Buying a Home in Buckeye

Buckeye is the westernmost city in metro Phoenix and one of the fastest-growing cities in the country. You can buy a master-planned all-ages home in Verrado, a 55+ home in Sun City Festival or Victory at Verrado, an affordable single-family home in Tartesso or Sundance, or a horse property on acreage, all in the same city.

Buckeye covers about 393 square miles and is the second-largest city in Arizona by area, larger than the city of Phoenix itself in land. The 2020 census put the population at 91,502, and current estimates have it around 120,000 with annual growth above 4%. The U.S. Census Bureau named Buckeye the fastest-growing city in the nation in 2017, 2018, and 2021. That growth has reshaped the city in real ways: new freeway capacity is being planned, hospitals are under construction, and major employers including TSMC suppliers, distribution warehouses, and manufacturers are landing in the area.

Buckeye is split roughly into three parts. The original townsite sits south of I-10 around downtown. Central Buckeye along I-10 is where Verrado, Sundance, and the Watson Road retail corridor have grown up. North Buckeye, accessed by Sun Valley Parkway and the new Loop 303 connection, is where Tartesso, Sun City Festival, and the new Teravalis master-planned community sit. After more than 20 years working this market, I can tell you Buckeye attracts buyers who want more home for the money, are open to a longer commute, and want to be in front of the growth curve rather than chasing it. Quick orientation note. Buckeye was named after the Buckeye Canal, which early settler Malie M. Jackson named after his home state of Ohio. The town was founded in 1888 (originally called Sidney), incorporated in 1929, and was upgraded to city status in 2014. Today it sits about 30 miles west of downtown Phoenix via I-10, and its city limits stretch roughly 30 miles north and 16 miles south of the original town center.

Buckeye Neighborhoods to Know

Six communities that come up most often in buyer conversations. Each one has its own character, age policy, and the type of buyer it tends to attract.

Central Buckeye · All Ages

Verrado

Verrado is the largest master-planned community in Buckeye and one of the largest new-urbanist developments in metro Phoenix. Built on roughly 8,800 acres at the foot of the White Tank Mountains by DMB Associates, it is planned for more than 14,000 homes at full build-out. The community is built around a real walkable Main Street with shops and restaurants, two championship golf courses (Verrado Golf Club and the Victory Course), more than 78 parks, and 21+ miles of trails connecting it all together.

Buyers come to Verrado for the front-porch architecture, the tree-lined streets, the highly rated schools, and the lifestyle that genuinely is different from a typical Phoenix-area subdivision. Multiple builders have built throughout the community, so floor plans and price points vary widely from entry-level family homes to custom estates in the Foothills District. Verrado also contains the 55+ Victory District (see next card) inside its boundaries.

Central Buckeye · 55+

Victory at Verrado

Victory at Verrado is the gated 55+ district inside Verrado, tucked into the foothills of the White Tank Mountains at roughly 1,900 feet of elevation. That extra elevation gives Victory long views over the Valley, slightly cooler evenings than the desert floor below, and a sense of separation from the rest of Verrado without losing access to it. Construction started in 2007 and the community is planned for around 3,000 to 3,500 homes when complete.

The community is built around the Victory Club with three resort-style pools, a fitness center, full spa, the Vic Bar & Kitchen restaurant, pickleball, bocce, and tennis courts. The 18-hole Victory Course was designed by Tom Lehman. Unlike most active adult communities, Victory was built by multiple builders, so floor plans vary widely. New construction continues today through K. Hovnanian's Four Seasons and David Weekley's Encore. Many buyers also tour PebbleCreek, Sun City Grand, and Sun City Festival to compare.

North Buckeye · 55+

Sun City Festival

Sun City Festival is the Del Webb 55+ community inside the Festival Ranch master plan in north Buckeye. It sits along Sun Valley Parkway with views of the White Tanks and Vulture Mountains. The community is planned for roughly 7,000 active adult homes, with several thousand already built and new construction continuing in newer phases. The Sage Recreation Center and Cimarron Center anchor the social and fitness side, with two golf courses, multiple pools, fitness centers, tennis, pickleball, and a strong club scene.

Sun City Festival uses HUD's 80/20 rule, which allows buyers as young as 45 to purchase under the 20% exception. Buyers consider Festival for the price-to-amenity value compared to closer-in 55+ communities, the newer construction, and the wide open feel of the north Buckeye location. North Buckeye · All Ages

Tartesso

Tartesso is a master-planned community in north Buckeye, about 3.5 miles off I-10 along Sun Valley Parkway in the shadow of the White Tank Mountains. The community has its own Tartesso Sports Park with baseball diamonds, soccer fields, basketball, volleyball, and tennis courts, plus playgrounds, splash pads, ramadas, greenbelts, and miles of walking trails. Tartesso Elementary School is on-site and connects to the community via a pedestrian tunnel.

