Buying a Home in Glendale

Glendale is where the Cardinals play, where Taylor Swift kicked off the Eras Tour, and where the Dodgers and White Sox spend February each year. It is also where you can still buy an established four-bedroom on a real lot for noticeably less than what the same home costs ten miles east in Scottsdale or north in Peoria.

That combination is what makes Glendale work for so many of my buyers. The big-event energy is real (State Farm Stadium and Westgate Entertainment District sit right inside city limits), but most of Glendale is not the stadium district. It is established master-planned neighborhoods like Arrowhead Ranch, lakefront enclaves like Arrowhead Lakes, family-anchored pockets like Hillcrest Ranch, and the original heritage core around Murphy Park and Catlin Court that dates to the 1890s.

Glendale is the 6th largest city in Arizona with around 250,000 residents. It covers about 65 square miles, which means there is real geographic variety inside one set of city limits. North Glendale around Loop 101 has the master-planned communities and the strongest schools, central Glendale around Bell Road is the established commercial spine, and south/west Glendale toward Loop 303 is where the sports and entertainment district sits. After more than 20 years working this market, I can tell you Glendale rewards buyers who understand which slice of the city actually fits their life. They are very different places.

One more thing on the established side of Glendale: the condition of the big-ticket items matters more on an older home. Before you make an offer, it is worth knowing what to check on a Phoenix home, and how long a tile roof really lasts in our sun.

Quick orientation note. Glendale was founded as a temperance colony in 1892 by William J. Murphy and incorporated as a town in 1910. The city is bounded roughly by Phoenix on the east, Peoria on the north, and Loop 303 on the west. Three major school districts split jurisdiction inside city limits: Glendale Elementary, Deer Valley Unified, and Peoria Unified. Always verify exact school assignments by address.

Arrowhead Ranch is Glendale's marquee master-planned community, sitting in north Glendale near Loop 101 and the Arrowhead Towne Center mall. The original 5,000-acre development started in the mid-1980s on what was once a working citrus ranch, and the master plan today includes several distinct neighborhoods: Arrowhead Homestead (the original), Arrowhead Lakes, Arrowhead Legends, Sierra Verde at Arrowhead Ranch, and the Highlands at Arrowhead Ranch.

Buyers come to Arrowhead Ranch for the established feel: mature trees, palm-lined streets, the Arrowhead Country Club's Arnold Palmer-designed golf course, A-rated Deer Valley Unified schools (Legend Springs Elementary, Highland Lakes School, Mountain Ridge High), and proximity to Thunderbird Conservation Park. Most homes here were built between 1985 and the early 2010s.

Lakefront Living

Arrowhead Lakes

Arrowhead Lakes is the lakefront sub-community inside the broader Arrowhead Ranch master plan. The neighborhood was built starting in 1992 around 130 acres of interconnected man-made lakes, with about 1,000 homesites total. This is one of the few places in metro Phoenix where you can buy a home with an actual boat dock in your backyard.

Buyers come to Arrowhead Lakes for a true waterfront lifestyle in the desert: catch-and-release fishing, kayaking, paddleboarding, and the annual neighborhood boat parades. Homes range from roughly 1,400 to nearly 4,000 square feet. Lake-adjacent and lakefront lots carry a meaningful premium over interior lots in the same neighborhood, so the question is usually how much waterfront access matters to you.

Family-Anchored

Hillcrest Ranch

Hillcrest Ranch is one of north Glendale's quieter family neighborhoods, often called a hidden gem by people who actually live there. The community is anchored by Copper Creek Elementary School in the middle of the neighborhood and Hillcrest Ranch Park, where kids ride bikes and parents catch up at school events. The vibe is less flashy than Arrowhead Ranch and more rooted in everyday community life.

Buyers come to Hillcrest Ranch for the price point relative to Arrowhead Ranch (typically a noticeable step down for similar square footage), the Deer Valley Unified school district, and the friendly block-party feel that comes from a long-tenured resident base. Most homes were built in the late 1990s and early 2000s. If you want family-oriented Glendale without the master-plan price premium, Hillcrest Ranch is worth a look.

Newer Luxury

Rovey Farm Estates

Rovey Farm Estates is one of Glendale's newer luxury infill communities, sitting in central Glendale on what used to be working farmland. The neighborhood is built on larger lots than most of north Glendale, with homes that range from upper-end production to semi-custom on roughly half-acre to full-acre parcels. Several streets are equestrian-friendly with horse privileges.

