RV Garage Homes · Tempe, AZ
Tempe is small, dense, and fully built-out, so a true RV garage is one of the harder things to find in the East Valley. Browse what is available, or read the buyer's guide first for where the rare deep-lot homes show up and when to look just outside the city.
Tempe is small, dense, and fully built-out, so true RV garage homes are rare here, and the honest answer is usually to look at the older deep lots or widen the search to the neighbors.
Tempe is landlocked between its neighbors and almost entirely built-out, with the university, older established neighborhoods, and smaller lots defining much of the city. That makes it a lively, central place to live, but it also makes a true enclosed RV garage one of the harder things to find in the East Valley.
When RV space does appear in Tempe, it is usually an older home with a deeper lot and an RV gate rather than a purpose-built bay. If RV room is a firm requirement, it is often worth looking just outside the city.
Your best odds in Tempe are older neighborhoods where a deeper lot allows an RV gate and a parking pad. Purpose-built RV garages are uncommon because so little new construction happens here, and most lots are modest in size.
If an enclosed RV bay or more room is the priority, neighboring Mesa and Chandler have considerably more to offer, and the broader Phoenix market widens the field further. Given how little turns up in Tempe, most buyers end up searching wider, and our metro-wide RV garage search is the fastest way to do that without opening a page per city.
Here is the honest case on both sides in a city this built-out.
Tempe puts you in the middle of everything, close to the university, the airport, freeways, and downtown Phoenix, which is hard to match elsewhere in the Valley. An older home with a deep lot can offer a surprising amount of room.
If a gate and a pad is all you need, a well-located Tempe home can work without moving farther out.
The honest reality is that RV garage homes are scarce in Tempe, so you may need patience or a willingness to look at the neighbors. A saved search helps you act quickly when one lists.
Older homes can carry older systems, so the inspection carries more weight here than on a newer build.
One honest note for Tempe buyers: if a true enclosed RV garage is the goal, Tempe is one of the tougher cities for it, simply because it is built-out with smaller, older lots. We can watch for the rare deep-lot home here, but I will usually widen the search to Mesa or Chandler so you are not waiting indefinitely.
A few things I look at with buyers comparing RV options in Tempe.
Gate or true garage. Most Tempe RV space is an RV gate and a pad rather than an enclosed garage, so confirm exactly what a listing offers.
Lot depth and access. For an open setup, make sure the lot depth and gate width actually fit your rig with room to maneuver, since older streets can be tight.
Electrical capacity. Older homes sometimes have panels that need attention, especially if you want to power tools or a cooled space. Our guide on electrical panel problems an inspection can flag is useful here.
Foundation and structure. On older Tempe homes, structure deserves a close look. Our guide on foundation problems to watch for in Arizona covers the signs.
The full inspection. Lean on a thorough inspection for any older home. Our Phoenix home inspection guide walks through what it should cover.
Are there RV garage homes in Tempe?
Not many. Tempe is small, dense, and built-out with mostly older, modest lots, so true enclosed RV garages are rare. What you do find is usually an older home with a deeper lot and an RV gate. If RV space is essential, it is often worth looking just outside the city.
Why are RV garage homes so rare in Tempe?
It comes down to land. Tempe is landlocked and almost fully developed, with little new construction and smaller lots, so there is simply not much room for purpose-built RV garages. Newer cities and the East Valley growth areas have far more.
Where should I look instead?
Mesa and Chandler, right next door, both have more RV-friendly homes, including enclosed bays in newer neighborhoods. The wider Phoenix market opens up even more. We can set a search that covers Tempe and those areas together so you see every good option.
What size RV garage do I need?
Measure the rig first, then add room to maneuver. A travel trailer fits a 30 foot bay; a Class A usually needs 40 to 50 feet and a tall door. On Tempe's older, tighter lots, the approach and gate width matter as much as the garage.
