The City of Maricopa's only gated 55+ active adult community, wrapped around fifty acres of lakes and built by two different builders across two decades.
Province is the only community in this guide where the builder went bankrupt halfway through, and that fact still shapes which house you should buy.
Engle Homes broke ground on Province in 2004 and filed for bankruptcy in 2008. Meritage Homes acquired the community and has been the builder ever since. That is not trivia. It means Province holds two distinct construction eras under one name, and a home from the Engle years is a different house from a Meritage build even when the marketing materials describe the same floor plan. The first question I ask on any Province tour is which builder and which year.
The community was platted for 2,214 homesites on Province Parkway in Maricopa, AZ 85138, mixing detached single-family homes with attached villa and Gemini duplex homes. Roughly fifty acres of lakes and waterways run through it, with walking and biking paths alongside. The Province Community Association describes it as the City of Maricopa's only gated 55 and older active adult community, and the entry runs through a staffed gatehouse.
If you are relocating from out of state, our 55+ Phoenix relocation guide covers climate, property taxes, healthcare networks, and how the metro fits together. Read it before you fly out, because Province sits far enough south of Phoenix that the drive is part of the decision rather than a footnote.
Important note. Maricopa is in Pinal County, roughly thirty two miles south of Phoenix. Everyday life happens inside Maricopa and works well. A trip to Sky Harbor, to family in Gilbert, or to a specialist in Scottsdale is a real drive. That distance is exactly why the pricing works, and it is the single thing to be honest with yourself about before you buy here.
This is the first thing I walk Province buyers through, because it is invisible from a listing photo and it affects everything from finishes to warranty history.
Engle Homes opened Province and built the earliest sections before filing for bankruptcy in 2008. These are the oldest homes in the community and they sit closest to the original clubhouse and lakes, which many buyers consider the best locations.
They are also approaching twenty years old. Roofs, HVAC, and water heaters are all at or past the age where they matter, and a builder that no longer exists means no builder to go back to. Budget the inspection accordingly.
Meritage acquired Province out of the Engle bankruptcy and has been the builder since. Newer sections carry newer construction standards, more current energy specifications, and mechanical systems with years left on them.
The trade is location. Later phases generally sit farther from the clubhouse and the original lakes, so you are weighing a newer house against a longer walk or a golf cart ride to the amenities you are paying for.
How I would use this. Neither era is the right answer on its own. Decide first whether you value proximity to the clubhouse or newer mechanicals, because in Province those two things generally pull in opposite directions. Then we search accordingly instead of touring the whole community.
Province bills quarterly rather than monthly, and dues include basic cable, which is not typical and makes a straight comparison against another community misleading before you even start.
The part that surprises buyers: the attached homes cost more. Villa and Gemini duplex homes carry a higher quarterly assessment than the detached single-family homes, because the association maintains more of the exterior on an attached product. Most buyers assume the smaller, simpler home is the cheaper one to own. In Province it frequently is not.
If you are choosing between a villa and a detached home to save money, get the actual assessment for both before you decide. Confirm it with the association rather than the listing sheet, since assessments change and listing data goes stale. And ask about what is due at closing, which is a separate question from the recurring assessment.
The amenity package here is deeper than the city it sits in would suggest, and the club calendar is resident-built rather than a builder's starter list.
Lakes and waterways run through the community with walking and biking paths alongside them. Waterfront and lake-view homesites are a genuine category of inventory here, and the lakes are the feature residents mention first when you ask what they like about living here.
A large central clubhouse holding a fitness center, an indoor lap pool, a ballroom, a library, billiards, a card room, a computer lab, and a cafe. This is where the community's social life is organized from, and it runs year round rather than seasonally.
Dedicated studios for ceramics, sewing, and aerobics or dance, along with craft rooms and a card room. If a hands-on hobby is part of how you want to spend your time, this is a deeper setup than most communities at this price point offer.
An indoor lap pool for year-round swimming plus a resort-style outdoor pool and patio. The indoor pool matters more than people expect in a place where outdoor swimming is unpleasant for part of the summer and part of the winter.
Tennis, pickleball, bocce, shuffleboard, basketball, and horseshoe pits, plus an eighteen hole putting green. There is no golf course inside Province, which keeps dues lower than in a golf community and is worth noting if a course is on your list.
A staffed gatehouse with around the clock coverage and a separate after-hours line, managed by CCMC. For owners who leave for months at a time, a guarded gate is worth more than a coded one, and it is what separates Province from the other 55+ options in Maricopa.
Four questions that narrow 2,214 homesites down to a manageable list.
Which builder and which year. Covered above, and it is the biggest one. Engle or Meritage changes the age of the mechanicals and the position relative to the clubhouse.
Detached or attached. The villa and Gemini duplex homes carry a higher quarterly assessment than detached homes. Decide on the carrying cost, not the purchase price alone.
Water or not. Lake and waterway frontage is a real premium here and a real category of inventory. If it matters, say so up front, because those homes move differently than interior lots.
