A gated 55+ Shea Homes community tucked into the Sonoran foothills of north Peoria, with two resort clubs, a Gary Panks championship golf course, and one of the most distinctive architectural feels in the West Valley.
Shea Homes' 55+ active adult community in north Peoria, set inside the larger Vistancia master plan and surrounded by Sonoran Desert.
Trilogy at Vistancia is one of the most recognizable 55+ communities in the West Valley, and it has a feel all its own. It is a gated, age-restricted neighborhood built by Shea Homes, set in the desert foothills of north Peoria, Arizona, and woven into the larger Vistancia master-planned community alongside the all-ages Village at Vistancia and the private Blackstone Country Club.
Construction started in 2004 and continued in phases for nearly two decades. The original section, built around the Kiva Club and the Trilogy golf course, has a more Tuscan and Spanish architectural feel. The newer Trilogy West section, built around the Mita Club, leans more contemporary. Shea sold the final new homes here in 2023, so today Trilogy at Vistancia trades as resale, with a steady mix of well-maintained primary homes and second homes coming to market.
What sets Trilogy apart from other West Valley 55+ communities is the lifestyle structure. The two resort clubs and a long list of amenities are included as part of regular HOA dues, and the golf course is a daily-fee public course rather than a private club. That means residents pay for golf as they play it instead of carrying a country club membership, which is a real difference in how this community is priced and lived in compared to some neighbors.
If you're relocating, our active adult relocation guide covers the geography lesson that sometimes catches buyers off guard: Trilogy sits about 35 to 40 driving miles from downtown Phoenix, farther than communities like Sun City Grand or PebbleCreek, and that distance shapes everything from medical access to airport runs.
Home prices at Trilogy at Vistancia cover a wide range depending on collection, lot, and how recently the home has been updated. Smaller Natura homes typically sit at the lower end, while larger Vita Collection homes on premium lots reach the top. For current numbers, see the average sold price and average list price in the market snapshot below, which I refresh every month.
Trilogy at Vistancia is split into two sections, and they have a different look and feel. Buyers usually have a clear preference once they understand the differences. This is one of the first things I walk clients through.
The original section of Trilogy at Vistancia, built around the 35,000 square foot Kiva Club and the Gary Panks-designed golf course. Architecture leans Tuscan and Spanish, with tile roofs, stucco exteriors, and warm earth tones. Streets are mature, landscaping is established, and many homes back to the golf course, washes, or open desert.
This is the section to look at if you want a more traditional Southwest feel, the option of a golf course lot, or proximity to the Kiva Club's indoor lap pool, Alvea Spa, and Cafe Solaz.
The newer section, annexed by Shea in 2015 and built out around the Mita Club. Architecture is more contemporary, with cleaner lines, flatter rooflines, and several Mid-Century Modern influenced elevations. There are no golf course lots on this side, but some homes back to desert washes or open space.
This is the section to look at if you want newer construction, a more modern aesthetic, or proximity to the Mita Club's outdoor resort pool, culinary studio, and the Shallow Well outdoor cantina.
One important note. Even though the two sides have separate gates and clubhouses, residents have full access to both clubs, both pools, and all amenities through one HOA membership. You are not locked into one side.
Shea built homes here in phases over nearly two decades, so there are quite a few floor plans in resale circulation. The plans we see most often are organized into three collections.
Right-sized homes from roughly 1,438 to 2,259 sq ft. Often a fit for downsizers and second-home buyers who want manageable square footage.
Mid-size plans from roughly 1,867 to 2,193 sq ft. Several offer optional casitas, which are popular with buyers who host long-term guests or want a private space for a hobby room or office.
Trilogy's largest single-family floor plans, from roughly 2,164 to 3,096 sq ft. Often the choice for buyers who want a guest suite, a dedicated home office, or more entertaining space.

A snapshot of what's waiting for you inside the gates.
The original 35,000 square foot resort club. Includes an indoor lap pool, an outdoor resort pool, a state-of-the-art fitness center, aerobics and yoga studios, locker rooms, billiards, a library, hobby studios, the Alvea Spa, and Cafe Solaz for casual dining.
The 17,000 square foot newer club built around indoor and outdoor connection. Features a resort-style outdoor pool, a large fitness center, a movement and yoga studio, the Culinary Studio, the Artisan Craft Studio, the Marketplace cafe, and the Shallow Well outdoor cantina.
An 18-hole, par-72 championship course designed by Gary Panks, playing up to 7,291 yards, which earned 5 stars in Golf Digest's 2008-09 Places to Play. The course is a daily-fee public course, so residents pay as they play instead of carrying a country club membership. V's Taproom anchors the golf clubhouse with food and drinks.
Six tennis courts, four lighted at Kiva and two at Mita, plus four dedicated pickleball courts and bocce courts, with active leagues and clubs for each. The HOA plans to add more pickleball courts by August 2028.
