The Grand: Del Webb's premier 45+ resort community in the West Valley. Four golf courses, four recreation centers, and a lifestyle that lives up to the name.
Del Webb's third Phoenix-area active adult community, built from 1996 through 2005, with the final homes closing in 2006 and a lower 45+ age policy that sets it apart from most West Valley 55+ neighborhoods.
Sun City Grand, now branded simply as The Grand, sits on 4,000 acres in Surprise just north of Bell Road, with 9,550 homes plus 252 La Solana condos. The community was Del Webb's most ambitious West Valley build, designed from day one as a resort-first community with four championship courses (Cimarron, Desert Springs, and the 36-hole Granite Falls complex), four recreation centers (Palm Center, Village Center, the Adobe Complex, and Cimarron Center), and on-property dining at Maple & Rye and Angela's Kitchen.
The 45+ age policy is one of the things that makes The Grand stand out. Most active adult communities in the area require at least one resident to be 55. Here the recorded CC&Rs require that at least 85 percent of occupied homes have a resident 55 or older, which leaves room for buyers as young as 45. That opens the door for pre-retirement professionals, snowbirds, and couples with one spouse still working, though the under-55 slots are limited and the association manages them.
Life here moves at whatever pace you choose. Grand Learning at Chaparral Center offers ongoing classes, Miller Massage at Cimarron Center offers massage services, and the 65+ chartered clubs cover almost every interest you can think of, from woodworking to billiards to softball. Streets are golf-cart friendly, and most amenities are reachable from your driveway in a four-seater.
Home prices cover a wide range, from La Solana condos up past $1 million for golf course estate homes. For current numbers, see the average sold price and average list price in the market snapshot below, which I refresh every month. Inventory has been deep enough through 2026 to give buyers real choice.
Most of the buyers I work with at The Grand are relocating from out of state, often from California, the Pacific Northwest, or the Midwest. If that's you, our guide to active adult living in the West Valley is a good companion read alongside this page. It covers the practical questions that come up before a tour: HOA structures, summer logistics, and how 55+ communities here actually compare to what you may have toured in Florida or the Carolinas.
You will see this community listed as both 55+ and 45+, and both are accurate. In about two minutes I explain why, what the annual assessment actually covers, and the one-time fee due at closing that is worth discussing before you write an offer.
Del Webb built more than 50 floor plans across The Grand's two phases of development. Here are the most common ones our buyers ask about, organized by series.
Single-family homes from 1,120 to 1,814 sq ft. Great for buyers who want manageable square footage with room for a den or guest room.
Mid-size homes from 1,532 to 2,410 sq ft. The most diverse series in The Grand and home to several of the community's most popular floor plans.
The Grand's largest single-family homes, from 2,439 to 3,388 sq ft. Built for buyers who want luxury finishes, larger lots, and often golf course or premium views.
Attached and lock-and-leave style homes from 1,097 to 1,392 sq ft. Ideal for snowbirds and buyers who want a low-maintenance footprint.

A snapshot of what is waiting for you here.
Four courses designed for every skill level: Cimarron, Desert Springs, and the 36-hole Granite Falls complex (North and South). Golf-cart-friendly streets connect homes directly to fairways.
Palm Center, Village Center, the Adobe Complex, and Cimarron Center anchor community life, with fitness centers and pools at Adobe and Cimarron, an indoor walking track at Adobe, Grand Learning classes at Chaparral Center, and Miller Massage at Cimarron.
22 pickleball courts, 11 tennis courts, plus softball, bocce, and lawn bowling. The pickleball scene at The Grand is one of the most active in the West Valley.
Woodworking, ceramics, billiards, hiking, photography, dance, music, computer, gardening, and dozens more. Grand Learning adds ongoing classes and workshops.
Maple & Rye at Granite Falls and Angela's Kitchen are the community's go-to spots, both walkable or golf-cart-accessible from most neighborhoods.
Banner Del E. Webb Medical Center is minutes away. Banner Boswell, urgent care, grocery, and shopping are all within a short drive of every Grand neighborhood.
Sun City Grand covers roughly 4,000 acres in the northern part of Surprise, north of Bell Road. The western and northern edge of the community runs along State Route 303, the Estrella Freeway, and the northeastern boundary follows Grand Avenue. Those two roads are the practical answer to most questions buyers ask me about getting around from here.
State Route 303 is the newer of the two and the one most residents use for anything that involves crossing the Valley. It runs south toward Interstate 10 and the Goodyear and Litchfield Park corridor, and north toward the connection with Interstate 17. Grand Avenue is the older diagonal route, heading southeast through Peoria and Glendale toward central Phoenix. Having both at the edge of the community is a quieter advantage of this location than the amenity list suggests, because you are not funneled onto one road when traffic backs up.
