pools at the Village Center are heated year-round. There is an indoor lap pool with ADA entry and an outdoor beach-entry resort pool, plus a spa.
CantaMia has 6 pickleball courts, 2 of them lighted, along with 4 tennis courts and 6 bocce courts. The pickleball club costs $20 a year to join.
CantaMia programming includes a pickleball club, a cooking club, art classes, yoga and jazzercise, mostly based at the Village Center. The HOA does not publish a total club count, so I suggest picking up the current activity calendar on a tour.
CantaMia allows up to three household pets, such as dogs, cats, household birds or fish, under the recorded CC&Rs. Pets must be leashed or enclosed, dog runs are not permitted, and there is a fenced dog park inside the gates.
CantaMia residents can use the Starpointe and Presidio Residents' Clubs with a separate pass that is not part of CantaMia dues. As of October 2024, Estrella listed $10 daily, $25 weekly, $50 monthly or $400 a year for two adults, so confirm current rates with Community Services at 623-386-1112.
Yes, CantaMia residents can use the Estrella Yacht Club with their CantaMia ID, at no extra charge. Paddle boats, kayaks and canoes are available Friday through Sunday from 8:00 AM to 4:00 PM, and sailboats require a lesson first.
The CantaMia Village Center is open Monday through Saturday from 5:30 AM to 9 PM and Sunday from 9 AM to 7 PM, per the Estrella community map. Holiday hours can differ.
CantaMia has no golf inside the community. The Golf Club of Estrella, a public, pay-to-play Nicklaus Design course managed by Troon, is about 4 driving miles from the Village Center and offers resident rates for Estrella homeowners.
CantaMia puts you roughly 36 miles, or about 55 traffic-free minutes, from Sky Harbor International Airport. Rush hour on I-10 can add a lot to that, so leave early for a morning flight.
CantaMia residents have a Banner Health Center at 9780 S Estrella Pkwy, about 5 driving miles or 12 minutes from the Village Center. The nearest full hospital is Abrazo West Campus, about 15 miles or 29 minutes away.
CantaMia is about 12 driving miles from the I-10 interchange at Estrella Parkway, roughly 24 minutes. The I-10 and Loop 303 interchange is about 14.5 miles away.
CantaMia is about 5 driving miles from the Safeway in Estrella, around 11 minutes from the Village Center.
Estrella Mountain Regional Park sits roughly 9 miles by car from CantaMia, an 18-minute trip. The county park covers 19,840 acres.
Goodyear Ballpark, spring home of the Cleveland Guardians and Cincinnati Reds, is about 11 driving miles from CantaMia, roughly 22 minutes.
CantaMia and Sun City Festival are both 55+ communities, but they have a different feel. CantaMia, in Goodyear, is a gated village planned for more than 1,700 homes, with a 29,000 square foot Village Center, lakeside walking paths and no golf inside the community. Sun City Festival, in Buckeye, is much larger, with more than 4,500 homes built so far, the Sage and Saguaro recreation centers, 31 chartered clubs and its own 27-hole golf course, Copper Canyon. If a quieter setting where things feel more personal appeals to you, start with CantaMia. If you want a big club list and golf in the neighborhood, Sun City Festival deserves a tour.
CantaMia and Victory at Verrado are both 55+ communities with very different personalities. CantaMia, in Goodyear, has a quieter, relaxed setting with lakes, walking paths and Estrella's trails nearby. Victory, a 55+ district of Verrado in Buckeye planned for about 3,000 homes, sits at about 1,400 feet in the White Tank foothills, and its private Victory Club has a restaurant, a large fitness center and a spa, with Verrado Golf Club's 36 holes close by. Peaceful surroundings and a smaller feel point toward CantaMia, while golf, dining and a busy clubhouse point toward Victory. Tour both, because one usually feels right once you drive through.
