Welcome to The Grand

Del Webb's third Phoenix-area active adult community, built from 1996 through 2005, with the final homes closing in 2006 and a lower 45+ age policy that sets it apart from most West Valley 55+ neighborhoods.

Sun City Grand is a 45+ community, not 55+, and that is usually the first thing I clarify for buyers who assume every Del Webb community works the same way.

Sun City Grand, now branded simply as The Grand, sits on 4,000 acres in Surprise just north of Bell Road, with 9,550 homes plus 252 La Solana condos. The community was Del Webb's most ambitious West Valley build, designed from day one as a resort-first community with four championship courses (Cimarron, Desert Springs, and the 36-hole Granite Falls complex), four recreation centers (Palm Center, Village Center, the Adobe Complex, and Cimarron Center), and on-property dining at Maple & Rye and Angela's Kitchen.

The 45+ age policy is one of the things that makes The Grand stand out. Most active adult communities in the area require at least one resident to be 55. Here the recorded CC&Rs require that at least 85 percent of occupied homes have a resident 55 or older, which leaves room for buyers as young as 45. That opens the door for pre-retirement professionals, snowbirds, and couples with one spouse still working, though the under-55 slots are limited and the association manages them.

Life here moves at whatever pace you choose. Grand Learning at Chaparral Center offers ongoing classes, Miller Massage at Cimarron Center offers massage services, and the 65+ chartered clubs cover almost every interest you can think of, from woodworking to billiards to softball. Streets are golf-cart friendly, and most amenities are reachable from your driveway in a four-seater.

Home prices cover a wide range, from La Solana condos up past $1 million for golf course estate homes. For current numbers, see the average sold price and average list price in the market snapshot below, which I refresh every month. Inventory has been deep enough through 2026 to give buyers real choice.

Most of the buyers I work with at The Grand are relocating from out of state, often from California, the Pacific Northwest, or the Midwest. If that's you, our guide to active adult living in the West Valley is a good companion read alongside this page. It covers the practical questions that come up before a tour: HOA structures, summer logistics, and how 55+ communities here actually compare to what you may have toured in Florida or the Carolinas.

The Questions Buyers Ask Me About The Grand

You will see this community listed as both 55+ and 45+, and both are accurate. In about two minutes I explain why, what the annual assessment actually covers, and the one-time fee due at closing that is worth discussing before you write an offer.

Popular Sun City Grand Floor Plans

Del Webb built more than 50 floor plans across The Grand's two phases of development. Here are the most common ones our buyers ask about, organized by series.

Classic Series

Single-family homes from 1,120 to 1,814 sq ft. Great for buyers who want manageable square footage with room for a den or guest room.

Estate Series

The Grand's largest single-family homes, from 2,439 to 3,388 sq ft. Built for buyers who want luxury finishes, larger lots, and often golf course or premium views.

Cottage Series & Garden Villas

Attached and lock-and-leave style homes from 1,097 to 1,392 sq ft. Ideal for snowbirds and buyers who want a low-maintenance footprint.

A snapshot of what is waiting for you here.

Championship Golf

Four courses designed for every skill level: Cimarron, Desert Springs, and the 36-hole Granite Falls complex (North and South). Golf-cart-friendly streets connect homes directly to fairways.

Four Recreation Centers

Palm Center, Village Center, the Adobe Complex, and Cimarron Center anchor community life, with fitness centers and pools at Adobe and Cimarron, an indoor walking track at Adobe, Grand Learning classes at Chaparral Center, and Miller Massage at Cimarron.

Pickleball & Tennis

22 pickleball courts, 11 tennis courts, plus softball, bocce, and lawn bowling. The pickleball scene at The Grand is one of the most active in the West Valley.

65+ Chartered Clubs

Woodworking, ceramics, billiards, hiking, photography, dance, music, computer, gardening, and dozens more. Grand Learning adds ongoing classes and workshops.

On-Property Dining

Maple & Rye at Granite Falls and Angela's Kitchen are the community's go-to spots, both walkable or golf-cart-accessible from most neighborhoods.

Healthcare & Convenience

Banner Del E. Webb Medical Center is minutes away. Banner Boswell, urgent care, grocery, and shopping are all within a short drive of every Grand neighborhood.