Surprise has grown considerably since The Grand was built between 1996 and 2005. Retail and services along Bell Road have filled in, and Banner Del E. Webb Medical Center is close enough that most residents treat it as their default hospital. For buyers in this age group that tends to matter more than anything else on a list of features, and it is worth seeing in person rather than taking my word for it.
The thing to understand about the West Valley generally is that it is spread out. If you are relocating from a denser metro, plan on driving more than you are used to, and test the drive to whatever you actually do often, whether that is a specific doctor, the airport, or family on the other side of town. I usually suggest clients make at least one weekday afternoon drive before they commit, because Phoenix traffic patterns are not obvious from a map.

Straight answers to the questions buyers and sellers ask me most about Sun City Grand, grouped by topic.
The average sold price in Sun City Grand was $499,000 last month, across 27 closed sales. That is an average, so a handful of golf course or Estate Series sales can pull it up, and condos pull it down.
Sun City Grand homes that sold last month averaged $249 per square foot, and homes for sale right now average $263. The gap between the two is normal, because asking prices usually start higher than where homes close.
Homes that sold in Sun City Grand last month took an average of 90 days on market. Homes priced right and in good condition often go much faster, while dated or overpriced homes sit. If you are selling, pricing in the first two weeks matters more than anything else you do.
Sun City Grand homes sold for an average of 97.2% of list price last month, and 33% sold at or above asking. So most buyers are negotiating something, but well-priced homes still draw full-price offers. I check the recent sales for that floor plan before we decide on an offer.
Sun City Grand has 4.4 months of inventory at the pace of the last 6 months, which is a balanced market. Buyers have real choice right now, and sellers need to price carefully.
Sun City Grand has 190 active listings right now, with 24 more already under contract. You can browse the active listings on this page, and I am happy to narrow them down by floor plan, lot, or budget.
27 homes closed in Sun City Grand last month. Sales slow in late summer and pick up as winter visitors return, so one month is only part of the picture.
The highest Sun City Grand sale last month was $920,000. The highest active listing right now is $1,495,000.
The average list price for Sun City Grand homes for sale right now is $470,790. Compare it with the average sold price in the market snapshot above to see where the market really is.
Sun City Grand homes for sale right now average 1,778 square feet, with about 2.2 bedrooms and 2.1 baths. Homes that sold last month averaged 2,009 square feet. Sizes range from condos at La Solana up to large Estate Series homes, so there is something for most downsizers.
Over the last 12 months, Sun City Grand homes averaged about $508,000 sold against about $521,000 listed. Last month's average sold price was $499,000, a bit under that 12-month figure. That points to a steady market with some softening, not a sharp drop, and I update this every month.
March was the busiest month for Sun City Grand closings over the last 12 months, with 65 sales, and spring is usually strongest. The slowest months closed around 29 sales. Buyers often find more room to negotiate in summer, and sellers usually see the most traffic from January through April.
In Sun City Grand last month, 6 homes sold for under 95% of list, 5 sold between 95% and 98%, 7 sold between 98% and 100%, and 8 sold between 100% and 102%. Only 1 went above that. There is room, but it depends on the home. Updated homes on good lots rarely discount much.
24 Sun City Grand homes are under contract right now, with an average list price of $469,561. Pending sales are a good early read on where prices are heading, since they close over the next month or two.
Sun City Grand prices cover a wide range, from La Solana condos up to golf course Estate Series homes that can top $1 million. For a reliable starting point, use the average sold price and average list price in the market snapshot above, which I refresh every month. Cottage Series and smaller Classic Series homes typically run $300,000 to $400,000, Premier Series homes land in the $400,000 to $700,000 range, and Estate Series homes often sit between $600,000 and $1 million depending on location and upgrades.
Sun City Grand allows buyers as young as 45, which is unusual for the West Valley. The community's recorded CC&Rs follow the 85/15 rule: at least 85 percent of occupied homes must have a resident 55 or older, so the under-55 slots are limited and the association manages them. Once someone 45 or older qualifies, a spouse or partner 19 or older can live there as well. If you are under 55, tell me early and I will confirm availability with the association before we write an offer.
Yes, you can buy in Sun City Grand if you are under 55, as long as a resident is at least 45. Because of the 85/15 rule explained above, those under-55 slots are limited. I confirm with the association before we write an offer so there are no surprises at closing.
Sun City Grand's age rules are about who lives in the home: a resident must be 45 or older, and a spouse or partner 19 or older can live with them. Situations like inheriting a home or buying for a parent come up, and the details depend on the association. Ask me and I will confirm the current rules with Sun City Grand before you commit.