Buyers come to Rovey Farm Estates for the lot size and the ability to have a horse, RV space, or large workshop without leaving central Glendale. Build era is mostly 2010s to current. The price point is higher than most of Glendale but typically lower than equivalent lot sizes in Paradise Valley, north Scottsdale, or Cave Creek. Most buyers comparing Rovey Farm look at it alongside Patrick Ranch and other equestrian-style communities in the West Valley.

Historic Downtown & Catlin Court

The Catlin Court Historic District sits just north of Murphy Park in the original 1890s Glendale townsite and is on the National Register of Historic Places. The district is a walkable cluster of Craftsman bungalows and early-1900s homes that have been carefully preserved, many of them now serving as antique shops, restaurants, and cafes during business hours. A handful are still residential.

Buyers come to Catlin Court and the surrounding historic core for the character: brick and bungalow architecture, mature shade trees, walkability to the downtown events (Glendale Glitters in winter, Chocolate Affaire in spring), and a price point that is the most accessible in Glendale outside of fixer-uppers. Most homes here date from 1915 to 1930. Inventory is thin, so when something good comes up it tends to move quickly. Worth setting up a search alert if this is your style.

Reasons Buyers Choose Glendale

Value compared to neighboring cities. Same square footage and lot size in Glendale typically costs less than in Peoria, north Scottsdale, or Paradise Valley. Glendale's median home value sits around $390,000 as of 2024, which is real money compared to peer cities.

Established, not under construction. Most of Glendale is built out. That means mature trees, real grass medians, finished schools, and a known commute. If you do not want to be the person living next to a year-long dirt lot, Glendale is the West Valley city for that.

Sports and entertainment within minutes. State Farm Stadium (Cardinals home, multiple Super Bowls), Desert Diamond Arena (concerts, events), Westgate Entertainment District (restaurants, AMC theatre, dancing fountains), and Camelback Ranch for spring training all sit inside or right next to city limits.

Schools options across multiple districts. Glendale spans Deer Valley Unified, Peoria Unified, Glendale Elementary, and Glendale Union High School District, with charter and magnet options too. North Glendale schools in particular are A-rated and consistently well-reviewed.

What to Plan For

Tradeoffs Worth Knowing

The city is geographically split. North Glendale, central Glendale, and west Glendale near the stadiums feel like three different cities. Pricing, schools, and commute all vary significantly by which slice you are in. Drive each area before you decide.

Event-day traffic is real. Cardinals home games, Desert Diamond concerts, Taylor Swift tours, and major events at State Farm Stadium can lock down the southwest corner of Glendale for hours. If you live within five miles of the stadium, plan around the schedule. Most people adjust quickly, but it is a real consideration.

VAI Resort and Mattel Adventure Park are in flux. Both projects (a $1 billion resort and a Mattel-themed amusement park near State Farm Stadium) have been delayed multiple times and as of late 2025 do not have firm opening dates. These will eventually be a major asset for the area, but I would not buy expecting either to open by a specific date.

Older inventory comes with older systems. The Catlin Court and historic districts are gorgeous, but homes from the 1910s through 1940s often need plumbing, electrical, and HVAC updates. Have a great inspector look at any pre-1980 home you fall for. The character is worth it; the surprises are not.

Older panels can affect your loan. Glendale has many established homes from the decades when certain electrical panels were common, and a flagged panel can affect insurance and even financing, not just safety. Here is what to do when an inspection finds electrical panel problems.

One thing I tell every Glendale buyer: drive your specific commute and your weekend route at least once before you write. The difference between a north Glendale Arrowhead Ranch life and a central Glendale Catlin Court life is significant, and the right answer depends on whether you are buying for schools, walkability, lake access, or the stadium-and-entertainment lifestyle. Once you know which slice fits, the rest gets a lot easier.

State Farm Stadium hosts the Arizona Cardinals and has held three Super Bowls (2008, 2015, 2023), the College Football Playoff, WrestleMania, and Taylor Swift's Eras Tour opener in 2023. Camelback Ranch hosts spring training for the Dodgers and White Sox. Desert Diamond Arena seats 18,000 for concerts and major events.