Where Sun City Grand Sits in Surprise

Sun City Grand covers roughly 4,000 acres in the northern part of Surprise, north of Bell Road. The western and northern edge of the community runs along State Route 303, the Estrella Freeway, and the northeastern boundary follows Grand Avenue. Those two roads are the practical answer to most questions buyers ask me about getting around from here.

State Route 303 is the newer of the two and the one most residents use for anything that involves crossing the Valley. It runs south toward Interstate 10 and the Goodyear and Litchfield Park corridor, and north toward the connection with Interstate 17. Grand Avenue is the older diagonal route, heading southeast through Peoria and Glendale toward central Phoenix. Having both at the edge of the community is a quieter advantage of this location than the amenity list suggests, because you are not funneled onto one road when traffic backs up.

Surprise has grown considerably since The Grand was built between 1996 and 2005. Retail and services along Bell Road have filled in, and Banner Del E. Webb Medical Center is close enough that most residents treat it as their default hospital. For buyers in this age group that tends to matter more than anything else on a list of features, and it is worth seeing in person rather than taking my word for it.

The thing to understand about the West Valley generally is that it is spread out. If you are relocating from a denser metro, plan on driving more than you are used to, and test the drive to whatever you actually do often, whether that is a specific doctor, the airport, or family on the other side of town. I usually suggest clients make at least one weekday afternoon drive before they commit, because Phoenix traffic patterns are not obvious from a map.

Sun City Grand FAQs

Straight answers to the questions buyers and sellers ask me most about Sun City Grand, grouped by topic.

Market and Prices

What is the average sold price in Sun City Grand right now?

The average sold price in Sun City Grand was $499,000 last month, across 27 closed sales. That is an average, so a handful of golf course or Estate Series sales can pull it up, and condos pull it down.

What is the price per square foot in Sun City Grand?

Sun City Grand homes that sold last month averaged $249 per square foot, and homes for sale right now average $263. The gap between the two is normal, because asking prices usually start higher than where homes close.

How long does it take to sell a home in Sun City Grand?

Homes that sold in Sun City Grand last month took an average of 90 days on market. Homes priced right and in good condition often go much faster, while dated or overpriced homes sit. If you are selling, pricing in the first two weeks matters more than anything else you do.

Do homes in Sun City Grand sell for asking price?

Sun City Grand homes sold for an average of 97.2% of list price last month, and 33% sold at or above asking. So most buyers are negotiating something, but well-priced homes still draw full-price offers. I check the recent sales for that floor plan before we decide on an offer.

Is Sun City Grand a buyer's or seller's market?

Sun City Grand has 4.4 months of inventory at the pace of the last 6 months, which is a balanced market. Buyers have real choice right now, and sellers need to price carefully.

How many homes are for sale in Sun City Grand right now?

Sun City Grand has 190 active listings right now, with 24 more already under contract. You can browse the active listings on this page, and I am happy to narrow them down by floor plan, lot, or budget.

How many homes sold in Sun City Grand last month?

27 homes closed in Sun City Grand last month. Sales slow in late summer and pick up as winter visitors return, so one month is only part of the picture.

What is the most expensive home that sold in Sun City Grand recently?

The highest Sun City Grand sale last month was $920,000. The highest active listing right now is $1,495,000.

What is the average list price in Sun City Grand?

The average list price for Sun City Grand homes for sale right now is $470,790. Compare it with the average sold price in the market snapshot above to see where the market really is.

What size are homes in Sun City Grand?

Sun City Grand homes for sale right now average 1,778 square feet, with about 2.2 bedrooms and 2.1 baths. Homes that sold last month averaged 2,009 square feet. Sizes range from condos at La Solana up to large Estate Series homes, so there is something for most downsizers.

Are Sun City Grand home prices going up or down?

Over the last 12 months, Sun City Grand homes averaged about $508,000 sold against about $521,000 listed. Last month's average sold price was $499,000, a bit under that 12-month figure. That points to a steady market with some softening, not a sharp drop, and I update this every month.

What month do the most homes sell in Sun City Grand?

March was the busiest month for Sun City Grand closings over the last 12 months, with 65 sales, and spring is usually strongest. The slowest months closed around 29 sales. Buyers often find more room to negotiate in summer, and sellers usually see the most traffic from January through April.

How much room is there to negotiate on a Sun City Grand home?

In Sun City Grand last month, 6 homes sold for under 95% of list, 5 sold between 95% and 98%, 7 sold between 98% and 100%, and 8 sold between 100% and 102%. Only 1 went above that. There is room, but it depends on the home. Updated homes on good lots rarely discount much.

