RV Garage Homes · Wittmann, AZ
Wittmann is about as rural as the northwest Valley gets, where big lots, a real shop, and room for every rig you own are on the table, if you are ready for the distance. See what is available now, or start with the buyer's guide before you fall for a piece of land.
Wittmann is about as rural as the northwest Valley gets, which makes it a place where acreage, a big shop, and room for every rig you own are realistic, as long as you are ready for the distance.
Wittmann sits north of Surprise along Grand Avenue, out where the Valley starts giving way to open desert and ranch land. Parcels are large, zoning is rural, and there is little to no HOA presence, so this is one of the easier places to find genuine acreage with a detached shop and drive-through RV space. Properties here typically run their own well and septic.
The tradeoff is distance. Wittmann is a real drive from the rest of the Valley, so it tends to suit buyers who want land and quiet more than a short commute, or who simply have a lot of equipment to store and work on.
Out here the RV space is the land itself. Large lots make room for detached metal buildings, RV ports, covered parking, and drive-through access, usually without an HOA setting the rules. That freedom is the main reason buyers come this far north.
If you want to weigh similar rural options closer in, Waddell to the southwest and Surprise to the south sit nearer to town, and the far north end of Peoria toward Lake Pleasant offers larger lots without going quite as remote. And if the distance is the part you are still weighing, our metro-wide RV garage search lets you see what the same money buys closer in before you commit to coming this far north.
Here is the honest case on both sides of buying this far out.
Wittmann is where you can have the shop, the RV ports, the horses, and the room to work, all with minimal rules. For a buyer with a lot of equipment, that space is the entire point.
Land out here is generally more affordable per acre than closer in, so a big lot is within reach for more buyers.
The remoteness is real. Shopping, services, and work are a genuine drive, so this is a lifestyle that fits some buyers well and frustrates others. It is worth driving the commute before you decide.
A private well, a septic system, and sometimes a long private road or shared access all put more responsibility on the owner than a city lot does.
What I tell buyers considering Wittmann: the space is fantastic and the rules are few, but the distance is the thing people underestimate. Drive it to work and to the store a couple of times before you fall for a property. If the land is the dream and the commute does not scare you, this is hard to beat for the money.
A few things I look at with buyers comparing rural RV properties in Wittmann.
Drive-through and bay depth. Measure your rigs and plan for working room. The advantage out here is room for true drive-through access and multiple covered spaces, so use it.
Well, septic, and access. Confirm the water and waste systems and how you actually get to the property. Our guide on septic versus sewer covers the basics if rural systems are new to you.
Foundation and structure on rural homes. Rural and older homes deserve a close structural look. Our guide on foundation problems to watch for in Arizona covers the warning signs.
Zoning for animals and outbuildings. Rural zoning sets what you can build and how many animals you can keep. On county land that is the county's call, so we confirm it before you count on a shop or a barn.
The full inspection. Even out here, lean on a thorough inspection. Our inspection guide for Phoenix-area homes walks through what it should cover.
Is Wittmann a good place for RV and horse property?
Yes, if you want space and do not mind the distance. Wittmann is rural, with large lots, relaxed zoning, and little HOA presence, so acreage with a detached shop, RV ports, and room for horses is common. Most properties run their own well and septic.
How far is Wittmann from Phoenix?
It is a real drive. Wittmann sits well north of Surprise along Grand Avenue, so a daily commute into central Phoenix is long. Buyers usually come here because they want land and quiet more than a short drive, so we always suggest testing the commute first.
Do Wittmann properties have wells and septic?
Most rural ones do. Out this far you are generally on a private well and a septic system rather than city utilities, which is normal for the area but means more upkeep on the owner. We make sure you understand both before you buy.
What size RV garage do I need?
Measure your rigs, then plan for room to work. A travel trailer fits a 30 foot bay; a Class A usually wants 40 to 50 feet and a tall door. The upside out here is space for drive-through access and more than one covered spot.
