Verdin is the rare new community in the Valley where the land itself was the starting point: 473 acres of Sonoran Desert, more than 100 acres of it left as open space, ringed by State Trust Land and the Phoenix Sonoran Preserve.
Taylor Morrison spent years planning this site before a shovel went in the ground, and the design brief shows: minimal grading, native plants across the majority of the landscape, and a trail system that ties into the desert rather than fencing it off. The first phase held its grand opening in January 2026 with 413 homesites, and the plan calls for up to 1,225 homes at full build-out.
Geographically, Verdin sits along Sonoran Desert Drive in the 85085 ZIP code, between the Sonoran Foothills area and Cave Creek Road, roughly five miles east of Interstate 17. That puts it in a different pocket than most of what buyers picture when they say north Phoenix. There is no strip center across the street and no six-lane arterial at the entrance. That is the appeal for some buyers and the drawback for others, and it is worth being honest with yourself about which camp you are in before you fall for a floor plan.
The single most useful thing to understand before you tour: Verdin is not one price point. Taylor Morrison sells it as five distinct collections, each with its own sales office, its own plans, and its own price band. Discovery opens the community in the high $600,000s to low $700,000s. Capstone, the largest collection, runs past $1.4 million. Buyers who search once and land on a single collection page routinely walk away with the wrong impression of what Verdin costs and what it offers.

Important note. Prices, incentives, and available homesites at Verdin change constantly, and every number on this page is a snapshot rather than a quote. Builder incentives in particular move month to month and are often worth more than a discount on the base price. Ask me for the current sheet before you commit to a lot.
Same community, same amenities, five very different products. The right starting point is the garage, the guest space, and the lot, not the price band. Square footages below come from the builder and are approximate.
Roughly 1,982 to 3,679 square feet, 3 to 5 bedrooms. The entry point into Verdin and the widest spread in the community, running from a compact single-story plan up to a large two-story. Open-concept layouts with flexible rooms that can absorb a home office or a workout space. A sensible first stop if you want a Verdin address without stretching into seven figures.
Roughly 2,327 to 3,877 square feet, 3 to 5 bedrooms, 2.5 to 4.5 baths. This is the collection to look at if you are housing extended family. Several plans offer a multigenerational suite, and most can be configured with a study or a formal dining room. Roughly 2,620 to 3,474 square feet, 3 to 4 bedrooms, 3.5 to 4.5 baths. The garage collection. Odyssey plans offer oversized and RV garages, which is genuinely hard to find in newer Phoenix construction at this scale. Roughly 3,130 to 3,721 square feet, 3 to 5 bedrooms, three-car garages standard. Summit trades the RV garage for interior square footage and customizable flex space: studies, teen rooms, craft rooms, home gyms. Six plans at last count. This is the move-up buyer collection, and the one where the design studio decisions have the biggest effect on your final number.
Roughly 3,527 to 4,499 square feet, with plans reaching 5.5 baths. The top of the community, on a limited number of homesites. Options include prep kitchens, game rooms, secondary suites, and a full attached casita. If a separate guest quarters is the requirement rather than a preference, look at Capstone alongside resale Phoenix homes with a guest house, since an existing detached unit and a builder casita are not the same thing at resale.
What I tell buyers. Two collections at Verdin can overlap in square footage and still be $200,000 apart, because the difference is sitting in the lot, the garage, and the standard finish level rather than the floor area. Compare the specification sheets side by side before you compare the prices.
Most buyers looking at Verdin are also looking at Norterra, Sonoran Foothills, Stetson Valley, or Union Park. They are not competing for the same thing, and knowing which trade-off you actually want saves a lot of touring.
Everything is new, the amenity package was designed as one piece, and the desert setting is the product. Larger lots in some sections, gated and non-gated neighborhoods, and RV garage options that older north Phoenix subdivisions rarely offer.
The trade-offs are real: a higher entry price than most established neighborhoods nearby, ongoing construction traffic through build-out, a thin resale market for several years, and a longer drive to everyday retail and services.
Norterra give you mature landscaping, a settled neighborhood feel, closer access to the I-17 corridor and Loop 101, and a deep pool of recent comparable sales to price against. Inventory is broader and the price range is wider.
What you give up is choice. You inherit someone else's finishes, the AC and roof are already partway through their life, and you are unlikely to find a modern RV garage or a builder casita without paying to add one.
Worth knowing. If resale value in the first five years matters to you, the honest answer is that a brand new community is harder to predict than an established one. Verdin has real advantages, but the early resale market here will be shallow, and shallow markets swing further in both directions. Buy it because you want to live in it.

