The Galleria 3180 is a Luxury Series plan at PebbleCreek in Goodyear: two stories with 3 bedrooms, a den that can be finished as a fourth bedroom, 2.5 baths, and 3,176 livable square feet. One of only a handful of two story plans built at PebbleCreek. The Galleria 3410 is the larger two story version at 3,408 square feet, and the 2610 and 2840 are single story.

This plan has been built at PebbleCreek over the years, so you will usually find it as a resale rather than new construction. If building new is what you have in mind, talk to me before you visit the sales office. The person who greets you there is licensed and good at their job, but they work for the builder, and their job is to sell you a Robson home. Mine is to tell you whether that is the right move for you. Robson requires your agent to be with you and complete a broker registration agreement on that first visit, and builders generally will not recognize an agent added afterward. Bring me along and you keep someone in the room who reads the builder contract on your behalf, knows what is worth asking about on lot premium and upgrades, and will say so plainly when a resale of this same plan is the better buy.

The stairs are the decision here, not the square footage. Some buyers want the separation an upstairs gives them when family visits. Others find that what worked at 62 does not work at 75. Think about how long you plan to be in the house, not just how it feels on the tour. A floor plan shows you how a home is laid out. It does not tell you what it costs to own. Lot position, view, finish level, and how much updating the home needs all move that number, sometimes by a lot. That is the part I walk clients through before they get attached to a specific plan.
