An established golf course community in northwest Glendale with townhomes, single-family homes, and resort-style amenities. One of the better value plays in the area.
A quiet, established golf course community in northwest Glendale. All ages, mature trees, and a price point that makes it one of the more practical options near Arrowhead.
Bellair sits in the northwest corner of Glendale, Arizona, just south of Bell Road and a few minutes from Arrowhead Towne Center. Glendale is the fifth largest city in Arizona with a population of around 250,000 according to the U.S. Census Bureau, but the Bellair pocket itself feels much smaller and more residential than that number suggests. The community was developed between 1973 and 1999, with around 1,230 homes spread across single-family detached homes, townhomes, and condos. That long build-out window means you find a real range of styles inside the same community: 1970s ranch homes, 1980s split-levels, and 1990s two-story homes all coexist on different streets.
Bellair is open to all ages, which makes it a different conversation than the 55+ communities. You will find young families on the same block as long-time empty nesters, and that mix is part of what gives the community its character. Bellair Golf Park anchors the neighborhood with an executive 18-hole course, and the community amenities (four pools, tennis and pickleball, parks, walking paths) are what residents talk about most.
A quick walk-through of the Bellair community and what daily life looks like here.
Bellair attracts a wider mix of buyers than most master-planned communities in the area. Here is who I tend to see making the move and why it works for them.
Bellair townhomes are one of the more affordable entry points into a golf course community in the West Valley. Two and three bedroom layouts, attached single-car garages or carports, and pool access included with the HOA. A practical first home that holds value because of the established neighborhood and amenity package.
The detached homes give families three to four bedrooms, real backyards, and access to the Deer Valley Unified School District. Multiple parks, playgrounds, and the community pools mean kids have somewhere to go year-round. The cul-de-sac street layout keeps through traffic minimal, which parents always notice.
Empty nesters who want to stay in a real neighborhood (not move to a 55+ community) often land in Bellair. Smaller footprint, lower maintenance, golf and amenities right there, and the social mix that comes with an all-ages community. A practical choice when 55+ does not feel like the right fit yet.
Real amenities, not just a sign at the entrance. The HOA does a good job keeping the pools, courts, and golf course in solid shape.
An 18-hole executive course that winds through the community. The on-site clubhouse has a popular restaurant that draws non-residents too. The course is open to the public, so you do not need to be a member to play.
Four heated pools spread across the community, so residents are never far from one. Access is included in HOA dues. Water aerobics and pool socials run on the community calendar through most of the year.
Six tennis courts (some converted to pickleball) plus dedicated pickleball setups. League play and casual social play both happen. Courts are usually easy to book given the smaller community size.
Three gated parks throughout the community with sport courts, playgrounds, and picnic areas. Walking paths and bike paths connect the main amenity areas, which is rare for a community this size.
An active resident committee plans community events year round. Movie nights, fall fest, parents' night out, water aerobics, Zumba, bingo, and the seasonal community garage sale. The depth of programming punches above the community size.
Citrus trees, established shade trees, and greenbelt corridors throughout the neighborhood. The mature canopy makes a real difference in summer heat compared to newer communities further west, and adds character that newer subdivisions cannot match.
Bellair is served by the Deer Valley Unified School District, one of the higher-performing districts in the West Valley. Here are the assigned schools.
Public traditional school, grades K through 6, located inside the Bellair community at 4701 W Grovers Ave. Open enrollment available for families outside the boundary.
The assigned middle school for grades 7 and 8, also part of the Deer Valley Unified School District.
The assigned high school for Bellair residents. Known for its fine arts program in addition to the standard college prep curriculum.
One important note about school assignments. Boundaries can shift, and Arizona's open enrollment laws mean families have flexibility to apply to schools outside their assigned boundary. Always confirm current attendance areas with Deer Valley Unified School District before making a school-driven home decision. School-zoning is one of the most common things buyers get wrong, so I always recommend confirming in writing.

Is Bellair age-restricted?
No. Bellair is an all-ages community, which means anyone can buy here regardless of age. You'll find a real mix of young families, working professionals, and long-time residents who have been here for decades. If you are specifically looking for a 55+ community, neighbors like Sun City or Westbrook Village might be a better fit.
What types of homes are in Bellair?
Bellair has a real mix. Detached single-family homes range from roughly 1,200 to over 3,100 square feet, including ranch-style, split-level, and two-story builds. Townhomes typically run 1,000 to 1,500 square feet with two or three bedrooms. There are also some condos in the smaller end of that range. Because the community was built across nearly three decades, you find different styles and floor plans on different streets, which gives you more options than a tighter master-planned community.
What are the HOA fees in Bellair?
HOA fees vary depending on the section of the community. Single-family homes pay the main Bellair Association dues, which cover the community pools, parks, and common area maintenance. Townhomes and condos typically have an additional sub-association fee that covers exterior maintenance, roofing reserves, and landscaping. Because dues vary and change over time, I recommend confirming current figures during your home search. The Bellair Association publishes its current rates and rules directly.
Is the golf course public or private?
Public. Bellair Golf Park is an executive 18-hole course that is open to non-residents as well as Bellair homeowners, with a clubhouse and on-site restaurant. There is no required membership for residents, but discounted resident rates are typically available. This is different from communities like Corte Bella where the country club is private. The public access makes Bellair feel less exclusive but also more flexible if golf is not a regular part of your routine.
What schools serve Bellair?
Bellair is served by the Deer Valley Unified School District. The Traditional Academy at Bellair (K-6) is located inside the community itself and is rated A by the Arizona State Board of Education. Desert Sky Middle School and Deer Valley High School round out the assignment. Boundaries can change, so I always recommend verifying current attendance areas directly with DVUSD before you write an offer if schools are a key factor.
How is the location?
Location is genuinely one of Bellair's strengths. The community sits just off Bell Road in northwest Glendale, with the Loop 17 a few minutes east and the Loop 101 a few minutes west. Arrowhead Towne Center is about 5 minutes away for shopping, dining, and basic services. The Westgate Entertainment District (State Farm Stadium, Desert Diamond Arena, restaurants, and shopping) is roughly 15 minutes south. Sky Harbor International Airport runs about 25 to 30 minutes by freeway in normal traffic.
What about home conditions and renovations?
Most Bellair homes are between 25 and 50 years old, depending on which phase you are in. The newer 1990s-built homes typically have fewer surprises, while the older 1970s and early 1980s homes have likely been renovated at least once or are due for updates. As your agent, my job is to help you see both the upside and the potential concerns, especially around HVAC age, roof condition, and any plumbing or electrical updates that may have been deferred. After more than 20 years of doing this in the area, I know what to look for.
What does a typical Bellair home cost?
Pricing varies a lot. Townhomes and smaller condos typically sit at the lower end of the market, while larger single-family homes on golf course lots reach the top. Premium lots, recent renovations, and pool additions all add to the price. The best way to understand current values is to look at active and recently sold listings together. I am happy to put together a custom list any time.
Bellair is one option in a larger Glendale market. If you're still figuring out what fits, here are a few of the most useful ways to narrow your search.
Whether you are touring Bellair for the first time, comparing it to nearby Glendale neighborhoods, or trying to decide between the townhome side and a single-family home, I would love to help you navigate the community and find the right fit.