How many Sun City Grand homes are under contract right now?

24 Sun City Grand homes are under contract right now, with an average list price of $469,561. Pending sales are a good early read on where prices are heading, since they close over the next month or two.

What does a typical Sun City Grand home cost?

Sun City Grand prices cover a wide range, from La Solana condos up to golf course Estate Series homes that can top $1 million. For a reliable starting point, use the average sold price and average list price in the market snapshot above, which I refresh every month. Cottage Series and smaller Classic Series homes typically run $300,000 to $400,000, Premier Series homes land in the $400,000 to $700,000 range, and Estate Series homes often sit between $600,000 and $1 million depending on location and upgrades.

Buying and Selling

What's the minimum age to live in Sun City Grand?

Sun City Grand allows buyers as young as 45, which is unusual for the West Valley. The community's recorded CC&Rs follow the 85/15 rule: at least 85 percent of occupied homes must have a resident 55 or older, so the under-55 slots are limited and the association manages them. Once someone 45 or older qualifies, a spouse or partner 19 or older can live there as well. If you are under 55, tell me early and I will confirm availability with the association before we write an offer.

Can I buy a home in Sun City Grand if I'm under 55?

Yes, you can buy in Sun City Grand if you are under 55, as long as a resident is at least 45. Because of the 85/15 rule explained above, those under-55 slots are limited. I confirm with the association before we write an offer so there are no surprises at closing.

Can someone under 45 own a home in Sun City Grand?

Sun City Grand's age rules are about who lives in the home: a resident must be 45 or older, and a spouse or partner 19 or older can live with them. Situations like inheriting a home or buying for a parent come up, and the details depend on the association. Ask me and I will confirm the current rules with Sun City Grand before you commit.

What are the one-time fees when buying in Sun City Grand?

Buyers in Sun City Grand pay $5,400 in one-time fees at closing: the $5,000 CARE (Community and Resident Enhancement) fee, a $130 resale disclosure fee, a $100 transfer fee, and a $170 Architectural Review Committee fee. The ARC fee is not charged on La Solana condos.

Who pays the CARE fee, and can it be waived?

Sun City Grand lists the $5,000 CARE fee as a buyer fee, though the CC&Rs allow buyer and seller to split it, so it can be negotiated. There is a one-time waiver for anyone who owned a home in The Grand before January 1, 2008 and still owns one when buying another. Certain inheritance and estate-planning transfers are also exempt.

What does it cost to sell a home in Sun City Grand?

Selling in Sun City Grand involves the usual costs: broker commission, which is negotiable, plus title and escrow. By local custom the seller pays the owner's title policy and escrow fees are split. Arizona has no real estate transfer tax. The association's $130 disclosure and $100 transfer fees are listed as buyer fees, but the contract decides who pays.

How do I get a free home value estimate for my Sun City Grand home?

You can request a free, no-obligation estimate for your Sun City Grand home through our home value page. For a more precise number, I walk through the home myself and compare it with recent sales of the same floor plan and lot type.

Can I rent out my Sun City Grand home?

Yes, you can rent out a Sun City Grand home, with limits. Leases must run at least 30 days, the home must be leased in its entirety, and the association requires proof that the lessee is 45 or older. That rules out short-term vacation rentals, but seasonal and longer leases work well.

Can I rent out the casita at a Sun City Grand home?

No. Sun City Grand's CC&Rs define a detached guest suite as an Ancillary Unit rather than a separate dwelling, so it cannot be sold or leased on its own. Homes may be leased only in their entirety, leases must run at least 30 days, and the association requires proof that a lessee is 45 or older.

Are all Sun City Grand homes resales?

Yes, every home in Sun City Grand is a resale. Del Webb built the community from 1996 through 2005, with the final homes closing in 2006, so there is no new construction from the builder. That means you are buying an established home, and the condition and updates vary a lot from one house to the next.

What should I look for in a Sun City Grand home inspection?

For Sun City Grand homes built between 1996 and 2005, I focus buyers on the roof and the HVAC system first. Many homes are on original or older equipment, and those are the two biggest costs to replace. Ask the seller for the age of each, and plan your offer around what you learn.

Do Sun City Grand homes have solar?

