The Galleria 2610 is a Luxury Series plan at PebbleCreek in Goodyear: 1 bedroom, a den that can be finished as a second bedroom, 2.5 baths, and 2,606 livable square feet. The smallest of the four Galleria plans, though 2,606 square feet is larger than most plans in the other series. The Galleria 2840 adds a second bedroom, and the 3180 and 3410 are both two story.

This plan has been built at PebbleCreek over the years, so you will usually find it as a resale rather than new construction. If building new is what you have in mind, talk to me before you visit the sales office. The person who greets you there is licensed and good at their job, but they work for the builder, and their job is to sell you a Robson home. Mine is to tell you whether that is the right move for you. Robson requires your agent to be with you and complete a broker registration agreement on that first visit, and builders generally will not recognize an agent added afterward. Bring me along and you keep someone in the room who reads the builder contract on your behalf, knows what is worth asking about on lot premium and upgrades, and will say so plainly when a resale of this same plan is the better buy.

One bedroom and a den across 2,606 square feet means generous rooms rather than more of them. People who choose this plan usually want the entertaining space and are not trying to sleep a crowd. A floor plan shows you how a home is laid out. It does not tell you what it costs to own. Lot position, view, finish level, and how much updating the home needs all move that number, sometimes by a lot. That is the part I walk clients through before they get attached to a specific plan.
