Loving Phoenix Team | Real Broker
A gated 55+ community on Bell Road built around an 18-hole walking golf course and a 47,000 square foot rec center. Smaller and more relaxed, with an average sold price of about $299,000 over the last 3 months.
A smaller, more intimate 55+ community sitting right on the Bell Road corridor in Surprise, with a different feel from the large Del Webb communities nearby.
Sun Village was built in stages between 1986 and 1995, which means the community is fully built out. There is no new construction here, no half-finished phases, and no pressure from a builder sales office. The trees are mature, the landscaping is established, and the community has had decades to settle into itself. For buyers who do not want the look of a brand new neighborhood, that is part of the appeal.
The community has 1,382 homes in 10 villages, 470 of them condos, with names like Pima, Hopi, Comanche, Kiowa, Zuni, and Arapaho. You will find a real mix of housing types here, which is unusual for a 55+ community. There are detached single-family homes, single-level patio homes, attached townhomes, and condominiums. That mix is part of why Sun Village tends to be more affordable than Sun City Grand or PebbleCreek. There is genuinely something for a wide range of budgets, including buyers who simply want a low-maintenance condo.
Day-to-day Sun Village is managed by FirstService Residential, and the entry has a staffed gate with 24/7 access control. That said, the onsite restaurant, beauty salon, gift gallery, golf course, and community church are all open to the public. The result is a quieter residential feel inside the gates with a steady flow of visitors using the public-facing amenities. Some buyers love that mix. Others want a fully private community, and that is worth knowing upfront.
If you're relocating, our what relocating buyers should know about 55+ life in Phoenix guide covers the practical questions that come up when you're shopping for a smaller, more affordable footprint without giving up amenities. It's especially useful for first-time Arizona buyers trying to understand how condo and patio home HOA structures actually work.
A snapshot of what is waiting for you inside the gates. Most of community life happens at or around the rec center.
An 18-hole, par 3, walking-only course. 2,013 yards from the blue tees, plays in under three hours. The HOA says it has been named "Best of Surprise" ten years in a row. Open to residents and the public.
A 47,000 sq ft rec center is the heart of community life. Inside you will find the fitness room, billiards, art studios, sewing room, ballroom, library, and meeting rooms. Details on the official Sun Village Community Center page.
Heated swimming pool and spa, pickleball courts, tennis courts, shuffleboard, horseshoe pits, and putting greens. Active outdoor amenities you can use most of the year thanks to Arizona weather.
A full-service restaurant, beauty salon, gift gallery, and community church all sit inside the community. Most are open to the public, which gives Sun Village a small-town feel that closed campuses do not have.
A full-time activities director supports 20+ clubs and groups including bridge, bunco, ceramics, billiards leagues, model railroad, RV club, hiking, and an AARP driver safety class. The social scene is built in.
Banner Del E. Webb Medical Center is about 4 miles away. Surprise Marketplace, the Prasada shopping district, and Loop 303 are all close by, so daily errands and big-city shopping stay easy.
If you are comparing 55+ communities and you golf, this is the part where Sun Village stands out for a specific reason.
The Sun Village course is an 18-hole, par 3, walking-only course. That means no riding carts on the course at all. You can use a pull cart, rent one at the pro shop, or simply carry your clubs. The course measures 2,013 yards from the blue tees, with each hole running between 80 and 146 yards. It plays in under three hours.
This is the opposite of what most West Valley 55+ communities offer. Sun City Grand has four full-length courses with carts. PebbleCreek has 36 holes of cart golf. Arizona Traditions has an 18-hole championship course. Sun Village is intentionally smaller and slower. For golfers who care about the short game, who walk for fitness, or who just want to play a quick 9 or 18 without committing half a day, this layout makes sense. For golfers who want long fairways and cart access, this is not the right course.
The HOA says the course has been named "Best of Surprise" ten years in a row, and it is open to the public. Residents and outside players share tee times.
Every community has tradeoffs. My job is helping you see both sides before you buy.