Trilogy connects to the 3.5-mile Discovery Trail that winds through the broader Vistancia master plan, plus access to surrounding desert preserves and views toward the Bradshaw and White Tank Mountains. Lake Pleasant Regional Park is about 25 to 35 minutes away for boating and shoreline hiking.
Everyday shopping is close by, with Safeway and Walgreens about 2 miles away and Super Target about 6 miles. Loop 303 is a few minutes away, which puts North Scottsdale, downtown Phoenix, and Sky Harbor Airport within reasonable reach. North Peoria Emergency Center is about 8 miles away, and Banner Del E. Webb Medical Center and Abrazo Arrowhead Campus are each about 14 miles.

Straight answers to the questions buyers and sellers ask me most about Trilogy at Vistancia, grouped by topic.
The average sold price in Trilogy at Vistancia was $697,000 last month, across 9 closed sales. With so few sales, one large Vita home or one small Natura home can move the average a lot, so I always look at the plan, side, and lot before I talk about a fair price.
Trilogy at Vistancia homes that sold last month averaged $305 per square foot, and homes for sale right now average $327. Asking prices usually start above where homes close, so that gap is normal.
Homes that sold in Trilogy at Vistancia last month took an average of 127 days on market. Homes for sale right now have been listed an average of 66 days. Well-priced homes in good condition often go much faster.
Trilogy at Vistancia homes sold for an average of 98.1% of list price last month. Most buyers negotiate a little, but the right home at the right price can still draw a full-price offer.
Trilogy at Vistancia has 4.8 months of inventory at the pace of the last 6 months, which points to a balanced market. Buyers have choices, and well-priced homes still sell.
Trilogy at Vistancia has 63 active listings right now, with 12 more under contract. You can browse the active listings on this page, and I am happy to narrow them down by side, collection, or lot.
9 homes closed in Trilogy at Vistancia last month. Sales rise and fall with the seasons, so the 12-month pattern gives a better picture than any single month.
The highest Trilogy at Vistancia sale last month was $985,000. The highest active listing right now is $1,249,000.
The average list price for Trilogy at Vistancia homes for sale right now is $684,750. Compare it with the average sold price in the market snapshot above to see where the market really is.
Trilogy at Vistancia homes for sale right now average 2,074 square feet, with about 2.2 bedrooms and 2.4 baths. Homes that sold last month averaged 2,258 square feet.
Trilogy at Vistancia prices move with the mix of homes that close each month, and with only 9 sales last month, one month does not make a trend. Last month's average sold price was $697,000, and homes for sale right now average $684,750. I update these numbers every month.
March was the busiest month for Trilogy at Vistancia closings over the last 12 months, with 28 sales. September was the slowest, with 7, which fits the usual pattern of busy winters and quiet summers.
12 Trilogy at Vistancia homes are under contract right now, with an average list price of $818,141. Pending sales are an early read on where prices are heading over the next month or two.
Trilogy at Vistancia's average days on market is pulled up by a few long listings. Of the homes sold last month, 2 sold within 30 days, 3 took 31 to 90 days, 2 took 91 to 180 days, 1 took 181 to 365 days, and 1 took more than a year. Price and condition usually explain the difference.
Trilogy at Vistancia pricing covers a wide range. Smaller Natura plans typically sit at the lower end, while larger Vita Collection homes on premium lots reach the top. Updated homes, owned solar, golf course views, and newer Mita-side homes all push prices higher. For what homes are actually selling for right now, see the average sold price and average list price in the market snapshot above, which I refresh every month.
Trilogy at Vistancia is a 55+ active adult community. At least one resident in each home must be 55 or older, no one under 18 may live there, and guests under 18 may stay no more than 90 days in a 12-month period. The board can make limited exceptions within the federal 80% rule, so I confirm the current rules with the HOA before we write an offer.
Yes, you can buy in Trilogy at Vistancia if you are under 55, because the rules cover who lives in the home, not who holds title. To live there, the household needs a resident 55 or older or a written board exception, and no one under 18 can live in the home.
Trilogy at Vistancia buyers pay a one-time Reserve Fund Fee at closing, a capital contribution tied to the annual assessment, plus a resale disclosure fee. Amounts change with each budget, so I confirm every fee on the resale disclosure for the specific home before closing.
Selling a Trilogy at Vistancia home comes with a capped association fee: Arizona law (A.R.S. 33-1806) limits what the association can charge a seller for resale disclosure and transfer services at $400, plus up to $100 for a rush and $50 for an update. Sellers also cover commission, which is negotiable, and dues are prorated at closing. Arizona has no real estate transfer tax.
You can request a free, no-obligation estimate for your Trilogy at Vistancia home through our home value page. For a more precise number, I walk through the home and compare it with recent sales of the same plan and side.