Westgate & Tanger Outlets

Westgate Entertainment District sits adjacent to State Farm Stadium with 30+ bars and restaurants, the state's largest AMC theatre (20 screens), live music, and the WaterDance Plaza fountain show. Tanger Outlets Westgate adds outlet shopping. Arrowhead Towne Center anchors the north Glendale retail scene.

Parks & Open Space

Thunderbird Conservation Park spans more than 1,000 acres on Glendale's north side with 15+ miles of trails for hiking, biking, and horseback riding. Sahuaro Ranch Park preserves 13 historic buildings and a rose garden in central Glendale. The city operates a parks system covered by the City of Glendale.

Schools & Higher Education

K-8 students attend schools in Deer Valley Unified, Peoria Unified, or Glendale Elementary School District, depending on address. High schools fall under Glendale Union High School District, Deer Valley Unified, or Peoria Unified. Historic Downtown

The original 1890s townsite around Murphy Park is now a 10-block walkable downtown with antique shops, locally owned restaurants, and seasonal events. Glendale Glitters in winter and the Chocolate Affaire in spring draw tens of thousands of visitors. The Catlin Court Historic District is on the National Register of Historic Places.

Freeway & Commute Access

Loop 101 (Agua Fria Freeway) runs north-south through Glendale and is the main artery to downtown Phoenix, Scottsdale, and Sky Harbor. Loop 303, Grand Avenue (US-60), and I-17 are all within reach. Most Glendale commutes to downtown Phoenix run 20 to 30 minutes, depending on your starting neighborhood and time of day.

How does Glendale compare to Peoria or Surprise?

Glendale is more established and typically more affordable per square foot than north Peoria or newer parts of Surprise. Peoria leans heavier on master-planned new construction (Vistancia, Aloravita), while Glendale leans heavier on resale and established neighborhoods. Surprise has the deepest 55+ active adult inventory of the three. If you want a home you can move into without waiting for a builder timeline, and you want shorter commutes to Phoenix and Scottsdale than Surprise offers, Glendale tends to be the answer.

Which schools are best in Glendale?

It depends entirely on which part of Glendale. North Glendale around Arrowhead Ranch, Hillcrest Ranch, and the Loop 101 corridor falls into Deer Valley Unified District with strong-performing schools like Legend Springs Elementary, Highland Lakes School, Sierra Verde STEAM Academy, and Mountain Ridge High. What's it like living near State Farm Stadium?

It depends on tolerance for event days. Most days the area around State Farm Stadium and Westgate is just a normal commercial district. On Cardinals home game days, big concerts at Desert Diamond Arena, or major events like the Super Bowl, traffic and parking get genuinely difficult within a few miles of the stadium. People who love the energy think it is worth it. People who do not should buy in north or central Glendale instead. The neighborhoods immediately south and west of State Farm Stadium have not seen the home-value lift you might expect from being walkable to the entertainment district, partly because of those event-day realities.

Are there 55+ communities in Glendale?

Glendale itself does not have a major dedicated 55+ master-planned community on the scale of Sun City Grand or PebbleCreek. Most active adult buyers looking at the Glendale area end up in nearby Sun City, Sun City West, or further out in Sun City Grand in Surprise. How long is the commute from Glendale to downtown Phoenix or Sky Harbor?

Glendale sits about 9 miles northwest of downtown Phoenix at its closest point. Most commutes from Glendale to downtown Phoenix run 20 to 30 minutes off-peak, depending on whether you take Loop 101 to I-10 or Grand Avenue (US-60). Sky Harbor is typically 25 to 35 minutes off-peak. Peak traffic adds 10 to 20 minutes. North Glendale around Loop 101 has the longest commute, central Glendale near Grand Avenue has the shortest, and west Glendale near Loop 303 sits in between. Always drive your specific route at the time you would actually drive it before you commit.

When will VAI Resort and Mattel Adventure Park actually open?

As of late 2025, neither project has a firm opening date. VAI Resort (the $1 billion development near State Farm Stadium) was originally targeted for 2023, then 2025, and the developer's website now states they are not ready to provide a specific date. Mattel Adventure Park is an anchor tenant of VAI and tied to the same timeline. Both will eventually be major assets for west Glendale when they do open, with hotels, an amphitheater, and Hot Wheels-themed roller coasters planned. I would not buy a Glendale home expecting either to open on a particular date.
