What This Data Tells You About Westbrook Village
Westbrook Village covers roughly two square miles of north Peoria, built by UDC between 1982 and 1993 across 44 neighborhoods, with two golf courses and two recreation centers. Two things about it are unusual among West Valley active adult communities, and both of them shape the tables above.
The age gate is 40, and that widens who can bid
Almost every active adult community in this market is 55 and better. Westbrook Village is 40 and better. That sounds like a detail until you think about who it lets in: pre retirement buyers, couples where one spouse is well under 55, people who want to buy now and grow into the lifestyle later, and second home buyers still years from retiring.
A larger eligible buyer pool generally means a listing here reaches more people than a comparable home behind a 55 gate. When you compare the days on market column above against a Sun City or a Sun City West, keep that in mind rather than reading the difference as a statement about which community is more desirable. It is partly a statement about who is allowed to make an offer.
There is no builder, so nothing anchors the top of the market
UDC is no longer in business and the community finished building in 1993. There is no model home, no design center, no incentive package, and no new construction price to look at. Every row in the tables above is one resale competing against other resales.
That is the opposite of how most active adult communities in this area work, and it cuts both ways. A seller here is not being undercut by a builder offering a rate buydown, which is a real advantage. A buyer here has no new build price to sanity check against, which means the sold table is genuinely the best reference available rather than one input among several. It is worth reading carefully for that reason.

Lowest total prices in the community, but cost per square foot can read higher than you expect, and most carry a sub association fee on top of the main dues.
A narrow size band, which makes them the easiest product here to compare row to row. Many enclaves carry their own sub association.
The widest range in the community. Golf course frontage and lot position drive much of the spread at the top end.
A community wide average blends a condo with a golf course single family home, which are not competing products and do not price on the same logic. Before you use any average from the tables above, work out which type each row is. Compare condos to condos and detached to detached, or the number will tell you very little.
Homes here are thirty to forty years old, and condition is the whole conversation
The newest home in Westbrook Village was finished in 1993. That means roofs, HVAC systems, water heaters, windows, and electrical panels are all well into replacement territory across the community, and whether that work has been done is often the single largest difference between two otherwise identical listings.
Read a low cost per square foot as a question, not a bargain. Ask what has been replaced and when. Two homes of the same plan on the same street can sit far apart on price entirely because one seller reroofed and the other did not, and none of that appears anywhere in the tables above.
The low HOA headline is only half the story
Westbrook Village carries one of the lowest base association dues of any active adult community in the area, and that is a genuine draw. It is also not the whole number. Condo and patio home enclaves generally pay a sub association fee on top of the main dues for exterior and landscape maintenance, there is a one time capital fee at closing, and golf carries its own membership structure entirely separate from dues. Selling in Westbrook Village
- Price against your own home type first. A recent condo sale tells you almost nothing about a detached home two streets over, and the reverse is just as true.
- Lead with what you have replaced. In a community where everything was built before 1994, a documented roof, HVAC, and water heater are worth real money and buyers are actively looking for them.
- Remember you are not competing with a builder. Unlike sellers in the newer 55+ communities west of here, nobody is offering your buyer a rate buydown on a brand new house. Your competition is the other listings in the tables above.
- Do not undersell the 40+ eligibility. It opens your listing to buyers who are shut out of most of the active adult communities in the Valley, and plenty of them do not know this community exists.
Buying in Westbrook Village
- Use the sold table, not the active table. Asking prices tell you what sellers hope for. Sold prices tell you what buyers agreed to.
- Budget for deferred maintenance on anything that has not been updated. On a home this age, the inspection matters more than in almost any other community in this program.
- Find out whether the home carries a sub association before you compare its monthly cost to a detached home here or to another community entirely.
- Check the age requirement against your own situation. If one of you is under 55, this is one of the few communities in the West Valley where that is not an obstacle. Confirm the current rule on any specific home.
- Walk both recreation centers. Access comes with one membership regardless of which side you buy on, so pick the home rather than the clubhouse.
