Sun City West, the second of the Sun City communities and just northwest of the original, works much like Sun City when it comes to fees. There is no traditional HOA. Instead, every owner pays an annual membership fee to the Recreation Centers of Sun City West, the RCSCW. The recurring cost is low, but there is one important difference from Sun City that catches a lot of buyers, and a sizable one-time fee at closing. Here is the full picture before you make an offer.

Golf (optional) Separate

Golf is not part of the dues. Sun City West has seven golf courses. For 2025 to 2026, an annual unlimited golf card is $3,900, a Kachina card is $895, and a Coyote card is $325. Budget golf separately if you plan to play.

Bowling (optional) Separate