Affordability. Homes that closed in Sun Village over the last 3 months sold for $299,000 on average, condos and houses combined. For buyers on a tighter budget who still want amenities and golf, this is one of the better options on Bell Road.
Variety of housing types. Single-family, patio, townhome, or condo. Most 55+ communities only offer one or two of those. The condo HOA fees often cover roof, water, sewer, garbage, and exterior maintenance, which is a big deal if you are away part of the year.
Public-facing amenities right outside the gate. Surprise Stadium, the 25-court tennis complex, the regional library, and the aquatic center are all walkable or a few minutes by car.
It is smaller and the homes are older. If you want new construction, large modern floor plans, or the scale of a community like Sun City Grand with 9,550 homes, Sun Village will feel limited. Many homes here will need updating.
The golf course is par 3 only and walking only. Strong selling point for some buyers, dealbreaker for others. Be honest with yourself about how you actually like to play.
HOA fees vary by sub-village and housing type. Condos pay more than single-family homes because the HOA covers more. Always pull the specific fee for the address you are considering before you write an offer.
Sun Village sits right on Bell Road in Surprise, putting the city's best amenities a few minutes from your front gate.
The City of Surprise has invested heavily in the Bell Road corridor near Sun Village. Step outside the gates and you are walking distance from Surprise Stadium, the spring training home of the Texas Rangers and Kansas City Royals, voted Best Spring Training Facility in USA TODAY 10Best Readers' Choice 2025. Across from the stadium sits the Surprise Tennis & Racquet Complex with 25 courts that host national and international tournaments.
The same recreation campus includes the Northwest Regional Library, the Surprise Aquatic Center, fenced dog parks, a fishing lake, and Field of Dreams, an adaptive baseball facility designed for kids and adults with disabilities. For buyers who like having things to do nearby, this whole area was designed for it.
Day to day shopping is easy too. Surprise Marketplace and the Prasada area cover most of the big box retailers, and the Loop 303 freeway gives you a quick route into the rest of the West Valley and into Phoenix proper. For buyers who want to compare options, Sun Village sits on what locals call "Retirement Row," the stretch of Bell Road that also includes Sun City, Sun City West, Sun City Grand, and Arizona Traditions.

Straight answers to the questions buyers and sellers ask me most about Sun Village, grouped by topic.
Sun Village closings over the last 3 months averaged $299,000 across 12 sales. Condos and detached homes are mixed into that number, so a single-family buyer should expect to land above it and a condo buyer below it.
Sun Village homes sold in the last 3 months went for $235 per square foot on average, and today's listings ask about $238. Housing type and sub-village move that number more than anything else.
Sun Village sales from the last 3 months took 102 days on average from listing to sale. Current listings have been up 68 days on average, so patient buyers often have time to compare.
Sun Village sellers received 97.2% of their list price on average over the last 3 months, and 33% sold at or above asking. That leaves some room to negotiate, especially on homes that need work.
Sun Village sits at 3.1 months of inventory measured against the past 6 months of sales, still a seller's market, though closer to balanced than many West Valley communities.
Sun Village has 25 homes on the market right now, a mix of condos, patio homes and detached houses. The listings below refresh throughout the day.
Sun Village recorded 12 closed sales in the last 3 months. I refresh this count monthly.
Sun Village listings ask $296,140 on average today. Comparing that with the sold average in the market snapshot on this page shows how close sellers are pricing to what buyers actually pay.
Sun Village listings average 1,245 square feet right now, with about 2.1 bedrooms and 2.2 bathrooms. Homes sold in the last 3 months averaged 1,253 square feet.
April led the past 12 months for Sun Village, when 16 homes closed. Winter and spring, when more buyers are in town touring, tend to be the active stretch.
Sun Village prices bounce month to month because condos and houses sell in different mixes. On the 12-month chart, the latest monthly averages were about $281,000 listed and $275,000 sold. I update these numbers monthly so the trend gets clearer over time.
Sun Village has 3 pending sales, and those homes were listed at $349,283 on average.
