What This Data Tells You About PebbleCreek
PebbleCreek is a guard gated Robson Resort Community on roughly 2,300 acres in Goodyear, age restricted to 55 and better, with 54 holes of golf and around 10,000 residents. It is also two distinct neighborhoods built fifteen years apart, sharing one name in the MLS. That single fact shapes every table above, and it is the main reason a community wide average will mislead you here.

Eagle's Nest
East side · Resale onlyThe original phase, built roughly 1994 to 2008 and fully built out. Mature landscaping, established streets, and homes that are now old enough that condition drives price as much as square footage does.

When you average a two bedroom Casita home from the late nineties together with a recent Estate home on a Tuscany Falls golf lot, the result describes no home that actually exists. Before you use any average from the tables above, sort the rows by street and figure out which side of the parkway you are looking at. The two sides share amenities through one HOA membership, but they do not share a price curve.
Cost per square foot is less reliable here than in a newer community
In a community where a builder delivered a defined set of plans in the last ten years, cost per square foot is a clean comparison tool. PebbleCreek is not that community. Homes here span about thirty years of construction, which means two listings of the same plan and the same size can sit far apart on price for reasons that never appear in a table: roof underlayment replaced or not, HVAC age, whether the kitchen and baths have been taken down to studs, owned solar versus none, and whether the lot backs a fairway, a lake, a walking path, or another house.
Read cost per square foot as a starting question rather than an answer. When two rows in the sold table diverge sharply, condition is usually the explanation, and condition is exactly what a spreadsheet cannot show you.
Find the series before you compare anything
Robson has built across six series at PebbleCreek, from Casita plans near 1,100 square feet up through Estate plans past 3,400. A Doral and a Galleria are not competitors, they are different products for different buyers, and comparing them tells you nothing. The Community Enhancement Fee is part of the real price
PebbleCreek charges a one time Community Enhancement Fee at closing equal to a year of dues, and it appears nowhere in the tables above. There is a refund provision if you buy and sell within PebbleCreek inside a set window, which matters more here than most people expect, because in a community of 10,000 residents a meaningful number of buyers are already living inside the gates and moving between series. Selling in PebbleCreek
- Price against your own series and your own side of the parkway. One recent sale of the same Robson plan on a comparable lot is worth more than five sales of different plans across the community.
- Condition is your lever here, not square footage. On the Eagle's Nest side especially, buyers are pricing in what they will have to spend after closing. Roof, HVAC, and kitchen age come up in almost every negotiation.
- Know what Robson is offering on the Tuscany Falls side. If your home is newer, you are competing with new construction and whatever incentives the builder is running that month.
- Time it to the season if you can. Listing ahead of the winter buyer season generally puts you in front of more people than listing in June.
Buying in PebbleCreek
- Use the sold table, not the active table. Asking prices tell you what sellers hope for. Sold prices tell you what buyers agreed to.
- Decide which side fits you before you shop price. Eagle's Nest and Tuscany Falls attract different buyers, and the choice narrows your comparable set immediately.
- Budget for the work the tables do not show. On an older home, ask about roof underlayment, HVAC age, and whether solar is owned or leased before you decide a low cost per square foot is a bargain.

- Spend time at the property at different hours. Luke Air Force Base is roughly six miles away and flight noise varies by section and by day. Most residents stop noticing it, but that is a decision to make in person.
