A practical guide to buying in Verrado, the 8,800-acre DMB master-planned community at the base of the White Tank Mountains with a walkable Main Street, 36 holes of Tom Lehman golf, and distinct districts to fit different lifestyles.
Most master-planned communities in metro Phoenix follow the same playbook: a guarded gate, a clubhouse, a few parks, and rows of homes facing each other across wide streets. Verrado throws that playbook out and builds a small town instead.
You walk to coffee. You golf cart to dinner. Your kids ride bikes to school. Front porches face tree-lined sidewalks, garages tuck into rear alleys, and a real Main Street with shops, restaurants, and a Village Green sits at the center of it all. That New Urbanism design (walkable, neighborly, intentional) is why Verrado consistently shows up on national best-places-to-live lists and why it has held its identity through 20 years of West Valley growth.
Verrado sits at the base of the White Tank Mountains in west Buckeye, just off I-10 at exit 120 (Verrado Way), about 25 miles west of downtown Phoenix. The community opened January 24, 2004 and is being developed by DMB Associates, the same developer behind Marley Park in Surprise. Verrado is planned for over 14,000 homes at full buildout across 8,800 acres, with four million square feet of commercial space woven into the master plan. Lot sizes range from 0.11 acre townhome lots to over 1 acre custom homesites near the golf courses, and homes range from cottage-style townhomes to luxury estates.

Verrado is built as a series of distinct districts, each with its own character, price range, and feel. Knowing the difference helps you focus your home search on the right side of the community.
Centered on the Village Green, Main Street is Verrado's pedestrian-friendly downtown with restaurants, coffee shops, services, and chic urban-style walkups. Live here if you want to walk to dinner, concerts, and farmers markets. The Center on Main fitness center is here.
The Heritage District is Verrado's family-focused area with the Heritage Swim Park, multiple parks, and Verrado Heritage Elementary K-8 school all within walking distance. Mature tree-lined streets and a strong owner-occupied neighborhood feel make this popular with families.
Marketside is the 140-acre commercial gateway off I-10 with traditional single-family homes, built-to-rent options at Marketside Villas, and a slightly more modern street plan. Banner Health's regional hospital campus opened here in 2012, and the new Verrado Marketplace (500,000 sq ft) is opening in this district in Spring 2026.
The Highlands is a gated mountainside neighborhood at the base of the White Tank Mountains, designed for indoor-outdoor living with mountain views and direct trail access. Homes from David Weekley Homes and others, with Phase 1 launched in 2018. Premium pricing relative to other districts.
A private gated enclave in Verrado's western foothills with golf course views, exclusive amenities including a clubhouse, beach-entry pool, fire pits, and outdoor dining. Builders include David Weekley, Pulte, and others on 65-by-120-foot homesites. Known for craftsmanship and views.
Victory is Verrado's 55+ district in the northern foothills, planned for 3,000 homes with its own Victory Club, full-service spa, fitness center, Vic Bar + Kitchen, and the second Tom Lehman course (Victory Course). One thing I tell every Verrado buyer: tour at least three districts before deciding. The same monthly payment can buy noticeably different homes once you factor in lot size, district amenities, gated versus non-gated, and proximity to Main Street or the golf courses. We can map them side by side before you write.
Beyond the homes, Verrado's amenity package and the surrounding Buckeye infrastructure are major reasons buyers choose this community.
Two championship courses designed by PGA tour star and Ryder Cup Captain Tom Lehman, both stretching to over 7,000 yards. Both The Founder's Course and the Victory Course is open to the public. Five sets of tee boxes make both courses playable across skill levels.
The Center on Main is Verrado's main fitness facility with state-of-the-art equipment, multiple pools, and gathering spaces, all included with HOA. The Heritage Swim Park in the Heritage District is a separate amenity with its own resort-style pool and family-focused programming.
26+ miles of hiking and biking trails plus 86 neighborhood parks scattered across the master plan, meaning most homes are within a few minutes' walk of green space. The White Tank Mountain Conservancy (created by DMB) maintains the surrounding mountain trail network.
