Buying a Home in Phoenix

Phoenix is the fifth largest city in the country, and every part of town has its own character, price point, and feel. The right neighborhood usually matters just as much as the right house.

The city itself covers more than 500 square miles, and the neighborhoods feel like different worlds. North Phoenix is mostly newer master-planned neighborhoods. Central Phoenix has the historic districts, urban condos, and the Arcadia and Biltmore neighborhoods. Downtown is growing fast with new high-rises, walkable restaurants, and the light rail. South Phoenix and Ahwatukee sit on the other side of South Mountain with their own feel entirely.

Whether you are moving to Phoenix from out of state, looking for your next home as a local, or thinking about an investment property, the same principle applies. My job as your advisor is to help you figure out which part of Phoenix actually matches the life you want to live here. After more than 20 years guiding buyers through this market, I can tell you most regrets come from picking the wrong area, not the wrong floor plan.

One quick note on the name. "Phoenix" gets used loosely. Some buyers mean the city of Phoenix specifically. Others mean the whole metro area, which includes Scottsdale, Peoria, Glendale, Surprise, Goodyear, Chandler, Gilbert, and Mesa. This page focuses on the city of Phoenix itself. Phoenix Neighborhoods to Know

Four areas of Phoenix that come up most often in buyer conversations. Each one feels different, prices differently, and attracts a different kind of buyer.

North Phoenix

Desert Ridge & North Phoenix

One of the most popular landing spots in north Phoenix. Desert Ridge is anchored by the Desert Ridge Marketplace, the JW Marriott resort, and easy access to Loop 101 and SR 51. Newer master-planned feel, newer schools, and a strong mix of single-family, townhomes, and condos.

Buyers usually pick this area for the lifestyle balance: shopping, dining, and resort amenities within a few minutes, but still residential streets and quiet cul-de-sacs. Commutes into central Phoenix or up to Scottsdale work well from here.

Central / East Phoenix

Arcadia, Biltmore & Camelback

Arcadia and the Biltmore corridor are where many of Phoenix's most-recognized homes are. Tree-lined streets, citrus groves on some lots, ranch homes, and a lot of remodels and tear-downs near Camelback Mountain. The Biltmore area adds high-rise condos and resort-style living right at 24th Street and Camelback.

This is a higher price point than most of Phoenix and inventory turns slowly. Buyers come here for the established feel, the dining scene along 32nd Street and 44th Street, and the central location. If you want to be 15 minutes from almost everywhere, this is that pocket.

North Phoenix

Deer Valley & Norterra

Deer Valley sits along the Loop 101 in north Phoenix and includes Norterra, Stetson Valley, Sonoran Foothills, and several other newer master-planned neighborhoods. This area is popular with buyers who work along the I-17 corridor or want quick access to north Scottsdale, Anthem, and points north.

Newer construction is the rule here, with home prices that are typically more accessible than Arcadia or Desert Ridge. The TSMC plant nearby has driven a lot of recent attention to this part of town, especially among buyers tied to the semiconductor industry.

Urban Core

Downtown & Midtown Phoenix

Downtown and Midtown have changed dramatically over the last decade. ASU's downtown campus, the light rail, and a steady wave of new high-rise condos have made the urban core a real option for buyers who want a walkable lifestyle. Roosevelt Row, the Heritage Square area, and the warehouse district anchor downtown. Midtown stretches up Central Avenue with tree-lined streets and historic neighborhoods like Willo and Encanto.

This is the closest thing to true urban living in Phoenix. Most homes here are condos, lofts, or smaller historic homes on smaller lots. Commute is a non-issue if you work downtown or take light rail.

Honest Things to Know About Living in Phoenix

Phoenix has a lot going for it, but there are real tradeoffs. I would rather have you walk in with eyes open, whether this is your first move here or your third home in the Valley.

What People Love

The Reasons Buyers Move Here

Sunshine and weather. October through May is genuinely beautiful. Most days are sunny, the air is dry, and outdoor living is part of daily life. Patios, pools, and hiking trails get used year round on the cooler end of the calendar.

No state tax on Social Security. Arizona does not tax Social Security benefits, which matters for retirees and anyone comparing Arizona to other states.

Lower cost of living than coastal markets. Buyers coming from California, Washington, the Northeast, or Chicago typically find Phoenix more affordable, even after recent appreciation.

Airport access. Sky Harbor is one of the most convenient major airports in the country, and most of Phoenix is within 25 minutes of the terminals.

What to Plan For

Tradeoffs Worth Knowing

Summer heat is real. June through September is hot. Highs of 105 to 115 are normal. Most homes have multiple AC units, pools become essential rather than optional, and outdoor activity shifts to mornings and evenings. New buyers should check AC age and look for shaded patios.

HOAs are common. Most newer Phoenix neighborhoods have HOAs. Fees range widely, and the rules vary. I always pull HOA documents before you write an offer so there are no surprises.

Traffic patterns are different. The freeway system is solid, but rush hours have gotten heavier. Where you live versus where you work matters more than buyers expect.

Property taxes are reasonable. Arizona property taxes are generally lower than many of the higher-tax states people come from, which often offsets some of the home price differences.