Buyers in Sun City Grand pay $5,400 in one-time fees at closing: the $5,000 CARE (Community and Resident Enhancement) fee, a $130 resale disclosure fee, a $100 transfer fee, and a $170 Architectural Review Committee fee. The ARC fee is not charged on La Solana condos.
Sun City Grand lists the $5,000 CARE fee as a buyer fee, though the CC&Rs allow buyer and seller to split it, so it can be negotiated. There is a one-time waiver for anyone who owned a home in The Grand before January 1, 2008 and still owns one when buying another. Certain inheritance and estate-planning transfers are also exempt.
Selling in Sun City Grand involves the usual costs: broker commission, which is negotiable, plus title and escrow. By local custom the seller pays the owner's title policy and escrow fees are split. Arizona has no real estate transfer tax. The association's $130 disclosure and $100 transfer fees are listed as buyer fees, but the contract decides who pays.
You can request a free, no-obligation estimate for your Sun City Grand home through our home value page. For a more precise number, I walk through the home myself and compare it with recent sales of the same floor plan and lot type.
Yes, you can rent out a Sun City Grand home, with limits. Leases must run at least 30 days, the home must be leased in its entirety, and the association requires proof that the lessee is 45 or older. That rules out short-term vacation rentals, but seasonal and longer leases work well.
No. Sun City Grand's CC&Rs define a detached guest suite as an Ancillary Unit rather than a separate dwelling, so it cannot be sold or leased on its own. Homes may be leased only in their entirety, leases must run at least 30 days, and the association requires proof that a lessee is 45 or older.
Yes, every home in Sun City Grand is a resale. Del Webb built the community from 1996 through 2005, with the final homes closing in 2006, so there is no new construction from the builder. That means you are buying an established home, and the condition and updates vary a lot from one house to the next.
For Sun City Grand homes built between 1996 and 2005, I focus buyers on the roof and the HVAC system first. Many homes are on original or older equipment, and those are the two biggest costs to replace. Ask the seller for the age of each, and plan your offer around what you learn.
Some Sun City Grand homes have solar, and owners can add it with Architectural Review Committee approval. Arizona law does not let an HOA ban solar, but The Grand has placement rules, such as keeping panels in the least visible spot that still works well. If a home has solar, I always ask whether it is owned or leased, because that affects the sale.
Yes, Sun City Grand has 252 condos at La Solana, alongside about 9,550 single-family homes. La Solana has its own condominium association with monthly dues on top of the community assessment, so I always pull the current dues before we write an offer. Check the active listings on this page for current condo prices.
Sun City Grand uses a single annual assessment of $1,976 for July 2026 through June 2027, about $165 a month. Buyers also pay $5,400 in one-time fees at closing, which includes the $5,000 CARE fee, though owners who bought in The Grand before 2008 get a one-time CARE waiver. La Solana condos have additional dues, and golf is separate. For the full breakdown, see our Sun City Grand HOA fees guide.
The Sun City Grand annual assessment of $1,976 for 2026-27 supports the amenities and community operations, and it includes up to two activity cards per household. Golf is not included and is paid separately.
A few Sun City Grand homes do pay more. La Solana condos have their own condominium association dues. Courtyard homes pay a $777 annual Maintained Property fee, and Garden Villa homes pay $721, which covers front-yard landscaping and monthly pest treatment. Most single-family homes pay only the annual assessment.
Property taxes in Sun City Grand vary by home, but as an estimate, a home with a limited property value around $317,000 works out to roughly $2,400 to $2,600 a year, including the street light district charge. Larger homes and golf lots run higher. Always check the actual bill on the Maricopa County Treasurer's site for the home you are considering.
Yes, golf in Sun City Grand is separate from the annual assessment. For 2026, a Premium Pass is $5,430 per person with no round fees, and an Annual Pass is $1,548 per person plus round fees. The resident 18-hole peak rate is $55.
An extra activity card in Sun City Grand costs one-half of the annual assessment and is good for one year. With the 2026-27 assessment at $1,976, that works out to $988. The assessment already includes up to two cards per household, so most couples do not need one.
Del Webb built more than 50 floor plans in Sun City Grand across five series (Classic, Cottage, Estate, Garden Villas, Premier), plus the La Solana condos. Our floor plan library has the most popular ones with photos and details.
Yes, some Sun City Grand homes have casitas, which work well for guests or a live-in caregiver. RV garages are not something you will find here, so if you need RV storage, plan on an off-site lot. You can browse Sun City Grand homes with a casita.
Yes, Sun City Grand has plenty of golf course lots along its four courses. They usually sell for more, and the views and privacy vary a lot by hole and orientation. You can browse Sun City Grand golf course homes, and I am happy to walk the lot with you.
Mountain views in Sun City Grand depend on the lot. Some homes look toward the White Tank Mountains and others toward the Bradshaws, while many interior lots have no view at all. If views matter to you, tell me early so we focus on the right streets.
