An established 55+ lake community in Peoria, with nine stocked lakes, four pools, four clubhouses, catch-and-release fishing, and about 40 clubs and groups.
A 480-acre 55+ community in Peoria with about 1,770 homes built around nine stocked lakes, four clubhouses, and four pools.
Ventana Lakes is an established 55+ active adult community in Peoria, just four miles west of Loop 101. The community sits on 480 acres, with about 30 of those acres made up of nine stocked lakes and walking paths that wind through the neighborhood. If you like the idea of grabbing a fishing pole or a kayak in the morning without leaving the neighborhood, the lakes are built right into daily life here.
The community was built in phases by several builders starting in 1986. Lennar Homes was the primary builder, with about 21 plans ranging from roughly 952 to 2,534 square feet. Shea and Greystone added homes around 2000 and into the 2000s, and K. Hovnanian added 69 newer homes through its Four Seasons brand from 2017 to 2020, for about 1,770 homes in all. That mix gives buyers real choice, from late 1980s and 1990s resales to a small pocket of newer construction. It also means most homes are due for some level of update, so I always walk through with buyers and point out what's been done and what's still original.
HOA dues at Ventana Lakes start at $360.36 a quarter, about $120 a month, for a base single-family home, and some sub-associations add their own fee on top. You're not paying for a brand-new clubhouse build-out here, but what's already in place gets used.
The community is a mix of single-family homes and attached duplex or four-plex residences. Attached homes typically run 991 to 1,287 square feet with two or three bedrooms, two baths, and an attached garage. Single-family homes range more widely, and some sit on waterfront lots or have three-car garages.
Lake-adjacent living is the feature that defines Ventana Lakes. If you're relocating, our relocation guide for buyers shopping the Phoenix 55+ market is a good companion read, especially the section on how to evaluate older homes during a short tour visit when you can't walk through several times.
Ventana Lakes was built in phases by several builders, starting in 1986. Each phase has its own character, and that affects what you should look for during showings.
The primary builder at Ventana Lakes. Lennar built 21 floor plans ranging from about 952 to 2,534 square feet, including both single-family and attached homes. Many original 1980s and 1990s homes have been updated over the years, so condition varies from house to house.
Shea and Greystone built later phases of the community. These homes are newer than the original Lennar phases, and I compare layouts and updates home by home.
A small infill addition of 69 newer homes built under K. Hovnanian's Four Seasons active adult brand, about 1,509 to 2,101 square feet. These are the newest homes in the community, and there are only 69 of them, so they come up for sale less often.
Four clubhouses, four pools, about 40 clubs and groups, and a full-time activities director keeping the calendar busy.
About 30 acres of lakes throughout the community. Catch-and-release fishing is permitted, and non-motorized boating (kayaks, paddleboats) is part of daily life here. Swimming in the lakes is not allowed.
Yacht Club, Landings, Lakeside, and Edgewater. Each serves a different purpose: events and bingo, 24/7 fitness, small groups, and arts and crafts. Edgewater includes onsite kilns.
Four community pools, each with an adults-only spa. Two of the four pools are heated during the cooler months.
The Landings has a fitness center open 24/7, plus a sauna and library. There's also billiards and ping pong for indoor downtime.
Four lighted pickleball courts, plus tennis, racquetball and handball, bocce ball, shuffleboard, volleyball, basketball, horseshoes, and a putting green.
A full-time activities director keeps the calendar full, and the official HOA list includes about 40 clubs and groups.

Ventana Lakes is about four miles from Loop 101, with spring training baseball and Banner hospitals a short drive away.
Ventana Lakes sits about four miles west of Loop 101. Phoenix Sky Harbor International Airport is about 33 miles away, roughly 45 to 50 minutes without traffic, so plan extra time at rush hour. The City of Peoria Parks and Recreation system adds parks, trails, and recreation centers beyond the neighborhood.
Spring training is a real perk. The Peoria Sports Complex, spring home of the San Diego Padres and Seattle Mariners, is about 6 miles from the community.
For healthcare, Banner Boswell Medical Center in Sun City is the closest major hospital, about 6 driving miles away. Banner Del E. Webb Medical Center is about 8 miles, and Banner Thunderbird Medical Center in Glendale is about 10 miles.
And one note specific to Ventana Lakes: the lakes are stocked and catch-and-release. If you plan to fish, check current Arizona rules with the Arizona Game and Fish Department and the lake rules with the HOA.
Ventana Lakes is one of many great active adult communities in the Phoenix area. Each one offers something a little different, so the real question is which one fits the way you want to live.

The questions buyers and sellers bring me most often about Ventana Lakes, grouped by topic.
Ventana Lakes closed 49 sales over the last 6 months, and the average sold price was $367,000. Lakefront lots, Four Seasons homes and attached homes all land in that one number, so I break it down by home type before you write an offer.
Ventana Lakes sales over the last 6 months averaged $236 a square foot. Current listings are asking $253, and water frontage is often the reason one home prices above the one next door.