One thing I tell every buyer who is new to Phoenix or new to a particular area: visit in July or August before you commit. The weather in November is wonderful, but it is not the weather you will live in for four months a year. Anyone who can handle a Phoenix summer can handle the rest of the year easily.

The Phoenix Lifestyle

Beyond the home itself, here is what daily life looks like across most of the city.

Outdoor Recreation

Camelback Mountain, Piestewa Peak, South Mountain, and the Phoenix Mountains Preserve give you serious hiking inside the city limits. Most neighborhoods are within 15 minutes of a real trailhead.

Sports & Spring Training

Diamondbacks, Suns, and Cardinals all play in the metro. February and March bring Cactus League spring training with 15 MLB teams across the Valley.

Healthcare

Major systems include Mayo Clinic, Banner Health, HonorHealth, and Dignity Health. Most Phoenix neighborhoods have a hospital within 10 to 15 minutes.

Dining & Culture

Arcadia, Biltmore, Roosevelt Row, and Old Town Scottsdale anchor the food scene. The Phoenix Art Museum, Heard Museum, and Desert Botanical Garden are local favorites.

Schools & Universities

Phoenix-area schools vary widely by district. ASU, Grand Canyon University, and the U of A College of Medicine downtown serve higher education. School quality is one of the top conversations in any buyer call with kids in the picture.

Travel & Day Trips

Sedona is two hours north. Flagstaff and the San Francisco Peaks are 2.5 hours and 7,000 feet higher (snow in winter). The Grand Canyon is a long day trip. San Diego beaches are about 5.5 hours by car.

How do I pick the right area of Phoenix?

There is no single best area, which is why the right answer depends on what you want. Buyers who want resort-style amenities and newer construction usually land in Desert Ridge or Deer Valley/Norterra. Buyers who want established neighborhoods and a central location lean toward Arcadia or Biltmore. Buyers who want a walkable urban lifestyle look at Downtown or Midtown. Whether you are moving to Phoenix or already live here and want a different feel, a couple of in-person tours of two or three different areas usually clears things up fast. Here's a list of Phoenix subdivisions to explore.

How hot is Phoenix really?

Hot. June through early September has highs of 105 to 115. Nighttime lows in July and August can stay above 90. The other eight months of the year are genuinely pleasant, often perfect. Most buyers find that pools, covered patios, and good AC make summer manageable, but it is a real adjustment for anyone coming from a cooler climate.

Are property taxes high in Phoenix?

Generally no. Arizona property taxes are typically lower than what people pay in California, Texas, Illinois, or New York. The exact rate varies by school district and city, and the Maricopa County Assessor site has parcel-level information for any home you are considering. I always pull tax history before you write an offer.

Should I buy new construction or resale?

Both work, but they are very different transactions. New construction in Phoenix often comes with builder incentives, especially around interest rate buydowns, but the contracts favor the builder and you should always have your own representation. Resale typically gives you established landscaping, mature trees, and known neighborhood feel, but you will inherit older systems. New construction can be great, but builder contracts are a little different. That is where having someone on your side really helps.

What is the average home price in Phoenix?

The median for the city of Phoenix has been hovering in the mid $400,000s, but that number hides huge variation by area. Arcadia and Biltmore homes regularly sit above $1 million. Desert Ridge typically runs $500,000 to $900,000. Deer Valley and Norterra often trade in the $450,000 to $700,000 range. Downtown condos start in the $300,000s and run up. The honest answer is the price you should plan for depends entirely on which area you choose.

How does the Phoenix metro area compare to the city of Phoenix itself?

The city of Phoenix is the largest piece, but the metro area also includes Scottsdale, Peoria, Glendale, Surprise, Goodyear, Buckeye, Litchfield Park, Chandler, Gilbert, and Mesa. Each city has its own character and price point. Many buyers come in thinking "Phoenix" and end up in one of the surrounding cities once they understand the differences. Always worth keeping the door open to nearby cities during your search.

Is Phoenix a good place to downsize?

It can be a strong fit. Single-level homes are common throughout Phoenix, especially in north Phoenix and Ahwatukee, and the Biltmore corridor has well-maintained condos with HOA-handled exteriors. Buyers who want resort-style amenities without the size of a large home often look at lock-and-leave condos in central Phoenix or smaller patio homes in the newer master-planned areas. Can I buy a new home in Phoenix before selling my current one?

Yes, several ways. Some buyers use a HELOC or bridge loan against current equity. Others write contingent offers, which work better in slower markets and on certain price points. There are also a few buy-before-you-sell programs that can be useful in the right situation. The right approach depends on your equity position, timeline, and how competitive the price point you are shopping in is. Worth a phone call to walk through what fits your situation.

What should I look for during a Phoenix home inspection?

AC age and condition is the big one. Most Phoenix homes have multiple AC units, and replacement is expensive. Roof condition matters because of UV exposure. Pool equipment, irrigation systems, and termite history are all worth flagging. A good inspector who knows the Phoenix climate will catch what a generalist might miss. Is Phoenix safe?

Like any large city, safety varies by neighborhood. The areas featured on this page are generally considered safe, but I always recommend buyers tour during the day and again in the evening, talk to neighbors, and check local crime statistics through the Phoenix Police Department's neighborhood data tools. Your gut on a neighborhood walk usually tells you a lot.
