Farnsworth built four 55+ communities in Mesa, marching steadily east along Baseline Road, and gave three of them nearly the same name. Sunland Springs Village is the last one, and the newest by a wide margin.
Sunland Springs Village covers about 900 acres in the far east end of the city, built around a 27-hole executive golf course that the homeowners association owns and operates. Construction started in the late 1990s and continued into the 2010s, which makes the housing stock here roughly twenty to twenty-five years newer than the other Farnsworth communities and dramatically newer than most established 55+ communities in the East Valley.
That age difference is the single biggest reason to look here. Homes were built with block wall or 2x6 frame construction, and buyers at the time could partially or fully customize their plans. The result is a community that does not have the uniform, repeated look of a production active adult development. It also means two homes on the same street with the same base plan can be laid out differently inside.
The location is the second reason. Superstition Gateway sits adjacent to the community, US 60 is roughly a mile away, and the Superstition Mountains fill the view to the east from homes on that side. If you are comparing east side options across Mesa homes for sale, this is one of the more convenient locations for shopping and freeway access without being in the middle of it.
The honest trade-off is that this is an executive golf course, not a championship layout, and the amenity package, while genuinely good, is not as deep as the largest Valley active adult communities. Buyers who want tournament-length golf or a country club scale clubhouse usually end up somewhere else. Buyers who want a newer home, low dues, and an easy round a few times a week tend to land here and stay. Important note. Sunland Springs Village, Sunland Village East, Sunland Village, and Dreamland Villa are four separate communities with separate associations, separate amenities, and separate governing documents. They were all built by the same family company along the same road, which is exactly why people mix them up. Make sure the listing you are looking at is in the community you actually toured.
This is the first thing I walk east side buyers through. All four are 55+, all four were built by Farnsworth, and all four sit along Baseline Road. What separates them is age of the housing stock, and that difference is significant.
The first one, and the oldest housing stock of the four. Generally the lowest entry prices in the group. Worth knowing that its structure and amenity access differ from the others, so do not assume the model carries over.
The second community, developed largely through the 1970s and 1980s with roughly 2,685 homes near Greenfield Road. An adjacent 18-hole golf course, a clubhouse with an auditorium, and pools. Established, affordable, and older.
The third, started in 1984 near Baseline and Sossaman with roughly 2,437 homes split between single-family residences and condo units. Its own 18-hole par 62 executive course owned by that association.
The fourth and newest, farther east again. Late 1990s construction onward, 27 holes rather than 18, two recreation centers rather than one, and the only one of the four where you will regularly find homes built after 2005.
What this means for your search. If a home you are considering is described only as being in a "Sunland" community, confirm which one before you get attached to it. The amenity access, the dues, the governing documents, and the resale comps are all different. After doing this for more than 20 years, I can tell you the community usually matters just as much as the house.
The community uses its own vocabulary for home types, and the labels matter because they drive your dues, your maintenance responsibility, and in some sections your ability to have a pet.
The largest share of the community and the widest range, roughly 1,100 square feet up past 3,200 on the largest plans. You maintain your own yard, roof, and exterior, and you pay the base association fee only.
Single-level attached homes the community commonly calls condos, generally in the range of about 1,000 to 1,700 square feet with two bedrooms, two baths, and a two-car garage. Built for lock-and-leave living.
The same townhome product on a golf course lot. These carry a premium and a smaller resale pool, which cuts both ways. They tend to hold value well and they also take longer to find when you are the buyer.
Townhomes and golf condos carry an additional association fee on top of the community fee. It typically covers front yard maintenance, exterior maintenance, and insurance on the building and roof. That is real value on a home you leave for six months a year.
Pet policies are not uniform across the community. Several townhome sections restrict pets while the detached home sections generally do not. If you have a dog or cat, confirm the rules for that specific section in writing before you write an offer. This one catches people.
Because buyers could customize during construction, square footage, room counts, and layouts vary on the same plan name. Do not shop by plan name alone here. Pull the actual floor plan and the county records on each home.
Two questions come up on every single tour here, and both have answers that need to be verified against the recorded documents rather than a listing description.
Sunland Springs Village is an age-restricted 55+ active adult community. The Farnsworth communities generally operate on the standard federal framework for 55+ housing, where at least 80 percent of occupied homes must have a resident aged 55 or older, with a documented minimum age for the remaining share and restrictions on full-time residents under 19. Spouses and caregivers are usually addressed separately in the governing documents.
If everyone moving in is comfortably over 55, none of this will affect you. If you are under 55, or you have an adult child or caregiver who would be living in the home, get the current recorded CC&Rs and written confirmation from the association during your inspection period. I will not let a client waive contingencies until that is in hand.
On fees, this community is known for association dues that sit at the lower end for the Phoenix area, which is a genuine part of the appeal. What you actually pay depends on your home type, since townhomes and golf condos carry the second fee described above, and there are one-time fees at closing to account for. Amounts change over time, so I verify the current figures and exactly what they cover on the specific home you are considering rather than quoting a community average that will be stale in a year.
On the golf course. The 27-hole course is owned and operated by the association and it is open to the public, which helps offset maintenance cost. There is no mandatory golf membership tied to owning a home. Golfers buy passes or memberships separately. If you do not play, you are not carrying a country club fee you will never use, and that is a meaningful cost difference compared with several other Valley 55+ communities.
Two recreation complexes at opposite ends of the community, so most residents have one within an easy golf cart ride.
The only 27-hole facility in Mesa, designed by executive course specialist Jeff Hardin. The three nines are named Four Peaks, Superstition, and San Tan, after the mountain range each opening tee shot faces. Par runs in the low thirties per nine.
The main recreation center, anchored by an auditorium of roughly 13,000 square feet with a stage, dance floor, and full kitchen. A fitness center, heated pool, lap pool, and spa sit alongside it.
The second center at the other end of the community, smaller but fully equipped with its own ballroom and auditorium, its own fitness center, and its own heated pool. The pickleball courts are here.
Tennis, pickleball, bocce, shuffleboard, horseshoes, volleyball, basketball, and a softball field. Water aerobics and water volleyball run on a regular schedule at both pools through most of the year.
Arts and crafts, ceramics, a woodshop, lapidary, sewing, and stained glass, plus a library, card room, and billiards. More than forty clubs and interest groups run alongside a full-time activities coordinator.

How does Sunland Springs Village compare to Leisure World?
Different products for different buyers. Leisure World is larger, guard-gated, sits on its own county island, has two golf courses including a championship-length layout, and a deeper amenity package, but the homes date from 1972 to 1994 and condition varies enormously. Sunland Springs Village has substantially newer homes, lower association dues, an executive golf course rather than a championship one, and is inside the City of Mesa. Many of my buyers tour both. Every community here offers something a little different, so the real question is which one fits the way you want to live.
How far is Sunland Springs Village from the airports and shopping?
Superstition Gateway shopping sits adjacent to the community and US 60 is roughly a mile away. Phoenix-Mesa Gateway Airport is the closer of the two airports, and Phoenix Sky Harbor International is a longer drive west that varies significantly with traffic. Having a smaller airport nearby is a practical advantage for seasonal residents who fly in and out several times a year, and Loop 202 gives you a second route across the Valley when US 60 backs up.
