Ventana Lakes is an established 55+ active adult community in Peoria, just four miles west of Loop 101. The community sits on 480 acres, with about 30 of those acres made up of nine well-stocked lakes, several waterfalls, and walking paths that wind through the neighborhood. If you're someone who likes the idea of grabbing a fishing pole or a paddleboat in the morning without leaving the gates, this is one of very few West Valley communities where that's actually built into the lifestyle.
The community was built in phases starting in 1986, primarily by Lennar Homes (with 21 floor plans ranging from about 952 to 2,534 square feet). Shea Homes completed the bulk of the community around 2000, and K. Hovnanian added 69 newer homes through their Four Seasons brand in 2017. That mix means buyers today have real choice: late 1980s and 1990s resales at lower price points, mid-2000s homes with more contemporary layouts, and a small pocket of newer construction. It also means most homes are due for some level of update, so I always walk through with buyers and point out what's been done and what's still original.
One thing I appreciate about Ventana Lakes is the price-to-amenity ratio. HOA fees vary by sub-association and home type, but they tend to fall in the $59 to $252 per month range, which is genuinely modest compared to newer 55+ communities. You're not paying for a brand-new clubhouse build-out here, but what's already in place is comfortable, well-maintained, and gets used.
The community is a mix of single-family homes and attached duplex or four-plex residences. Attached homes typically run 991 to 1,287 square feet with two or three bedrooms, two baths, and an attached garage. Single-family homes range more widely, from compact 1,100 square foot plans up to 2,700+ square feet with three-car garages and waterfront lots.

Ventana Lakes was built over roughly 17 years by three primary builders. Each phase has its own character, and that affects what you should look for during showings.
The primary builder at Ventana Lakes. Lennar built 21 floor plans ranging from about 952 to 2,534 square feet, including both single-family and attached homes. These are the most common homes you'll see on the market here. Original 1980s and early 1990s Lennar plans tend to have vaulted ceilings, traditional kitchen layouts, and tile or laminate flooring, with most having been updated at least once since.
Shea took over to complete the later phases of the community, including some of the larger waterfront single-family homes. These homes tend to have more open floor plans, three-car garages on select lots, and slightly more contemporary kitchen and bath layouts compared to the earlier Lennar phases.
A small infill addition of 69 newer homes built under K. Hovnanian's Four Seasons active adult brand. These are the newest construction in the community and command a price premium, with modern energy efficiency, smart home pre-wiring, and current finishes. Inventory is limited, so when one comes up it tends to move quickly.

Spread throughout the community so most homes are within easy walking distance of one. Two of the four pools are heated for year-round swimming, and there are spas at multiple locations.
Equipped with cardio and strength training equipment, plus an aerobics studio and dedicated sauna and steam rooms. There's also a billiards room, library, and card rooms for indoor downtime.
Pickleball, tennis, racquetball, bocce ball, shuffleboard, volleyball, basketball, horseshoes, and table tennis. The variety here is unusual for a community of this size and HOA price point.

Ventana Lakes is just minutes from Loop 101, Arrowhead Towne Center, spring training baseball, and quality healthcare. Daily life here is genuinely convenient.
One of the practical reasons Ventana Lakes works so well for both year-round residents and snowbirds is location. You're about four miles from Loop 101, which puts you roughly 30 to 35 minutes from downtown Phoenix and Sky Harbor Airport when traffic cooperates. Arrowhead Towne Center, with more than 150 stores and restaurants, is just over two miles away. The City of Peoria Parks and Recreation system also adds plenty outside the gates, including community parks, trails, and the Rio Vista Recreation Center.
Spring training is a major perk. The Peoria Sports Complex hosts the San Diego Padres and Seattle Mariners every February and March, and it's only a few minutes from the community. Cardinals games at State Farm Stadium and Coyotes games (when in season) are about 15 minutes south at Westgate. Dodgers and White Sox spring training at Camelback Ranch is about 15 miles south.
For healthcare, Banner Thunderbird Medical Center in Glendale is the closest major hospital, with a Level I Trauma Center and more than 25 years of service to the Northwest Valley. Banner Boswell in Sun City is also within a quick drive. Proximity to specialists matters more as time goes on, and that's something I always check with older buyers.
And one note specific to Ventana Lakes: if you actually plan to fish in the community lakes, you'll need a current Arizona fishing license. The lakes are catch-and-release and stocked, but they still fall under state regulations. You can purchase one online through the Arizona Game and Fish Department, and there's a free fishing day each year for residents and visitors during National Fishing and Boating Week if you want to try it before committing.

What's the minimum age to live in Ventana Lakes?
Ventana Lakes is a 55+ community. Under federal law, at least one resident in 80% of occupied homes must be 55 or older, with the remaining 20% governed by community rules. The CC&Rs and individual sub-association rules at Ventana Lakes set the specifics, and there are several sub-associations within the larger community, so I always recommend reading the relevant rules carefully during escrow.
What are the HOA fees at Ventana Lakes?
HOA fees at Ventana Lakes vary by sub-association and home type more than most communities. The base community fee runs about $360 a quarter (roughly $120 a month), but the Gardens sub-section adds about $262.50 a quarter, and attached townhome areas run higher because the HOA covers exterior maintenance and roofing. Can I really fish in the community lakes?
Yes, the lakes are stocked and open to residents and their guests for catch-and-release fishing from community docks. Non-motorized boating (kayaks, paddleboats, small fishing skiffs) is also permitted. You will need a current Arizona fishing license to fish legally, since state regulations apply to private community lakes the same way they do anywhere else. Arizona's Pioneer license offers a reduced fee for residents 70 and older, but it requires 25 consecutive years of Arizona residency, so most retirees moving here from out of state will pay the standard resident rate (currently $37 per year).
How is Ventana Lakes different from Sun City Grand or PebbleCreek?
Ventana Lakes is smaller and more affordable. Sun City Grand has nearly 9,800 homes and four golf courses; PebbleCreek has around 6,200 homes and two golf courses; Ventana Lakes has roughly 1,770 homes and no on-site golf course (but several public courses are nearby). The big trade-off is amenities versus price: HOA dues at Ventana Lakes are substantially lower, but you don't get the big-community country club feel. After doing this for more than 20 years, I can tell you the question isn't which one is better, but which one fits the way you want to live and what you actually plan to use.
What does a typical Ventana Lakes home cost?
Pricing varies more here than in newer communities because of the long build-out window. Attached townhomes and smaller Lennar plans can start in the $300,000s, mid-size single-family homes typically run in the high $300,000s to mid $400,000s, and waterfront homes or larger Shea-built plans with three-car garages can reach into the $500,000s and occasionally higher. Newer Four Seasons homes from 2017 generally command a premium. Pricing changes month to month, so I'm happy to pull current active inventory and run the numbers on anything you're considering.
Is the community gated?
Ventana Lakes is not a guard-gated community. Some sub-associations within Ventana Lakes have their own gated entries, and the broader community has security patrols, but it's not a 24-hour guard-gated setup like Sun City Grand or Trilogy at Vistancia. For some buyers that's a non-issue; for others it's a real consideration, so it's worth thinking through.
What should I look for during home tours here?
Because most homes here are 25 to 40 years old, I always pay close attention to the major systems during showings: roof age and underlayment, HVAC age, water heater, windows, and electrical panel. Many homes have been beautifully updated cosmetically, but cosmetic updates don't tell you much about a 30-year-old roof.
