Most buyers find Solera while shopping Sun Lakes, then have to decide whether they want a community of 1,149 homes or one of roughly 14,000.
Del Webb built Solera in south Chandler in the early 2000s, on the same stretch of Riggs Road that locals call Retirement Row. The Solera Chandler Homeowners Association states it plainly on its own site, which is worth noting because a few third-party listings credit Pulte instead. Sun Lakes, Springfield, SunBird, and Solera all sit within about five miles of each other, which means you can tour four active adult communities in an afternoon and still be back for dinner. That convenience is also why buyers get them confused.
Everything about Solera follows the Del Webb template: single-story ranch homes, a central clubhouse with a full activities calendar, and a golf course threaded through the neighborhood. What is different is the size. Roughly 1,149 homes against Sun City West's tens of thousands. Del Webb sold out the new construction here years ago, so the entire community trades as resale.

Important note. You will see Solera listings labeled Solera at Springfield Lakes, and you will see Springfield referenced in descriptions for homes that are actually in Solera. These are separate communities with separate associations. Confirm which one a specific address sits in before you write. This is the single most common mix-up in south Chandler and it is covered below.
Scale is the real decision here, and it cuts both ways.
At roughly 1,149 homes, Solera is small enough that the same faces turn up at the fitness center, the card room, and the golf course. Buyers who toured Sun City West and found it overwhelming often describe Solera as the version they could actually settle into.
The amenity package is not scaled down to match. You get a real clubhouse, two pools, hobby studios, a ballroom, and courts, with a full-time activities coordinator running the calendar.
Fewer homes means fewer listings. When you are shopping a specific floor plan, a golf course lot, or a particular price point, inventory here is thin compared to the larger communities up the road, and you may wait.
A smaller social circle also means less to choose from. If a club or a group is not your fit, there is not always a second one. Some buyers value that intimacy and some find it limiting, and it is worth being honest with yourself about which you are.
How I would frame it. If you already know you want a Del Webb community and the Sun Cities feel too big, Solera is a short list of one in this part of the Valley. If you are still deciding what size community suits you, tour Solera and Sun Lakes on the same day. They are five minutes apart and they answer the question for most people immediately.
This is the mix-up that costs people time, and occasionally more than time.
Solera and Springfield sit near each other in south Chandler and share access to the same golf course. Listings use the names loosely. You will find Solera homes marketed as Solera at Springfield Lakes, and you will find Springfield named in the description of a home that is actually inside Solera. On our own listing feed for this page, the word Springfield appears far more often than you would expect for a Solera search.
They are separate communities with separate associations, built in different periods. Dues, rules, amenity access, and age policy are set by whichever association actually governs the address you are buying.
The practical protection is simple. Before you write an offer, confirm the governing association from the title company or the HOA disclosure, not from the listing headline. If the answer is not obvious, that is a question for me rather than something to sort out during your inspection period.
Ten to eleven floor plans, all single story, all resale.
Plans run from roughly 1,151 to 2,421 square feet. Every home has at least two bedrooms, two bathrooms, and a two-car garage. The larger series add a den or a third bedroom, and some carry a third garage bay. Many back to the golf course or open to San Tan Mountain views.
One thing that surprises buyers: fenced backyards were not standard. Del Webb did not offer fully enclosed yards when the community was built. The association permits block wall fencing to be added subject to approval and to neighbors not objecting, so some homes have it and some do not. If you have dogs or you want privacy, treat fencing as a search criterion rather than a post-closing project.
Because everything here is resale from the early 2000s, roofs, HVAC, and water heaters are all at or past the age where they matter. Two homes with the same floor plan can be twenty thousand dollars apart in deferred maintenance and look identical in photos. This is a community where the inspection earns its fee.
Lone Tree Golf Club is an eighteen hole, par 71 semi-private course designed by Darryl Wilson that opened in 2001 and winds through the community. Four sets of tees, a practice facility, a pro shop, and a grille at the clubhouse. Golf course lots are a real category of inventory here.
Golf is not covered by your association dues. Lone Tree operates separately from the Solera association. The club has historically offered residents a discounted weekday annual pass, which is a genuine benefit, but it is a separate purchase.
Price it as its own line item and call the pro shop for current rates before you buy. If you golf a few times a year rather than a few times a week, the upside is that you are not subsidizing a course through your dues the way you would in a community that owns its own.
Solera sits on Riggs Road in the southernmost part of Chandler, ZIP 85249, with the San Tan Mountains to the south and east.
Retirement Row. Sun Lakes, Springfield, SunBird, and Solera all sit within roughly five miles along Riggs. For a relocation buyer with three days on the ground, that concentration is the most efficient touring you will find anywhere in the metro. It is also why the community names blur together in listings.
Freeway access. The Loop 202 runs a few minutes north, which puts Scottsdale, downtown Phoenix, and Sky Harbor within a manageable drive. For anyone flying family in and out, this is one of the better-positioned 55+ locations in the East Valley.
Day to day. Chandler shopping, dining, and medical are a short drive north, and Chandler Regional and the broader Dignity Health network serve the area. You are in Chandler proper here, which means city services rather than county, a difference worth knowing if you are also looking at Sun Lakes.
Is Solera a Del Webb community?
Yes. The Solera Chandler Homeowners Association describes Solera as a Del Webb community on its own website, which settles a point that some third-party sites get wrong by crediting Pulte. Can you have a fenced backyard in Solera?