Some Sun City Grand homes have solar, and owners can add it with Architectural Review Committee approval. Arizona law does not let an HOA ban solar, but The Grand has placement rules, such as keeping panels in the least visible spot that still works well. If a home has solar, I always ask whether it is owned or leased, because that affects the sale.

Are there condos in Sun City Grand?

Yes, Sun City Grand has 252 condos at La Solana, alongside about 9,550 single-family homes. La Solana has its own condominium association with monthly dues on top of the community assessment, so I always pull the current dues before we write an offer. Check the active listings on this page for current condo prices.

Fees and Taxes

What are the HOA fees in Sun City Grand?

Sun City Grand uses a single annual assessment of $1,976 for July 2026 through June 2027, about $165 a month. Buyers also pay $5,400 in one-time fees at closing, which includes the $5,000 CARE fee, though owners who bought in The Grand before 2008 get a one-time CARE waiver. La Solana condos have additional dues, and golf is separate. For the full breakdown, see our Sun City Grand HOA fees guide.

What does the Sun City Grand annual assessment include?

The Sun City Grand annual assessment of $1,976 for 2026-27 supports the amenities and community operations, and it includes up to two activity cards per household. Golf is not included and is paid separately.

Do some Sun City Grand neighborhoods have a second HOA fee?

A few Sun City Grand homes do pay more. La Solana condos have their own condominium association dues. Courtyard homes pay a $777 annual Maintained Property fee, and Garden Villa homes pay $721, which covers front-yard landscaping and monthly pest treatment. Most single-family homes pay only the annual assessment.

How much are property taxes in Sun City Grand?

Property taxes in Sun City Grand vary by home, but as an estimate, a home with a limited property value around $317,000 works out to roughly $2,400 to $2,600 a year, including the street light district charge. Larger homes and golf lots run higher. Always check the actual bill on the Maricopa County Treasurer's site for the home you are considering.

Do I pay extra for golf in Sun City Grand?

Yes, golf in Sun City Grand is separate from the annual assessment. For 2026, a Premium Pass is $5,430 per person with no round fees, and an Annual Pass is $1,548 per person plus round fees. The resident 18-hole peak rate is $55.

How much is an extra activity card in Sun City Grand?

An extra activity card in Sun City Grand costs one-half of the annual assessment and is good for one year. With the 2026-27 assessment at $1,976, that works out to $988. The assessment already includes up to two cards per household, so most couples do not need one.

Location and Comparisons

Where is Sun City Grand?

Is Sun City Grand the same as The Grand?

Yes, Sun City Grand is now known as The Grand. You will see both names on listings, signs, and the association's website, and they mean the same community.

How far is Sun City Grand from Phoenix Sky Harbor Airport?

Sun City Grand is about 40 miles from Phoenix Sky Harbor International Airport, about 55 minutes without traffic. The two main routes are Grand Avenue (US 60) to Loop 101 and I-10, or Loop 303 to I-10. Plan on longer at rush hour.

How is Sun City Grand different from Sun City and Sun City West?

Sun City (1960) and Sun City West (1978) are the original Del Webb communities, while Sun City Grand was built between 1996 and 2005, so the homes are much newer. Sun City Grand also allows residents from 45, while the other two are 55+. On golf, The Grand has four courses compared with eight association courses in Sun City and seven in Sun City West. My Sun City vs Sun City West comparison goes deeper on golf, clubs, and costs.

How does Sun City Grand compare to Sun City Festival?

Sun City Grand and Sun City Festival are both fantastic active adult communities with two pretty different lifestyles. Sun City Grand, now known as The Grand, is in Surprise, larger and more established, with mature landscaping, four golf courses, and a huge variety of clubs, close to shopping, restaurants, and medical care. Sun City Festival in Buckeye sits farther out near the White Tank Mountains, with newer homes and a quieter feel. If you want everything close by, The Grand is hard to beat. If you want newer homes and more breathing room, Sun City Festival may fit better.

How does Sun City Grand compare to Sun City West?

The biggest differences between Sun City Grand and Sun City West are the age of the homes and the overall feel. Sun City Grand has a resort-style atmosphere, newer homes, and four golf courses near Surprise shopping. Sun City West is larger and more established, with a wider range of home styles and prices. Neither is necessarily better. It comes down to how you picture spending your retirement.