Buyers come to Tartesso for the price point. New construction homes here have typically started in the low $400,000s, which is meaningfully more affordable than comparable homes in Verrado or master-planned communities closer to central Phoenix. D.R. Horton has been the most active builder in recent phases. The tradeoff is the commute distance, since most Tartesso residents are 40+ minutes from central Phoenix and currently travel to Goodyear or Surprise for major shopping and healthcare.

North Buckeye · All Ages

Teravalis

Teravalis is the newest and by far the largest master plan in Buckeye, a roughly 37,000 acre Howard Hughes community along Sun Valley Parkway between the White Tank and Belmont mountain ranges. The full vision is measured in decades and up to 100,000 homes, but the part you can buy into today is the first village, Floreo, which opened in late 2025. Seven builders are selling there now, and the Echo Community Center, a recreation and wellness hub with a fitness center, resort-style pool, and spa, is planned to open in early 2027.

Buyers look at Teravalis for the ground-floor opportunity in a community planned to grow for generations, the choice of seven builders in one place, and Buckeye's accessible entry pricing. The honest tradeoff is that it is genuinely early, with the main amenities and on-site retail still being built, so it tends to suit buyers who want to be in front of the growth rather than move into a finished community.

South Buckeye · All Ages and 55+

Sundance

Sundance is a 2,000-acre master-planned community just south of I-10 in Buckeye, built around the 18-hole Sundance Golf Club designed by Greg Nash. The community has both all-ages family neighborhoods and a 55+ Sundance Active Adult enclave that loops around the golf course. The 15,000-square-foot active adult clubhouse has a fitness center, resort-style pool, restaurant, billiards, arts and crafts room, library, plus pickleball, tennis, racquetball, and bocce courts.

Sundance is one of the more affordable established options in Buckeye for both family buyers and 55+ buyers. Most homes were built between 2002 and 2018 by builders including Meritage, LGI, Hancock, Pulte, and D.R. Horton. The location near Watson Road puts you close to Skyline Regional Park, the Sundance Towne Center retail corridor, and quick I-10 access. Buyers comparing 55+ options often look at Arizona Traditions in Surprise alongside Sundance because they sit at similar price points.

What People Love

The Reasons Buyers Choose Buckeye

More home for the money. Buckeye consistently prices below Goodyear, Peoria, and Surprise for comparable home size and quality. New construction is widely available, and the master-planned communities here often deliver more amenities per dollar than closer-in cities.

Verrado is genuinely different. The walkable Main Street, the front-porch architecture, and the connected park and trail system make Verrado one of the more distinctive master-planned communities in the entire Phoenix metro. People do not move there by accident.

Outdoor access. The White Tank Mountains, Skyline Regional Park (8,700 acres), Buckeye Hills Regional Park, and the Sonoran Desert in every direction give Buckeye some of the best hiking, biking, and equestrian access in metro Phoenix.

Major growth in front of you. New hospitals, distribution warehouses, manufacturing, and the planned Teravalis community (potentially 100,000 homes) point toward jobs and services arriving close to home over the next decade.

What to Plan For

Tradeoffs Worth Knowing

It is far from central Phoenix. Most of Buckeye is 40 to 60 minutes from downtown Phoenix and Sky Harbor. I-10 is the main artery and it backs up at peak times. State Route 30, the planned freeway parallel to I-10, is years out. Drive the commute at the times you would actually drive it before you commit.

Services are still catching up. Healthcare, hospitals, big-box retail, and major grocery options are arriving but are not yet as dense as they are in Goodyear or Surprise. North Buckeye communities like Tartesso and Sun City Festival are still a drive from major services.

HOAs are nearly universal in newer areas. Verrado, Tartesso, Sun City Festival, and most other master-planned communities have HOAs. Always pull HOA documents and the budget before you write an offer.

New construction has its own contract. Builder contracts in Verrado, Tartesso, and Sun City Festival favor the builder. New construction can be great, but builder contracts are a little different. That is where having someone on your side really helps.

Some homes are on septic. Out toward Buckeye's rural edges, plenty of homes are on septic rather than city sewer, which comes with a required Arizona transfer inspection and different upkeep. This walks through septic versus sewer when buying a house in the Phoenix area.

