The Greenbriar 1470 is a Casita Series plan at PebbleCreek in Goodyear: 1 bedroom, a den that can be finished as a second bedroom, 2 baths, and 1,470 livable square feet. This is the smallest of the three Greenbriar layouts. The Greenbriar 1630 and Greenbriar 1632 both run 1,632 square feet, the first as two bedrooms plus a den and the second as two primary suites.

This plan has been built at PebbleCreek over the years, so you will usually find it as a resale rather than new construction. If building new is what you have in mind, talk to me before you visit the sales office. The person who greets you there is licensed and good at their job, but they work for the builder, and their job is to sell you a Robson home. Mine is to tell you whether that is the right move for you. Robson requires your agent to be with you and complete a broker registration agreement on that first visit, and builders generally will not recognize an agent added afterward. Bring me along and you keep someone in the room who reads the builder contract on your behalf, knows what is worth asking about on lot premium and upgrades, and will say so plainly when a resale of this same plan is the better buy.

The 1470 gives you most of the Greenbriar layout without the second bedroom, so it tends to price below its siblings. If a den that could become a bedroom covers your guest needs, this is the value play in the group. A floor plan shows you how a home is laid out. It does not tell you what it costs to own. Lot position, view, finish level, and how much updating the home needs all move that number, sometimes by a lot. That is the part I walk clients through before they get attached to a specific plan.