Sun City Grand and PebbleCreek are probably the closest comparison in lifestyle. PebbleCreek is gated and Sun City Grand is not, and PebbleCreek has a slightly more upscale feel with some larger homes. Sun City Grand has four golf courses to PebbleCreek's two. Not your typical Manzanita! Reimagined with the main living area's interior walls removed, this home delivers an exceptional open great room anchored by a stunning electric fireplace. Enjoy 2 bedrooms, 2 baths, a full office, luxury vinyl flooring in the living areas, plantation shutters and windows replaced last year. The sleek kitchen shines with stainless steel appliances, a Solatube Skylight and automatic under-cabinet lighting. Retreat to a spacious primary suite with a granite-topped dual vanity and a custom shower pairing marble with white tile. Upscale hardware, exterior stone accents and stylish gray cabinetry in the two-car garage add polish. A private, north-facing backyard with mature landscaping completes this beautifully upgraded home. Open, elegant and anything but ordinary! Open, Artistic and Anything but Ordinary. Some homes offer a familiar floor plan. This one invites you to see it in an entirely new way. Reimagined with a beautifully open main living area, this two-bedroom, two-bathroom Manzanita with a dedicated office pairs striking design with practical upgrades and a landscaped outdoor retreat. The difference is in the way the home lives: how the rooms connect, how the light travels and how naturally it welcomes a gathering. An Open Floor Plan That Changes Everything. The defining transformation begins in the main living area, where interior dividing walls have been removed to create a remarkably open great room. Rather than moving between a series of separate spaces, you experience a broad, connected setting for relaxing, dining and gathering. Sightlines extend across the living and dining areas toward the kitchen, giving the home a sense of continuity that sets this Manzanita apart. The layout offers room for different activities without making them feel disconnected. Guests can settle near the fireplace while conversation continues around the dining table. A casual meal can transition into an evening with friends without everyone relocating to another room. For everyday living, the benefit is just as meaningful: the home feels inviting and easy to navigate, with space to arrange furnishings around the way you actually live. Light-toned luxury vinyl planks extend across the main living spaces, visually unifying the room and complementing the warm stonework. Large windows dressed in white plantation shutters introduce garden color and natural light. Soft neutral walls, touches of blue and a contemporary ceiling fan complete a setting that feels polished without becoming formal. The result is an open plan with warmth and character, not simply a large room. A Fireplace Wall with Presence The great room's signature feature is its striking linear electric fireplace, set into a floor-to-ceiling expanse of textured stone. Its elongated shape gives the room a strong horizontal focal point, while the stone adds depth and a warm, natural-looking palette. Floating wood shelves on either side provide opportunities to display favorite pieces without competing with the central feature. The effect is elegant and inviting. A Kitchen That Looks as Good as It Works The kitchen carries the home's updated aesthetic forward with white cabinetry, dark hardware, sleek gray countertops and a beautifully detailed herringbone-pattern backsplash. The contrast is clean and deliberate. Cabinet crown molding gives the upper cabinetry a finished appearance, while the backsplash introduces pattern without overwhelming the space. It is an inviting combination of brightness, texture and understated color. A generous peninsula defines the kitchen while keeping it connected to the adjoining breakfast area and the broader living space. Its long counter creates a useful surface for meal preparation, setting out refreshments or arranging dishes before serving. The sink faces outward, allowing the person in the kitchen to remain part of the conversation rather than turning away from it. A double-basin sink and high-arc faucet add practical function. Stainless steel appliances include a Whirlpool French-door refrigerator with a lower freezer drawer, a Samsung dishwasher, a range and a built-in microwave. The microwave is positioned above the range, keeping the countertops available for preparation and serving. Lighting is another thoughtful part of the kitchen's appeal. A Solatube brings daylight from above, complementing the room's recessed lighting. Under-cabinet lighting illuminates the counters and highlights the backsplash; at night, it comes on automatically as you enter the kitchen. It is a small everyday convenience with a lovely effect, giving the room a welcoming glow when you stop in for a glass of water or an evening snack. The adjacent breakfast area offers a comfortable spot for coffee, a casual meal or a game at the table. A high horizontal window brings in additional light, and the nearby sliding glass door provides a direct connection to the patio. There is also a separate dining area within the great room, allowing you to enjoy both an everyday eating space and a setting for more leisurely meals with company. A Dedicated Office Without Sacrificing a Bedroom With two bedrooms plus a full office, this home provides a place for work, planning