The Estancia 2440 is a Luxury Series plan at PebbleCreek in Goodyear: 1 bedroom, a den, 3 baths, a separate guest suite, and 2,437 livable square feet. This is the only plan in the Luxury Series with a separate guest suite, and it is the reason people seek the Estancia out. The Estancia 2420 and Estancia 2422 are both 2,420 square feet and put all the bedrooms under one roofline.

This plan has been built at PebbleCreek over the years, so you will usually find it as a resale rather than new construction. If building new is what you have in mind, talk to me before you visit the sales office. The person who greets you there is licensed and good at their job, but they work for the builder, and their job is to sell you a Robson home. Mine is to tell you whether that is the right move for you. Robson requires your agent to be with you and complete a broker registration agreement on that first visit, and builders generally will not recognize an agent added afterward. Bring me along and you keep someone in the room who reads the builder contract on your behalf, knows what is worth asking about on lot premium and upgrades, and will say so plainly when a resale of this same plan is the better buy.

A separate guest suite functions much like a casita: family can stay for weeks without anyone losing their privacy. It is also the layout that holds its value best with buyers who have adult children visiting from out of state, which in this community is most of them. A floor plan shows you how a home is laid out. It does not tell you what it costs to own. Lot position, view, finish level, and how much updating the home needs all move that number, sometimes by a lot. That is the part I walk clients through before they get attached to a specific plan.