Yes, you can rent out a Trilogy at Vistancia home with a 30-day minimum lease. The owner submits the lease and an age verification for the renters, and the tenant cannot move in until the board approves. While the home is leased, the amenity cards go to the tenants.
Yes, furnished homes come up in Trilogy at Vistancia, and they can be a great fit for seasonal buyers who want to arrive with a suitcase and start enjoying Arizona. Know exactly what is included, because furniture, artwork, TVs, patio furniture, and even kitchen items are not always part of the sale. Get a detailed inventory in writing so there are no surprises at closing, look at the condition of the pieces, and make sure you are not paying a premium for things you do not want. A turnkey home is a real convenience, but only if it is good value.
Trilogy at Vistancia is resale only now, so buying new means looking at Ridgecrest, Shea's separate, smaller 55+ community in Northpointe at Vistancia. I recommend touring both before you decide. New construction lets you pick finishes, get an updated design, and possibly use builder incentives. A Trilogy resale can be the better value once you count the landscaping, window coverings, patio upgrades, and other extras the first owner already paid for, and some sit on lots that are simply not available new. Compare the total cost, not just the price. If you visit Ridgecrest, bring your own agent on the very first visit so someone is looking out for you.
For Trilogy at Vistancia resales, I focus buyers on the roof and the HVAC system first, especially on the Kiva side, where homes date back to 2004. Those are the two biggest replacement costs. Ask the seller for the age of each, and plan your offer around what you learn.
Some Trilogy at Vistancia homes have solar, and owners can add it through the association's design review. Arizona law (A.R.S. 33-1816) does not let an HOA ban solar, though it can set reasonable placement rules. If a home has solar, I always ask whether it is owned or leased.
Yes, Trilogy at Vistancia is a gated, limited-access community, with separate gates for the Kiva side and the Mita side. No interior street connects the two sides, so residents drive between them on Vistancia Parkway.
Shea Homes built Trilogy at Vistancia starting around 2004 and sold out in 2023, so every home now trades as resale. Shea is still building nearby at Ridgecrest, its separate, smaller gated 55+ community in Northpointe at Vistancia.
Trilogy at Vistancia HOA dues are billed quarterly and are among the higher dues for West Valley 55+ communities, because the two resort clubs and a long list of amenities are included. The Vistancia master association fee is collected inside the Trilogy dues, not billed separately. There is also a one-time Reserve Fund Fee at closing, and golf is separate. For the full breakdown, see our Trilogy at Vistancia HOA fees guide. Figures move with each annual budget, so I confirm current numbers for any home you consider.
No, Trilogy at Vistancia owners do not get a separate master association bill. The Vistancia Maintenance Corporation's share is collected as part of the Trilogy dues and passed along by the association.
Trilogy at Vistancia is inside the original Vistancia Community Facilities District, formed by the City of Peoria in 2002 to pay for water and sewer infrastructure. Its bonds reached final maturity in July 2026, and the district does not expect to levy future taxes for that debt, but a small operations levy could remain. Check the current tax bill for the home you are considering.
Property taxes in Trilogy at Vistancia vary by the home's limited value, whether it is a primary residence, and the combined rate for the year. Always check the actual bill on the Maricopa County Treasurer's site for the home you are considering, and I am happy to pull it for you.
Trilogy at Vistancia has about 3,300 homes. Shea built it in phases between 2004 and 2023.
Almost all Trilogy at Vistancia homes are single-level, but not every one. A few plans were offered with a loft, so I confirm the layout of any home before you tour.
Yes, some Trilogy at Vistancia homes have a casita, which works well for long-term guests, a hobby room, or an office. Several Veritas plans offered one as an option.
No, RV garages are not part of the Trilogy at Vistancia home mix. If you travel by RV, plan on off-site storage.
Yes, Trilogy at Vistancia has golf course lots, all on the Kiva side, since the Mita side has none. Views and privacy vary by hole, so I like to walk the lot with buyers. You can browse Trilogy at Vistancia golf course homes.
Views in Trilogy at Vistancia depend on the lot. Some homes look toward the mountains or open desert and others have no view at all, so tell me early if views matter to you.
Private pools are not common in Trilogy at Vistancia, but they are available. You can browse Trilogy at Vistancia homes with a private pool.
Yes, the Natura Collection is the smaller line in Trilogy at Vistancia, and later phases added other compact plans. These are the homes I start with for buyers who want less to maintain.
The Kiva Club is Trilogy at Vistancia's original resort club. It has an indoor lap pool, an outdoor resort pool, a fitness center, aerobics and yoga studios, locker rooms, billiards, a library, hobby studios, the Alvea Spa, and Cafe Solaz.
No, spa treatments at Trilogy at Vistancia's Alvea Spa are paid separately. The spa sits at the Kiva Club and is also open to the public.