or personal projects without turning the guest room into a workspace. Located off the main living area, the office features a shuttered window, luxury vinyl flooring and a contemporary ceiling fan. There is room for a substantial desk arrangement and storage furnishings, whether you envision a home office, reading room or creative space. A Primary Retreat with an Artistic Finish Beyond the gathering spaces, the spacious primary bedroom offers a place to create a restful retreat. Its adjoining bathroom delivers one of the home's most memorable design moments, combining crisp finishes with a shower that is truly a work of art. An expansive white vanity pairs two sinks with granite countertops, creating a generous shared space for daily routines. Dark faucets and cabinet hardware stand out against the lighter finishes, adding definition without visual clutter. A broad mirror stretches above the vanity, reflecting light and reinforcing the room's open feel. Contemporary horizontal vanity lighting and high windows add to the bright, composed atmosphere. Then there is the shower: a custom design centered on a dramatic marble feature wall whose flowing patterns resemble a piece of abstract art. Shades of gray, cream and charcoal create movement across the surface, framed by crisp white rectangular tile. The contrast lets the feature wall command attention while the surrounding tile keeps the overall look clean. A built-in bench, recessed niche and contrasting black shower fixtures bring everyday function to this beautiful space. The design lets one exceptional surface become the focal point. This is a primary bathroom with something new to appreciate each time you step inside. The second bedroom provides a comfortable setting for overnight visitors, with neutral carpeting, plantation shutters and mirrored closet doors. With a dedicated office and two bathrooms, the home balances shared living space with useful individual rooms. Updates That Connect the Whole Home Beyond its standout rooms, this home benefits from improvements that carry from one space to the next. All windows were replaced last year, and plantation shutters throughout provide a consistent, finished look. Their adjustable louvers let you tailor the light and privacy to the moment, whether you are welcoming the morning or settling in for the evening. Premium luxury vinyl flooring runs throughout the home outside the bedrooms, bringing continuity to the living areas, kitchen, office and baths. Its light wood-look finish complements everything from the fireplace stone to the white cabinetry. High-end hardware adds a coordinated finishing touch. Outdoor Living with Color, Texture and Breathing Room Step through the sliding glass door and the setting changes from an airy interior to a welcoming outdoor retreat. The paver patio extends beyond its covered portion, creating places to sit beneath the roof or gather under the open sky. A curved low wall defines the patio's edge, giving it a courtyard-like feeling while preserving the outlook across the landscaped yard. The patio has room to arrange both a dining spot and comfortable seating, making it an appealing extension of the home's gathering spaces. Bring breakfast outside, settle into a chair with a book or let dinner linger a little longer. The nearby kitchen makes serving convenient, and the covered section includes a ceiling fan for an additional outdoor comfort. Mature landscaping lends the backyard a welcome sense of privacy without enclosing it behind a solid wall. Established shrubs form a green backdrop, while brilliant bougainvillea adds saturated pink color. A tall sculptural cactus creates a striking vertical accent, and gravel ground cover allows the plants and patio to define the landscape. There is an appealing contrast between the garden's bold forms and the open space around them. The home's north/south orientation places the backyard to the north. The covered patio provides a sheltered place to enjoy the setting, while the open extension offers another way to experience the yard throughout the day. Together, they make outdoor living an inviting part of the home's appeal. Curb Appeal and a Garage with Style The exterior makes its own welcoming introduction with warm stucco, a tiled roof and decorative stone accents added three years ago. Stone frames the entry and accents the garage, bringing texture to the facade. A walkway leads toward the recessed front door, accompanied by landscape lighting, gravel beds, sculptural plants and curved edging. The presentation is distinctly desert-inspired, with an emphasis on shape and texture rather than a large lawn. The two-car garage continues the attention to detail with modern gray cabinetry. Tall storage cabinets offer an organized home for household supplies, tools and seasonal items, while a coordinated counter and drawer section creates a useful work surface. Clean-lined doors and sleek handles give this practical space a finished appearance that complements the improvements inside the home. A Familiar Plan, a Distinctly Different Experience Notice the texture of the fireplace wall, the glow beneath the kitchen cabinets, the movement in the shower's marble and the flowering landscape beyond the shutters. Then imagine the moments those details will surround: morning coffee, dinner with friends and a quiet evening on the patio. This is a Manzanita with a distinctive point of view, beautifully reimagined for the pleasures of being home.
