Westbrook Village is a master-planned 40+ active adult community on roughly two square miles in Peoria, Arizona, just north of the original Sun City. It was developed by UDC (Universal Development and Construction) between 1982 and 1993, with 3,910 homes spread across 44 individual neighborhoods. UDC is no longer in business, which means there is no new construction here. Everything trades as resale, and that is part of the appeal for buyers who want established homes, mature trees, and pricing that tends to sit below the newer 55+ communities further west.
The community is built around two 18-hole golf courses and two large recreation centers, plus a separate Fine Arts and Learning Center. Residents on either side of the community have full access to all amenities at both centers through one HOA membership. That is something I always point out to buyers, because it means you are not locked into one clubhouse based on where your home sits.
One of the things that sets Westbrook Village apart is the age eligibility. It is a 40+ community, not 55+ like most active adult neighborhoods in the area. That makes it one of the few options for pre-retirement buyers, snowbirds in their 40s, or couples where one spouse is younger than 55. Pricing in Westbrook Village covers a wide range depending on home type, neighborhood, lot, and condition. Condos and smaller patio homes typically sit at the lower end, while larger single-family homes on the golf course reach the top. Westbrook Village is built around two recreation centers and two golf courses, often called Phase 1 and Phase 2. They have a slightly different feel, and buyers usually have a preference once they understand the differences.
The Lakes is the original side of Westbrook Village. The Lakes Recreation Center was the first clubhouse built, and the Lakes Course opened in 1983. The Vistas is the newer side, with the Vistas Course opening in 1990. Homes on this side tend to be slightly newer, and the layouts often reflect early 1990s preferences, including more open floor plans and larger primary suites in some models.
The Vistas Recreation Center has a ballroom, fitness center with cardio and strength equipment, ceramics, stained glass, and needle arts studios, plus a near-Olympic size pool with spa, tennis courts, bocce, and a pickleball complex with a center stadium court. The Vistas Course is a 6,400-yard par-72 desert links style course, which plays differently than the Lakes and tends to attract a different kind of golfer.
One important note. Even though the two sides have separate recreation centers and golf courses, residents have full access to both through one HOA membership. You can swim at the Lakes in the morning, take a ceramics class at the Vistas in the afternoon, and play either course whenever you like.
Because Westbrook Village was built across 44 different neighborhoods over more than a decade, there is real variety in home styles. Here are the main categories I walk buyers through.
A small share of Westbrook Village inventory. Typically two bedrooms, two or two and a half baths, with a balcony or patio. Often a fit for snowbirds and second-home buyers who want lock-and-leave simplicity. Some buildings have their own pool in addition to the main recreation centers.
Attached single-level homes scattered through the community. Usually two bedrooms, two baths, and an attached two-car garage. Many of these enclaves have their own small pool and a separate sub-association fee that covers exterior and yard maintenance, which is worth understanding before you buy.
The largest category. Detached single-level homes on individual lots, often with two-car or three-car garages, two to three bedrooms, and a full backyard. Lot sizes vary, and golf course frontage is available in select neighborhoods at a premium.
A note on HOA fees. Fees vary depending on what you buy. All homeowners pay the main Westbrook Village Association dues, but condos and patio home enclaves typically pay an additional sub-association fee for exterior and landscape maintenance. Arrowhead Towne Center is a couple of miles away, the Peoria Sports Complex hosts spring training for the Padres and Mariners, and Lake Pleasant Regional Park is a short drive north for boating and fishing. Sky Harbor International Airport is roughly 30 minutes away in normal traffic.