Yes, Sun Village is a 55+ community, so every home needs at least one resident who is 55 or older. Younger residents and long visits have limits as well, and the entry has a staffed gate with 24/7 access control.
A buyer under 55 can hold title in Sun Village, because the age rules govern who lives in the home, not who owns it. Federal law allows a limited share of homes in a 55+ community without a 55+ occupant, and the condo rules add their own limits on younger permanent residents, so I verify the current rules with the HOA before an offer.
Sun Village buyers typically pay a capital contribution plus transfer and disclosure-related charges at closing. Published amounts disagree, so I take the exact figures from the resale packet for the home you choose.
For Sun Village sellers, state law (A.R.S. 33-1806 for homes and 33-1260 for condos) caps the HOA's disclosure and transfer service charges at $400 combined, plus optional rush and update fees. Any capital contribution is a separate item.
Sun Village currently has a 90-day minimum lease, and condo rules also rule out subleases and renting single rooms. The rule can differ for houses and condos and can change, so confirm the current minimum with the Sun Village HOA before you sign a tenant.
Furnishings in Sun Village are up to each seller, and there is no real pattern. If you would like a home that comes furnished, tell me early so we can ask the listing agents and get a written inventory of what stays.
Sun Village was built from 1986 to 1995, so ask your inspector to note the age of the roof, the HVAC system and the water heater. Look for polybutylene plumbing, which was common from 1978 to 1995, and check the electrical panel and the windows. On a condo, find out which repairs fall to the HOA and which fall to you.
Sun Village homeowners are protected by A.R.S. 33-1816, which keeps an HOA from banning solar on a lot while allowing reasonable placement rules. Condo roofs are shared property, so condo owners need association approval first.
Sun Village is managed by FirstService Residential, with the office at 17300 N Sun Village Pkwy, Suite A. The phone number is 623-584-6904.
Start with our home value estimate for a rough Sun Village number. For a price you can list with, I would rather tour in person and line your home up against what has sold recently in your village.
Sun Village condos and townhomes in particular suit owners who are away part of the year, since the HOA handles much of the exterior work. A staffed gate with 24/7 access control greets guests at the entry, and you can compare the averages in the market snapshot on this page with other communities.
For Sun Village single-family homes, dues go toward the amenities, the common areas, gate access control and the management staff. Condo associations cover much more, including roof care and replacement, water, sewer, garbage, exterior maintenance and front yard care. Our Sun Village HOA fees guide has the breakdown, and I pull the exact number for the address before you write an offer.
In Sun Village, detached homes have recently shown dues of about $263 a month in MLS listings. Condos pay the master association plus a condo association, about $470 to $510 a month combined. The HOA does not publish a table, so confirm the figure for each address.
Yes, Sun Village condos pay a separate condominium association on top of the master dues, and the condo association has its own board and office. Patio home villages may pay more for front-yard care.
Sun Village property taxes depend on the parcel's limited value and on whether it is your primary home. I look up the parcel with the Maricopa County Treasurer for the actual figure, and owners who qualify can apply for the Assessor's Senior Valuation Protection.
Sun Village has 1,382 homes in 10 villages, and 470 of them are condos. That is far smaller than Sun City Grand, with 9,550 homes plus 252 condos, or PebbleCreek, with more than 5,000 homes.
Sun Village offers detached homes, patio homes, attached townhomes and condos, an unusual mix for a 55+ community. Each type sits in its own village, and dues differ by type and village.
Sun Village is divided into 10 villages. Apache (168) and Arapaho (302) are condos and casitas, Zuni (276, with its own pool and clubhouse) and Pueblo (164) are patio homes, and Kiowa, Shawnee, Hopi, Pima and Comanche are detached homes.
Nearly all Sun Village homes are single-level, and the HOA describes its condos as single-level. I confirm the layout for any specific home before you tour.
The Sun Village condos, in the Apache and Arapaho villages, share the 14300 W Bell Rd address.
Yes, some Sun Village homes have a casita or guest quarters, which is great for visiting family or a hobby room.
Sun Village homes do not come with RV garages. The community does run an RV storage area, covered in the amenities questions below.