Three on-site schools serve the community: Verrado Heritage Elementary K-8, Verrado Middle School, and Verrado High School. Verrado spans three districts: Litchfield Elementary #79, Agua Fria Union HS #216, and Saddle Mountain Unified #90. The three districts have an inter-district agreement for Verrado families.
Vestar's Verrado Marketplace is a 500,000 square foot mixed-use outdoor center opening Spring 2026 in the Marketside District at Verrado Way and I-10. Anchors include Target, Safeway, and Harkins Theaters. Sunrise Market (35,000 sq ft) is already open with Bosa Donuts, Haymaker, and W&Z Asian Bistro.
Banner Health opened a regional hospital campus inside Verrado's Marketside District back in 2012, plus Banner Medical at Marketside, multiple pediatric and dental practices, and physical therapy clinics. Healthcare is genuinely on-site, not a 20-minute drive away.

Verrado has real strengths that few peer communities match. There are also a few things buyers should walk in understanding.
Walkable small-town feel. Verrado is one of the only communities in metro Phoenix designed around true New Urbanism principles. Residents walk and golf cart to Main Street for coffee, dinner, and farmers markets. Tree-lined streets and front porches make Verrado feel different from a typical suburban subdivision.
Two championship golf courses. 36 holes of Tom Lehman desert golf with mountain views. The Founder's Course is open to the public; the Victory Course adds a second layout in the foothills and is also allows public play. Most golf-focused master plans in the West Valley have one course, not two.
Built-in healthcare and retail. Banner Health has been on-site since 2012, and the Verrado Marketplace opening Spring 2026 will add 500,000 square feet of retail anchored by Target, Safeway, and Harkins. That's grocery, healthcare, dining, and entertainment inside the master plan.
District variety. Whether you want a walkable downtown lifestyle near Main Street, a quiet family neighborhood in Heritage, a gated mountainside home in Highlands, or 55+ living in Victory, Verrado has district-level options. Most master plans give you one feel; Verrado gives you several.
Three school districts complicate things. Verrado spans Litchfield Elementary, Agua Fria Union HS, and Saddle Mountain Unified. The three districts have an agreement that lets all Verrado kids attend the on-site Verrado schools, but if those schools hit capacity, your home address determines where your kids go. Confirm the assigned school for any specific address you're considering.
Commute is real. Verrado is in west Buckeye, 25 miles from downtown Phoenix and roughly 30 to 45 minutes to Sky Harbor depending on traffic. Loop 303 and Loop 101 are 20+ minutes east. Drive your actual commute at the time you'd actually drive it before committing, especially if anyone in the household commutes for work.
HOA structure has multiple layers. Verrado has a master HOA plus district sub-associations (Highlands, Regent Hills, and others have additional dues). Total monthly HOA varies meaningfully by district. Always pull the full HOA disclosure for your specific district before writing.
Luke Air Force Base is 5 miles east. Verrado is outside the high-noise and accident-potential zones, but you will hear F-35 training flights at times. Most residents adjust quickly. Visit the home you're considering on a weekday afternoon to hear it for yourself.
One thing I tell every Verrado buyer: walk Main Street on a Saturday morning before you commit. Sit on a bench, get coffee, watch the families and golf carts and dog walkers go by. The Main Street feel is the actual product Verrado is selling. If you love it, the rest of the decision gets easier. If you don't, plenty of other West Valley master plans will fit you better.
Verrado resale values vary by district, lot, view, and proximity to Main Street or the golf courses. Get an updated estimate based on real recent Verrado sales, not a generic algorithm.

What is the average home price in Verrado?
Pricing varies a lot by district and home type. Townhomes and smaller single-family in the Village District typically run from the high $300,000s to mid $500,000s. Heritage and Main Street homes are commonly in the $500,000s to $700,000s. Highlands and Regent Hills push into the high $700,000s and up, with custom estates near the golf course reaching well over $1 million. I'd rather pull current comps for the specific district you're considering than quote a stale number.
How are HOA fees set up in Verrado?