The community clubhouse, and the social center of Verdin. Indoor lounge and dining space, a cafe, an event area, and the kind of gathering rooms that a community this size needs if neighbors are actually going to meet each other. The name is a nod to the verdin, a small desert songbird known for building elaborate nests in the Sonoran Desert.
An indoor fitness center with a separate movement studio for classes, yoga, and low-impact work. Paired with an outdoor yoga lawn and a meditation area, which is a more considered wellness setup than the single equipment room most new communities settle for.
A beach-entry resort pool for family swimming and a separate lap pool for anyone who actually swims laps. Having both matters more than it sounds: in most communities the fitness swimmers and the families end up sharing one body of water, and neither group is happy about it.
Pickleball courts, a dog park, and multiple play areas across the community, plus shaded ramadas and an event lawn. A secondary open space is planned with a ramada, a demonstration garden, and lawn seating, which spreads the activity out rather than concentrating everything at one node.
Verdin's internal trail system connects out toward the Phoenix Sonoran Preserve, which covers more than 9,600 acres with roughly 36 miles of trails across three trailheads. The Apache Wash Trailhead on Sonoran Desert Drive is the closest access point. For hikers and mountain bikers, this is the single strongest argument for the location.
Verdin falls within the Deer Valley Unified School District, with Desert Mountain School and Boulder Creek High School currently listed by the builder. Boundaries in this corridor get redrawn as new campuses open, so check the current DVUSD school boundary maps before you commit. Grocery, dining, and medical are clustered back toward the I-17 corridor.

Is Verdin a 55+ community?
No. Verdin is an all-ages master-planned community. There is no age restriction and no age-qualified district inside it. Buyers sometimes assume it is age-restricted because it is a new amenity-rich community in north Phoenix, and because several of the larger master plans in the Valley do carry a 55+ section. Verdin does not. If you are specifically looking for an age-qualified community, that is a different search and I am happy to walk you through the options.
Who is building Verdin and how large will it be?
Taylor Morrison is the builder and the developer. The community covers 473 acres along Sonoran Desert Drive in north Phoenix, and the plan calls for up to 1,225 homes at full build-out. The first phase opened in January 2026 with 413 homesites. More than 100 acres of the site is planned to stay as open space, and the landscape design leans heavily on native desert plants. Because this is a single-builder community, the architecture and quality level stay consistent from block to block, which is different from a master plan where several builders each take a parcel.

Can I buy a resale home in Verdin right now?
Very few. Verdin opened for sales in 2025 and the first homes closed in 2026, so nearly everything available today is builder inventory rather than resale. That matters for two reasons. First, the MLS listing count for Verdin will look thin for a while, which does not mean the community is slow. Second, the earliest resales in a new community are hard to price, because there is not yet a deep pool of closed comparable sales inside the same phase. I track closings here so I can give you a real picture rather than a guess.
Does Verdin have an HOA, and are parts of the community gated?
Yes on both counts. Verdin is governed by its own homeowners association, and the community includes both gated and non-gated neighborhoods depending on the collection and the phase. Lot sizes run up to roughly a third of an acre in some sections. HOA dues, transfer fees at closing, and any special assessment districts are all worth reading in full before you sign, and I pull those documents for every buyer I work with so there are no surprises after closing.
What schools serve Verdin?
Verdin is inside the Deer Valley Unified School District. The builder currently lists Desert Mountain School for kindergarten through eighth grade and Boulder Creek High School in Anthem for high school. School assignments in fast-growing north Phoenix do get redrawn as new campuses open, so confirm the current boundary with the district before you write an offer if schools are driving your decision. That is true anywhere in this corridor, not just at Verdin.
What amenities does Verdin have?
The centerpiece is The Nest, the community clubhouse, with an indoor fitness center, a movement studio, a cafe, and lounge and dining space. Outside there is a beach-entry resort pool and a separate lap pool, pickleball courts, a dog park, playgrounds, shaded ramadas, an event lawn, and a yoga lawn. The community trail system connects out into the surrounding desert. Amenity timelines in new communities can shift, so ask which pieces are open today versus which are still under construction before you rely on any of them.
How far is Verdin from downtown Phoenix, Scottsdale, and Sky Harbor?
Verdin sits along Sonoran Desert Drive, roughly five miles east of Interstate 17 and about five and a half miles north of the Loop 101. Downtown Phoenix generally runs 30 to 40 minutes depending on the hour. Sky Harbor typically takes 35 to 45 minutes. North Scottsdale and Kierland are usually 25 to 35 minutes across the Loop 101. The semiconductor campuses along the I-17 corridor north of the Loop 303 are a short freeway drive, which is a large part of why this part of north Phoenix has drawn so much attention.
Do I need my own agent to buy new construction at Verdin?
You do not need one, but you are better off with one, and the timing matters. The sales agent at the model home works for Taylor Morrison, not for you. In Arizona, most builders require your agent to accompany you or register with you on your first visit for representation to apply, so make that first trip with your agent rather than after. New construction can be a good option, but builder contracts are written differently than resale contracts, and the negotiation points sit in incentives, lot premiums, and the design studio rather than in the base price. That is where having someone on your side really helps.
Verdin is one option in a corridor that has grown quickly. Every community up here offers something a little different, so the real question is which one fits the way you want to live.