Yes, Sun Village has homes on the golf course. Tell me if that matters to you and I will narrow your search to those lots.
Mountain views are not common in Sun Village, but some homes do have them. If a view is a priority, I can point out the homes that have one as we tour.
Yes, a few Sun Village homes have private pools, but there are not many of them. Most owners use the community pool and spa.
No, Sun Village has been fully built since 1995, so every home is a resale.
The Sun Village Recreation Center covers 47,000 square feet and opened in 1987. It holds the resort-style pool and spa, the fitness area, the ballroom and meeting rooms, a restaurant and the pro shop.
Yes, the Sun Village golf course welcomes the public, and residents and outside golfers share tee times. It is an 18-hole par 3 course, 2,013 yards, and it closes for reseeding in October.
Sun Village golf rates differ for residents and the public, and annual passes are available. Prices change by season, so call the pro shop at 623-584-5774 for current rates.
Sun Village does not allow riding carts on its course, and the HOA does not give a reason. The holes are short and water is in play on all but one, so golfers walk with a pull cart or carry their bag.
The Sun Village course closes in October for reseeding. Check with the pro shop for this year's dates.
No, the Sun Village pool is not heated all year. It is warmed to about 85 degrees in the cooler months, and the heaters are switched off for summer and turned back on near the end of September.
Sun Village lists 20+ clubs and groups on its official site, from cards and crafts to hobby and social groups.
Sun Village has 2 pickleball courts at its Sports Complex, plus tennis courts. The city's large tennis complex is just outside the community.
Yes, the Sun Village restaurant is open to the public. It has changed operators over the years, so check the current name and hours before you go.
Yes, Sun Village has an RV storage area with 117 spaces for RVs, boats and trailers, rented by the month.
Sun Village requires golf carts to be registered and to show a windshield sticker, and they must be parked in the driveway or a screened side yard. Ask the HOA for the street-use rules.
No, Sun Village has no dog park inside the community, but the fenced dog parks at Surprise Community Park are close by.
Yes, pets are welcome in Sun Village. Condo rules allow two pets per unit, while for homes I check the current CC&Rs and pet policy before you write an offer.
Sun Village sits on Bell Road in Surprise, near Surprise Stadium, the Surprise Tennis & Racquet Complex, the Northwest Regional Library, the Surprise Aquatic Center and Field of Dreams. Shopping at Surprise Marketplace and Prasada is a few minutes away. The Maricopa County Library District runs the Northwest Regional Library.
Sun Village is about 1.5 miles, or roughly 5 minutes, from Surprise Stadium, where the Texas Rangers and Kansas City Royals train each spring.
Sun Village is about 4 miles, around 10 minutes, from Banner Del E. Webb Medical Center in Sun City West.
Sun Village is about 35 miles by car from Sky Harbor, roughly 50 minutes with light traffic. Plan on extra time at rush hour.
From Sun Village, US-60 (Grand Avenue) is about 2 miles east along Bell Road, and Loop 303 is about 2.5 miles west, roughly 5 minutes each way.
Sun Village is smaller than its biggest Bell Road neighbors. Sun City Grand has 9,550 homes plus 252 condos and much more golf, and PebbleCreek in Goodyear has more than 5,000 homes. The right fit depends on whether scale, golf or housing type matters most to you.
Sun Village and Arizona Traditions are both smaller 55+ communities in Surprise. Sun Village has 1,382 homes in 10 villages, 470 of them condos, a 47,000 square foot rec center and an 18-hole par 3 walking course. Arizona Traditions has 1,768 homes, a guardhouse staffed 24 hours, and an 18-hole par-70 Dick Bailey championship course that is open to the public. Golfers who like a short walking game and those who want full-length holes often lean in different directions.
Sun Village and Sun City differ mostly in size. Sun Village has 1,382 homes, one rec center and a par 3 course. Sun City is the original 55+ community, with 8 recreation centers, 8 golf courses and 124 chartered clubs run by the Recreation Centers of Sun City. One feels like a small neighborhood and the other like a town of its own.