Verrado has a master HOA, and several districts (Highlands, Regent Hills, certain Marketside collections) have additional sub-association dues. The master HOA includes access to the Center on Main fitness center, Heritage Swim Park, and most community amenities. Total monthly HOA can vary meaningfully by district. Always pull the full HOA disclosure package for your specific district and lot before you write.
What is the difference between Verrado and Victory at Verrado?
Victory at Verrado is the 55+ active adult district inside the larger Verrado master plan, located in the northern foothills. Victory has its own private gated entry, Victory Club with full-service spa, fitness center, Vic Bar + Kitchen, exclusive access to the Victory Course, and follows HUD's age-restricted community rules. The all-ages portion of Verrado (covered on this page) shares the master plan's Main Street, Center on Main, parks, trails, and Founder's Course but does not have access to the Victory Club. Which builders are active in Verrado?
Verrado has had a long list of builders over its 20+ years. Currently active builders in the all-ages districts include David Weekley Homes (Highlands and Regent Hills), Pulte Homes (Regent Hills), Toll Brothers, Ashton Woods, Lennar, Meritage Homes, Richmond American, Capital West Homes, and Woodside Homes. Each builder offers different floor plan styles, lot sizes, and price points across the districts. We can pull current move-in-ready inventory across builders so you can compare side-by-side.
When does Verrado Marketplace open?
Verrado Marketplace, a 500,000 square foot mixed-use outdoor center developed by Vestar, is opening in Spring 2026 in the Marketside District at Verrado Way and I-10. Anchors include Target, Safeway, and Harkins Theaters with their Backlot concept. Sunrise Market (35,000 sq ft) is already open with restaurants like Haymaker, W&Z Asian Bistro, and Bosa Donuts. The full Marketplace opening will significantly change daily-needs convenience for Verrado residents.
How does Verrado compare to Estrella, Marley Park, and Vistancia?
Marley Park in Surprise is Verrado's closest cousin, a smaller New Urbanism community by the same DMB developer with similar walkable design but built out and without golf. Estrella Mountain Ranch in Goodyear is comparable in scale (10,000+ acres) with two lakes and golf, but feels more dispersed and less walkable than Verrado. Vistancia in Peoria is also a large master plan with golf and trails, but its design is more conventional suburban. Teravalis, also in Buckeye, is far larger on paper at 37,000 acres and brand new, but it is in its earliest phase with most amenities and retail still being built, while Verrado is established and walkable today. Verrado is the only one of these with a true downtown Main Street.
Can I get to Sky Harbor easily from Verrado?
Plan on 35 to 50 minutes to Sky Harbor depending on time of day, taking I-10 east. To downtown Phoenix runs about the same. Loop 303 (north-south) and Loop 101 (the western Phoenix bypass) are 15 to 25 minutes east of Verrado. The TSMC campus along I-17 is roughly 50 to 70 minutes. Drive your actual commute at the time you'd actually drive it before you commit, especially if anyone in the household commutes for work.
What about Luke Air Force Base noise?
Verrado sits roughly five miles west of Luke Air Force Base. The community is outside the established high-noise and accident-potential zones, but it falls within the broader "territory in the vicinity of a military airport" classification under Arizona statute, which is standard disclosure for most Buckeye and Phoenix homes. You will hear F-35 training flights at times during weekday business hours. Most residents adjust quickly. Visit the home you're considering on a weekday afternoon and hear it for yourself before you commit.
Can I buy in Verrado before selling my current home?
Yes, several ways. Some buyers use a HELOC or bridge loan against current equity. Others write contingent offers, which work better in slower markets. Several Verrado builders also have buy-before-you-sell financing programs that can be useful. The right approach depends on your equity, timeline, and the price point you're shopping in. Are golf carts allowed on the streets in Verrado?
Yes, Verrado is golf-cart-friendly. Many residents use carts to get to Main Street, the golf club, parks, and the new Marketplace. This is one of the practical perks of the New Urbanism design and worth knowing if you've ever wanted to live somewhere you can golf cart to dinner. City of Buckeye ordinances govern street cart use; the community itself encourages it.
