The Greenbriar 1630 is a Casita Series plan at PebbleCreek in Goodyear: 2 bedrooms, a den that can be finished as a third bedroom, 2 baths, and 1,632 livable square feet. The Greenbriar 1632 is the same 1,632 square foot footprint laid out as two primary suites instead. The smaller Greenbriar 1470 runs 1,470 square feet with one bedroom and a den.

This plan has been built at PebbleCreek over the years, so you will usually find it as a resale rather than new construction. If building new is what you have in mind, talk to me before you visit the sales office. The person who greets you there is licensed and good at their job, but they work for the builder, and their job is to sell you a Robson home. Mine is to tell you whether that is the right move for you. Robson requires your agent to be with you and complete a broker registration agreement on that first visit, and builders generally will not recognize an agent added afterward. Bring me along and you keep someone in the room who reads the builder contract on your behalf, knows what is worth asking about on lot premium and upgrades, and will say so plainly when a resale of this same plan is the better buy.

Check whether the den has a door and a closet, because that determines whether it counts as a third bedroom when you eventually sell. A floor plan shows you how a home is laid out. It does not tell you what it costs to own. Lot position, view, finish level, and how much updating the home needs all move that number, sometimes by a lot.