Ventana Lakes homes sold in the last 6 months spent an average of 72 days on market. Listings still waiting for a buyer are at 75 days on average, so a realistic price and good prep still count here.
Ventana Lakes sellers received 98.7% of asking on average across the last 6 months, and 47% of those homes closed at or above asking. Homes that need work give buyers some room, and updated lakefront homes give less.
Ventana Lakes is sitting at 4.6 months of inventory based on the 6-month sales pace, which I read as a balanced market. That usually means fair negotiations, where condition and price carry more weight than timing.
Ventana Lakes currently has 37 homes on the market. The listings on this page refresh through the day as new homes come up and others go pending.
Ventana Lakes recorded 49 closed sales in the last 6 months, according to the Arizona Regional MLS. I update this count every month.
Ventana Lakes listings are priced at $399,645 on average today. Setting that beside the sold average in the market snapshot above shows the gap between what sellers hope for and what buyers have paid.
Ventana Lakes listings today come in at 1,593 square feet on average, typically 2.6 bedrooms and 2.0 baths. Homes that sold over the last 6 months averaged 1,567 square feet.
Ventana Lakes had its busiest month of the past 12 in July, when 11 homes closed. One strong month can simply mean a few sellers listed at once, so I weigh all 12 months before calling it a pattern.
Ventana Lakes averages bounce from month to month because only a handful of homes close at a time, and the mix of lakefront and interior homes keeps changing. The latest month on the 12-month chart showed about $347,000 at list and $338,000 sold. I would rather judge direction over several months than from one.
Ventana Lakes has 8 homes under contract at the moment, with an average list price of $370,536.
Ventana Lakes is a 55+ community, and the HOA requires at least one member of every household to be 55 or older, with every other household member over 18. Federal HOPA rules also call for a 55+ resident in no less than 80% of the occupied homes. A summary of the recorded CC&Rs says guests under 18 can stay overnight up to 30 days a year, so confirm the exact rules in the resale packet. This is general information, not legal advice.
Ventana Lakes allows household members under 55 as long as one resident is at least 55 and everyone else living there is over 18. Permanent residents under 18 are not allowed. Before you write an offer, it helps to list everyone who will live in the home so we can check the fit against the CC&Rs.
Ventana Lakes buyers pay a one-time $4,000 capital fee, sometimes called the CARE fee, when the sale closes. Expect a transfer fee as well, which current sources put at about $185 to $200. The exact 2026 amounts are in the resale packet, and I check them before you sign anything.
Ventana Lakes sellers usually pay the resale disclosure fee, which sources put at roughly $110 to $200 right now. Arizona statute A.R.S. 33-1806 limits an association to a combined $400 for resale disclosure and related transfer documents. The $4,000 capital fee is a separate charge.
Ventana Lakes base dues for a single-family home are $360.36 a quarter, which works out to about $120 a month. Homes in the Gardens add about $262.50 a quarter, and townhome sub-associations run higher because they take on more exterior care. Our Ventana Lakes HOA fees guide has the full breakdown, and I confirm the figure on any specific home before we write an offer.
Ventana Lakes property taxes vary by parcel, but one home on W Tonopah Dr in the Lakeside section paid $1,514 for tax year 2025. Size, lot and exemptions all move the number, so I look up the actual bill with Maricopa County for any home you are serious about.
Ventana Lakes cannot ban solar, since Arizona law (A.R.S. 33-1816) keeps any HOA from prohibiting it. The association may still set reasonable placement rules, and those guidelines are not posted publicly, so plan on Architectural Committee approval before anything goes on the roof.
Ventana Lakes has an on-site HOA office at 10874 W Chino Dr, Sun City 85373, reachable at (623) 566-6001 and open weekdays from 8:30 AM to 4:00 PM. Leigh Klein is the Community Manager, and HOAMCO handles escrow and resale fees.
Ventana Lakes owners can get a quick starting estimate from our online home value tool. A lakefront lot and an interior lot can be worth very different amounts, so for a real list price I like to walk through in person and measure it against recent closings on the same kind of lot.
Ventana Lakes allows a lease as short as 30 days. Rules can change and a sub-association may add its own, so confirm the current minimum in the resale packet before you count on rental income.
Ventana Lakes homes sometimes sell furnished, but that comes down to each seller. If moving in with furniture already in place would help you, tell me up front and I will find out from the listing agent what is staying before we talk price.
Ventana Lakes homes from the 1980s and 1990s call for a hard look at the roof, the heating and cooling equipment, the water heater and the windows. On a lakefront lot, add the condition of the bank or seawall along the water. Fresh paint and new counters look great in photos, but they say nothing about a 30-year-old roof, so I want the inspection report in hand before you commit.
Ventana Lakes does have a few homes with a casita, though they are not common. If separate space for guests matters to you, I will watch for them and send any that come up.
Ventana Lakes homes generally do not have RV garages. A summary of the recorded CC&Rs says RVs, motor homes and trailers cannot be kept where the street or a neighbor can see them, so plan on outside storage and confirm parking rules in the resale packet.