Trilogy at Vistancia has 2 fitness centers, one at Kiva and one at Mita, and 3 pools: the Kiva indoor lap pool, the Kiva outdoor resort pool, and the Mita outdoor resort pool.
Trilogy at Vistancia has 6 tennis courts, four lighted courts at Kiva and two at Mita, plus 4 dedicated pickleball courts. From October through April, two of the tennis courts are shared for pickleball, and the HOA has announced plans to add more pickleball courts by August 2028.
Yes, Trilogy at Vistancia has more than 40 member-led clubs, covering everything from art, bocce, and hiking to pickleball, tennis, and wine.
Trilogy at Vistancia residents can use Vistancia's shared master amenities, like the 3.5-mile Discovery Trail. The Mountain Vista Club and Foothills Center belong to the Village at Vistancia, not Trilogy, and Trilogy's own clubs are Kiva and Mita.
No, the Kiva and Mita clubs are Trilogy at Vistancia association amenities behind the Trilogy gates. The golf course, Alvea Spa, and V's Taproom are open to the public, and other Vistancia residents get a 10% discount on public golf rates.
Yes, golf carts are allowed on Trilogy at Vistancia's private streets, with rules. The association's rules call for electric carts that are registered and insured, a driver with a valid license, and no driving on sidewalks.
Yes, pets are allowed in Trilogy at Vistancia. Pets other than assistance animals are not allowed in the Kiva Club, the Alvea Spa, or the sports facilities, and there is a Dog Lover's Club for residents.
Lake Pleasant Regional Park is about 16 miles from Trilogy at Vistancia, roughly 25 to 35 minutes to the main entrance, for boating and shoreline hiking.
The Trilogy Golf Club at Vistancia was designed by Gary Panks. It is an 18-hole, par-72 course that plays up to 7,291 yards, and it is a public daily-fee course. It earned 5 stars in Golf Digest's 2008-09 Places to Play guide.
Golf at Trilogy at Vistancia is pay as you play, not a country club membership. Residents get 20% off public rates, book 14 days ahead, and can buy annual or flex passes, and none of it is part of HOA dues. Whether that is a plus depends on how often you golf, which I always talk through honestly with golfers.
Trilogy at Vistancia sits in the foothills of north Peoria, about 35 to 40 driving miles from downtown Phoenix, just north of Loop 303. Safeway and Walgreens are about 2 miles away, and Lake Pleasant is about 25 to 35 minutes away. The trade-off is that you are farther from central Phoenix than communities like Sun City Grand or PebbleCreek, which matters if you plan to head into the city often.
The closest grocery store to Trilogy at Vistancia is Safeway at Vistancia Marketplace, about 2 miles away. Super Target at Happy Valley and Lake Pleasant is about 6 miles, and Fry's Marketplace on Lone Mountain Parkway is also nearby.
Trilogy at Vistancia is about 8 miles from North Peoria Emergency Center. Banner Del E. Webb Medical Center in Sun City West and Abrazo Arrowhead Campus in Glendale are each about 14 miles away.
Trilogy at Vistancia is about 42 miles from Phoenix Sky Harbor International Airport, drive time should be 45 to 60 minutes without traffic, using Loop 303 and I-17. Plan on longer at rush hour.
Trilogy at Vistancia sits just north of Loop 303, a short drive from the gates. I-17 is about 13 miles away.
Trilogy at Vistancia, Trilogy at Encanterra, and Trilogy at Power Ranch are all Shea Homes Trilogy communities in the Phoenix area, but they are set up differently. Encanterra in Queen Creek is a country club community with private golf and a separate club membership. Vistancia has its clubs included in HOA dues and a public daily-fee golf course. Location matters too, since Vistancia is in the northwest Valley and Encanterra and Power Ranch are in the southeast Valley.
Trilogy at Vistancia and PebbleCreek are both 55+ golf communities in the West Valley, built by different builders. Trilogy is a gated Shea Homes community in north Peoria with one 18-hole Gary Panks course and two resort clubs, Kiva and Mita. PebbleCreek is a Robson community in Goodyear with staffed gates and 3 golf courses: 18 holes at Eagle's Nest and 36 at Tuscany Falls. Trilogy sits farther from central Phoenix, and PebbleCreek is closer to I-10. Seeing both in person is the best way to choose.
Trilogy at Vistancia and Westbrook Village are both 55+ communities in Peoria, but they are different in age and setup. Trilogy is a gated Shea Homes community in the north Peoria foothills, built from 2004 to 2023, with about 3,300 homes, two resort clubs, and one public 18-hole course. Westbrook Village has about 3,910 homes, two recreation centers, an RV lot, and two 18-hole courses run by a member-owned golf club that is open to the public. Touring both will show you which fits your plans.
