The Cambria 2690 is a Luxury Series plan at PebbleCreek in Goodyear: 2 bedrooms, a den, 2.5 baths, and 2,695 livable square feet. The Cambria 2930 is the larger version at 2,935 square feet with a third bedroom. Both Cambria plans carry a half bath, which is the first thing that separates the Luxury Series from the smaller series at PebbleCreek.
This plan has been built at PebbleCreek over the years, so you will usually find it as a resale rather than new construction. If building new is what you have in mind, talk to me before you visit the sales office. The person who greets you there is licensed and good at their job, but they work for the builder, and their job is to sell you a Robson home. Mine is to tell you whether that is the right move for you. Robson requires your agent to be with you and complete a broker registration agreement on that first visit, and builders generally will not recognize an agent added afterward. Bring me along and you keep someone in the room who reads the builder contract on your behalf, knows what is worth asking about on lot premium and upgrades, and will say so plainly when a resale of this same plan is the better buy.
A half bath sounds minor until you have guests staying and nobody is walking through a bedroom to wash their hands. At this size it is one of the things people tell me they would not give up. A floor plan shows you how a home is laid out. It does not tell you what it costs to own. Lot position, view, finish level, and how much updating the home needs all move that number, sometimes by a lot. That is the part I walk clients through before they get attached to a specific plan.