Ventana Lakes has some homes with mountain views, but lake-view lots are more common here. Views depend on the street and the lot, so I suggest touring any home where the view is a big part of the price.
Yes, some Ventana Lakes homes have a private pool, including some on the water. Every owner can also use the four community pools and spas.
Ventana Lakes homes run from roughly 950 square feet to about 2,500 square feet. Attached homes sit at the smaller end, around 990 to 1,290 square feet, and the 2017 to 2020 Four Seasons homes run about 1,500 to 2,100. Several builders worked here over the years, so layouts vary even on the same street.
For a lot of buyers, a Ventana Lakes lakefront home is worth the extra cost, and these homes do sell for more than similar homes away from the water. Looking out at water from your own backyard is a rare thing in the desert. How big the premium is depends on the house, the lot and how much lake you actually see, since some homes look across open water and others catch only a slice of it. Before you pay up, I line up recent sales of similar homes on and off the water so you know the difference makes sense.
Ventana Lakes was built by several builders, beginning in 1986. Lennar was the primary builder, with about 21 plans from 1987 to 2000, Shea and Greystone added homes around 2000 and into the 2000s, and K. Hovnanian built 69 Four Seasons homes from 2017 to 2020.
Ventana Lakes has about 1,770 homes on 480 acres. That count includes the 69 Four Seasons homes added from 2017 to 2020.
The Four Seasons section is the newest part of Ventana Lakes, with 69 homes that K. Hovnanian built from 2017 to 2020. They run about 1,509 to 2,101 square feet. Being decades newer than most homes here, they usually call for less updating than an original 1980s or 1990s home.
No, Ventana Lakes is not gated. If a gated entry matters to you, tell me early so we can compare communities that have one.
Ventana Lakes has four community pools, each with an adults-only spa. Two of them are heated during the cooler months, including the pool at the Landings.
Ventana Lakes has four lighted outdoor pickleball courts near the Landings. There are also courts for tennis, racquetball and handball, bocce, shuffleboard, volleyball and basketball, plus a putting green. The HOA does not publish counts for the other courts.
Ventana Lakes lists about 40 clubs and groups on its official HOA site. That is a good starting point for meeting neighbors who share a hobby.
Yes, Ventana Lakes has a full-time Activities Director, according to the HOA's official site. The community calendar is the best place to see what is coming up.
Yes, the nine Ventana Lakes lakes are stocked for catch-and-release fishing and cover about 30 acres. Swimming in the lakes is not allowed.
Ventana Lakes allows non-motorized boating, such as kayaks and paddleboats, and a summary of the recorded CC&Rs says boats may be stored or moored on the lakes under the lake rules. Motorized boats are not allowed, and one guide says stand-up paddleboards are not either, so read the lake rules in the resale packet.
Ventana Lakes has four clubhouses, and each one has its own job. The Yacht Club hosts events and bingo and has a cafe and pool. The Landings has a fitness center open 24/7, a library, a sauna and a heated pool. Lakeside is set up for small groups, and Edgewater handles arts and crafts with kilns.
Ventana Lakes has no golf course of its own, only a putting green. Willow Creek is the closest course at about 1.9 driving miles, and Westbrook Village Golf Club, a semi-private club with two 18-hole courses that is open to the public, is about 2.9 miles away.
Ventana Lakes is about 33 driving miles from Phoenix Sky Harbor International Airport, roughly 45 to 50 minutes without traffic. Rush hour adds time, so give yourself extra room before a morning flight.
Banner Boswell Medical Center in Sun City is the closest major hospital to Ventana Lakes, about 6 driving miles or 14 minutes away. Next come Banner Del E. Webb Medical Center at roughly 8 miles and Banner Thunderbird in Glendale at roughly 10.
Ventana Lakes is about 4 miles west of Loop 101, which ties into the rest of the Valley freeway system.
Yes, the Peoria Sports Complex is about 5.6 driving miles from Ventana Lakes, around 11 minutes. The San Diego Padres and Seattle Mariners train there each spring.
Ventana Lakes and Sun Village are both established 55+ communities, but each is built around something different. Ventana Lakes has about 1,770 homes in Peoria, nine stocked lakes, four clubhouses and no golf course. Sun Village, in Surprise, is gated, with 1,382 homes built starting in 1986, a 47,000 square foot clubhouse and an 18-hole par 3 course. Water views point toward Ventana Lakes, while a gated entry and on-site golf point toward Sun Village.
Ventana Lakes and Sun City West differ most in scale. Ventana Lakes has about 1,770 homes around nine stocked lakes, while Sun City West has about 16,900 homes, four recreation centers (R.H. Johnson, Palm Ridge, Beardsley and Kuentz) and more than 90 clubs. Sun City West buyers also pay a $5,750 Asset Preservation Fee at closing. A smaller neighborhood centered on the water points toward Ventana Lakes, and a large recreation center system points toward Sun City West.