One thing I tell every buyer in Buckeye: drive the area you are considering at three different times. Morning commute toward Phoenix, weekend afternoon, and evening. Buckeye is geographically large enough that traffic patterns near Verrado Way, Watson Road, and Sun Valley Parkway are very different at different times of day, and seasonal traffic shifts matter a lot here.

What daily life looks like for most Buckeye residents, beyond the home itself.

Skyline Regional Park

Skyline Regional Park is the city's flagship outdoor amenity. The 8,700-acre mountain preserve sits in the southern White Tank Mountains and has more than 20 miles of trails for hikers, mountain bikers, and equestrians. Park entry is free and trails are open sunrise to sunset.

Verrado Main Street

Verrado's Main Street District is the closest thing to a real walkable downtown the West Valley has. It includes restaurants, coffee shops, boutiques, the Village Green town square, and ongoing additions of new shops and dining. Many residents from outside Verrado come in just for First Friday events and weekend dining.

Healthcare

Healthcare is improving quickly. Banner Health is building a hospital in Buckeye, and Abrazo Health broke ground on a medical campus in 2024. Existing options include St. Joseph's Westgate, Abrazo West, and Banner Estrella in nearby Goodyear and Avondale. Most Buckeye neighborhoods are within 15 to 30 minutes of a hospital, depending on location.

Buckeye Hills Regional Park

Just south of the city, Buckeye Hills Regional Park covers about 4,474 acres of rolling Sonoran Desert hills along the Gila River. It is one of the more primitive Maricopa County parks and is popular with hikers, mountain bikers, and people who use the General Joe Foss public shooting range.

Schools

Buckeye is served by multiple districts. Elementary students fall under Buckeye Elementary, Liberty, Litchfield, Saddle Mountain, or Wickenburg districts depending on location. High school students attend the Agua Fria Union High School District (Verrado, Canyon View, and Agua Fria are the closest), the Buckeye Union High School District, or Wickenburg Unified for the far north. Estrella Mountain Community College has a Buckeye satellite campus in the original historic high school building downtown.

City Events & Downtown

Buckeye still hosts its small-town traditions: a family-friendly Fourth of July, Country Thunder country music festival in spring, Pioneer Days, and ongoing events at downtown's Earl Edgar Recreational Facility. The city has approved plans to redevelop the historic downtown area into something closer to the downtowns of Chandler, Gilbert, and Glendale.

How is Buckeye different from Goodyear or Surprise?

Goodyear sits east of Buckeye on I-10 and is more built out, with denser shopping, dining, and healthcare. Surprise is northeast of Buckeye and has a deeper concentration of 55+ communities and more established services. Buckeye is the farthest west of the three and tends to price below both for comparable home size and quality. Buckeye also has the most undeveloped land and the most growth ahead of it, which is a strength or a tradeoff depending on how you feel about being on the leading edge of development.

Is Verrado worth the premium over other Buckeye neighborhoods?

For buyers who want the walkable Main Street, the front-porch streetscape, the trail and park network, and the highly rated schools, yes. The lifestyle inside Verrado is genuinely different from a typical Phoenix subdivision, and resale demand has held up well. For buyers who do not value those things, comparable-size homes in Tartesso, Sundance, or other Buckeye neighborhoods cost significantly less. I usually recommend touring Verrado and one non-Verrado comparable in the same price range so you can feel the difference.

How long is the commute from Buckeye to central Phoenix?

It depends on where in Buckeye and what time of day. Verrado, Sundance, and central Buckeye can reach central Phoenix in 35 to 50 minutes off-peak via I-10, with Sky Harbor about 40 to 55 minutes. Tartesso and Sun City Festival in north Buckeye are typically 45 minutes to an hour. I-10 traffic adds 15 to 30 minutes during morning and evening peak. State Route 30 is being planned as a parallel reliever but is years from completion. Always drive the commute at a typical Monday morning before you buy.

Can I buy a new home in Buckeye before selling my current one?

Yes, several ways. Some buyers use a HELOC or bridge loan against current equity. Others write contingent offers. For older homes in original Buckeye townsite or the earliest sections of Sundance, the systems are more likely to be approaching first replacement. For newer homes in Verrado, Tartesso, and Sun City Festival, settlement cracks and original-builder warranty items are what to focus on. Buckeye does have areas with shallow groundwater and older flood-irrigation history, so soil and drainage are worth a careful look on properties south of the Gila River.