Del Webb built Sun City Grand from 1996 through 2005, with the final homes closing in 2006. It was Del Webb's third Phoenix-area active adult community, after Sun City and Sun City West.
Private pools are not common in Sun City Grand, but they are available. You can browse Sun City Grand homes with a private pool.
Sun City Grand has four recreation centers: Palm Center, home to the Welcome Center and association offices; Village Center, with Sonoran Plaza, Chaparral Center, and the club buildings; the Adobe Complex, with a fitness center and pools; and Cimarron Center, with ballrooms, a fitness center and pool, the pickleball courts, and Miller Massage.
Sun City Grand has more than 65 chartered clubs, covering woodworking, ceramics, billiards, hiking, photography, dance, music, gardening, and much more. Grand Learning adds classes and workshops at Chaparral Center.
Yes, Sun City Grand has two fitness centers, at Adobe and Cimarron, open 5 AM to 9 PM on weekdays and 7 AM to 9 PM on weekends. Adobe has an indoor walking track. There are four pools and three hot tubs, including an indoor pool at Adobe. The Cimarron pool is for ages 16 and up.
Yes, Sun City Grand has 22 pickleball courts, all at Cimarron Center, for residents only. There are also 11 tennis courts and 8 bocce courts behind the Adobe pools.
Sun City Grand has four championship courses: Cimarron, Desert Springs, Granite Falls North, and Granite Falls South. All four were designed by Billy Casper and Greg Nash.
Yes, Sun City Grand is a golf cart community. Carts on the street must be street legal, with lights and turn signals, plus insured and registered like a car. Every street in The Grand is posted at 25 or 35 mph, so carts can use all of them. Busy roads like Grand Avenue and Loop 303 are off-limits.
Banner Del E. Webb Medical Center is the closest hospital to Sun City Grand, and most residents treat it as their default. Banner Boswell and urgent care options are also a short drive.
Sun City Grand residents have plenty of nearby options along Bell Road. Fry's Marketplace and Sam's Club are about 2.5 miles away, and Safeway is about 3 miles, roughly 6 to 7 minutes by car. Walmart, Sprouts, ALDI, WinCo, and Costco are all close, along with Target and Lowe's at Surprise Marketplace.
Yes, grandchildren can visit Sun City Grand. The rule is that no one under 19 may stay overnight more than 90 days in any 365-day period.
Yes, Sun City Grand is a pet-friendly community. Standard household pets are welcome, and many residents walk their dogs on the community's trails daily. Specific rules on pet count and breed are set by the community association, so I always recommend checking with the association before buying if you have specific pet needs.
Sun City Grand is in Surprise, Arizona, north of Bell Road, on roughly 4,000 acres. State Route 303 runs along its western and northern edge, and Grand Avenue follows the northeast side.
Yes, Sun City Grand is now known as The Grand. You will see both names on listings, signs, and the association's website, and they mean the same community.
Sun City Grand is about 40 miles from Phoenix Sky Harbor International Airport, about 55 minutes without traffic. The two main routes are Grand Avenue (US 60) to Loop 101 and I-10, or Loop 303 to I-10. Plan on longer at rush hour.
Sun City (1960) and Sun City West (1978) are the original Del Webb communities, while Sun City Grand was built between 1996 and 2005, so the homes are much newer. Sun City Grand also allows residents from 45, while the other two are 55+. On golf, The Grand has four courses compared with eight association courses in Sun City and seven in Sun City West. My Sun City vs Sun City West comparison goes deeper on golf, clubs, and costs.
Sun City Grand and Sun City Festival are both fantastic active adult communities with two pretty different lifestyles. Sun City Grand, now known as The Grand, is in Surprise, larger and more established, with mature landscaping, four golf courses, and a huge variety of clubs, close to shopping, restaurants, and medical care. Sun City Festival in Buckeye sits farther out near the White Tank Mountains, with newer homes and a quieter feel. If you want everything close by, The Grand is hard to beat. If you want newer homes and more breathing room, Sun City Festival may fit better.
The biggest differences between Sun City Grand and Sun City West are the age of the homes and the overall feel. Sun City Grand has a resort-style atmosphere, newer homes, and four golf courses near Surprise shopping. Sun City West is larger and more established, with a wider range of home styles and prices. Neither is necessarily better. It comes down to how you picture spending your retirement.
Sun City Grand and PebbleCreek are probably the closest comparison in lifestyle. PebbleCreek is gated and Sun City Grand is not, and PebbleCreek has a slightly more upscale feel with some larger homes. Sun City Grand has four golf courses to PebbleCreek's two. Sun City Grand is in Surprise and PebbleCreek is in Goodyear, so where your family lives may decide it. Prices overlap, so compare what is available in both.