Whether the drive works. Maricopa is roughly thirty two miles south of Phoenix in Pinal County. Map your actual life onto it: where family is, which doctors you will use, how often you fly. If the answer is mostly Maricopa, the value case here is hard to beat. If you will be driving north several times a week, be honest about that now.
Values here vary by builder era, by lake or greenbelt frontage, and by whether the home is detached or attached, which makes Province harder to price from a website estimate than most communities. Get a no-obligation estimate based on recent comparable sales in your section.

Who built Province, and why does the answer matter?
Two builders, and the split shows up in the houses. Engle Homes began Province in 2004 and filed for bankruptcy in 2008. Meritage Homes took the community over and has been the builder since. That means Province has two distinct construction eras under one name, and a home from the Engle years is a different house from a Meritage build even when the floor plans look similar on paper. Ask which builder and which year on any home you tour. It is the first question I ask here, and most buyers never think to.
How many homes are in Province?
The community was platted for 2,214 lots across single-family detached homes and attached villa or Gemini duplex homes. That makes it one of the largest active adult communities south of Phoenix and considerably bigger than most buyers expect from a city the size of Maricopa. Because it has been building since 2004 under two different builders, inventory ranges from homes approaching twenty years old to much newer construction, all inside the same gate.
Is Province gated?
Yes, and the association describes Province as the City of Maricopa's only gated 55 and older active adult community. Entry runs through a staffed gatehouse with around the clock coverage, and the association keeps a separate after-hours line for the gate. For seasonal owners who leave for months at a time, a guarded entry is usually worth more than a code-operated one, and it is a real point of difference against the other 55+ options in this city.
What do Province HOA dues cover, and why do the villas pay more?
Dues are billed quarterly rather than monthly, they include basic cable, and they are set at different rates depending on what you buy. Here is the part that surprises people: the attached villa and Gemini duplex homes carry a higher quarterly assessment than the detached single-family homes, because the association maintains more of the exterior on an attached product. Buyers assume the smaller home costs less to own and it does not always work out that way. Get the actual figure for the specific property before you get attached to a floor plan, and confirm it with the association rather than the listing sheet.
What amenities does Province have?
The center of it is a large clubhouse holding a fitness center, an indoor lap pool, a ballroom, a library, billiards, a card room, a computer lab, and studios for ceramics, sewing, and aerobics, plus a cafe. Outside there is a resort-style pool and patio, tennis, pickleball, bocce, shuffleboard, basketball, horseshoe pits, and an eighteen hole putting green. Roughly fifty acres of lakes and waterways run through the community with walking and biking paths alongside them. The club calendar is resident-led and deep, which is what tends to keep people here rather than the buildings.
Is Province the same as The Preserve at Province II?
No, and the names cause confusion. You will see The Preserve at Province II marketed separately as newer construction in Maricopa. It is not the same community as Province, and the association, dues, and amenity access may not be the same either. If a listing carries Province in the name, confirm which association actually governs the address before you write. This is the kind of thing that is simple to check up front and expensive to discover during your inspection period.
Where is Maricopa, and how far is it from Phoenix?
Maricopa is a city of roughly seventy thousand in Pinal County, about thirty two miles south of Phoenix. Province sits on Province Parkway in the 85138 ZIP. Practically, that means everyday errands are handled inside Maricopa, with grocery stores, restaurants, and a Banner medical facility close by, but a trip to Sky Harbor or into the East Valley is a real drive rather than a quick hop. Plan on that being part of the decision rather than a detail.
Is Province still building new homes?
Meritage has been the builder since 2008 and the community has been filling in steadily, which means the mix of new construction versus resale shifts over time. Rather than quote a number that goes stale, I would rather pull current availability for you. If new construction matters to you, tell me and I will find out where things actually stand this week, including whether the remaining inventory is in the sections you would want.
How does Province compare to a 55+ community in the East Valley?
Honestly, it comes down to price against distance. Province delivers a guard-gated community with lakes, a large clubhouse, and a deep club calendar at Pinal County prices, and comparable amenity packages in Chandler or Gilbert cost meaningfully more for the same square footage. That gap is real and it holds up over a long retirement. What you trade is proximity. Family in Gilbert, appointments in Scottsdale, or frequent flights out of Sky Harbor all get harder from Maricopa. If your life is going to be centered in Maricopa, the value case is strong. If you will be driving north several times a week, run that math before you fall for the clubhouse.
Every community out here offers something a little different, so the real question is which one fits the way you want to live. Buyers weighing Province usually compare it against the East Valley on price, and against CantaMia on amenities, since both are lake communities with a large village center. The other Pinal County option is Sun City Anthem at Merrill Ranch in Florence, a Del Webb community making the same trade of distance for price, though it sits southeast of the metro rather than south.
Four guides that line up with what actually decides a Province purchase: lakes, clubhouse depth, and whether the value gap justifies the drive.
Tell me whether you want a lake lot, a newer Meritage build, or the shortest walk to the clubhouse, and whether the drive north is going to be part of your week. Those answers narrow 2,214 homesites down fast.
