What This Data Tells You About Trilogy at Vistancia
Trilogy at Vistancia is a guard gated Shea Homes community of roughly 3,300 homes in the desert foothills of north Peoria, built in phases from 2004 until Shea sold the last new homes a few years ago. Two things about it shape the tables above more than anything else: how rarely any individual floor plan comes to market, and who owns a meaningful share of these homes.
Your floor plan may only trade a few times a year
Shea built around twenty named plans here across three collections. Spread across a community this size, that means a specific plan might close two or three times in a year, sometimes fewer. When you look at the sold table above, you are often looking at the entire recent comparable set for a given plan, not a sample of it.
That cuts two ways. If your plan is in the table, those rows carry real weight, more than a comparable table would in a community where the same plan sells twenty times a year. If your plan is not in the table, you do not have a thin comp set, you have no comp set, and pricing has to be built from adjacent plans in the same collection with adjustments. Find your plan first. A meaningful share of these homes are second homes
Trilogy draws heavily from California and the Pacific Northwest, and a lot of what comes to market here is a second home rather than a primary residence. That changes who is on the other side of the transaction in ways the tables above will not tell you directly.
A second home seller is generally under less time pressure than someone relocating for a job or moving closer to family. The home may be listed furnished and turnkey. The listing may be timed around a season rather than a life event. None of that appears in a column, but it shows up in how negotiations go and in why two homes at similar prices can sit on the market for very different lengths of time. Ask what the seller's situation is before you read a long days on market number as weakness.
The highest dues in the West Valley, and golf is not in them
Trilogy carries the highest base association dues of any West Valley active adult community I track, and buyers comparing communities on monthly cost alone regularly draw the wrong conclusion from that. The dues cover two full resort clubs and the amenity program that goes with them. Golf is a daily fee public course, so it sits outside the dues entirely and you pay for it as you play it.
Compare that against a community with lower dues and a bundled country club membership and the ranking can reverse depending on how much golf you actually play. There is also a reserve fund fee at closing tied to a year of assessments, plus a Vistancia master association component and possible parcel specific fees, none of which appear in the tables above. Golf course lots exist on only one side of the community
Kiva
2004 onward · Golf lots existThe original section around the Kiva Club and the golf course. Tuscan and Spanish architecture, mature landscaping, and the only homes in the community that can back a fairway.
Mita
2015 onward · No golf lotsThe newer section around the Mita Club. Contemporary architecture and newer construction, with some homes backing washes or open desert instead.
This matters for reading the tables in a specific way. A golf course premium can only show up on Kiva rows, so if you are comparing a Mita home against a high priced Kiva sale, part of that gap is a lot type that does not exist on your side. Newer construction on the Mita side pushes the other direction. Work out which side a row sits on before you conclude anything about relative value.
Selling in Trilogy at Vistancia
- Find every recent sale of your exact plan first. In a community where a plan trades a few times a year, those rows are the argument. Everything else is adjustment.
- Be realistic about a thin comp set. If your plan has not sold recently, an appraisal may come in built from adjacent plans, and it is worth anticipating that before you price.
- Decide early how you are handling furnishings. Turnkey sales are common here and how you structure that affects both your buyer pool and what the sold record shows.
- Time it to the season if you can. Buyer traffic here builds through the fall and peaks in the winter, and a large share of your buyers are traveling from out of state to look.
Buying in Trilogy at Vistancia
- Use the sold table, not the active table. Asking prices tell you what sellers hope for. Sold prices tell you what buyers agreed to.
- Identify the collection and the plan on any row before you compare it to another. Natura, Veritas, and Vita are different products, not size variations of one product.
- Run the dues math against how much golf you play. The high base dues here buy amenities, not golf. Depending on your habits that is either a bargain or a cost, and it is worth calculating rather than assuming.
- Ask whether a long days on market number reflects the home or the seller. A second home owner with no deadline behaves differently than a motivated seller, and the column looks identical either way.
- Drive the distance at the hour you would actually drive it. Trilogy sits considerably farther from central Phoenix and Sky Harbor than the older Sun Cities, and that shapes medical access and airport runs.
